This is a great spot for dry RV parking, located not far from 70 in a beautiful colorful canyon in Gypsum. The Colorado River rushes by just steps away from where you'd park and connect to power. There are several tables, a firepit, and an outdoor kitchen that is currently in progress but will eventually have a woodfire stove for making pizzas and a sink. So right now there's water and power (30amp) and no bathrooms. The river is pretty neat so you can bring your own kayaks or fish or hike nearby. I met Gerry who was a nice man, and felt safe here. The highland cows are so cute! You can see in the photos, you are in close vicinity to the Host's house, the cow pasture, and the river, but it still feels peaceful and tucked away. Good spot if your RV is self contained.

A very quiet and peaceful campsite. The host was friendly and helpful. There are five or six sites located right along the Colorado River. I expected the campsite to be a little bit more excluded from the other sites, i.e., more private, but all in all it was very peaceful and enjoyable.
Wow! What a great weekend of relaxing by the fire, enjoying the river and taking in a little of rancher life. Jerry and Nancy were wonderful host; letting us enjoy every aspect of their property. Our kids loved petting and feeding the amimals while we were enjoying the stunning veiws and fishing the Upper Colorado. It seemed like fully booked the ranch could get too busy with extra guest in the cabins on sites that are pretty close together but that wasn't the case for us, it was peacful and fun. My kids are still talking about Jerry and his tractor. We would stay here again in the future.
We really loved this place. Nancy and Gerry are wonderful!
The land is pretty flat and the electric hook up works well.
Gerry offered to have our daughter feed the horses. 5 days later, she is still talking about it.
Thanks again Nancy and Gerry!
The property was beautiful right on the Colorado River. The barn animals were so much fun to watch. Scottish Highlander cows, two horses (one a pony). Saw a Golden Eagle and geese with babies. My favorite was Elan, a corgi, who I wanted to bring home. I want to keep this place a secret.

We were the only ones there so we had a lot of privacy. I think it would be quite cramped if all 6 sites were occupied. We were right by the Colorado River, we interacted with the animals, and thoroughly enjoyed our stay!
Nancy and Jerry have turned their camp for families with troubled children into a HipCamp location with limited visitors during COVID-19.
With only 1 of 6 sites occupied, you have the riverbank, picnic and cooking area to yourself, with water and electrical hook ups.
Lots to explore in area, especially Alamo Creek (ask Jerry)
RV sites are very open, with some trees, close to other buildings (not woodsy) but 10 ‘ from the river
Nancy and Jerry are gracious and fascinating people. Wish we’d had more time to get to know them
this is a lovely spot. just the 13 mile drive leading up to the property is well worth the trip. once you arrive you’ll find a peaceful friendly environment
only issue is poor wifi reception. we were in the middle of booking our next spots and it wasn’t great to have to hangout on the owners porch for reception. but not a big deal either.
