Overall we had a great experience. Although I wish I would have done my homework on the property , I would have preferred a more secluded site .The host was awesome and the ride into Phoenixville was short and sweet .

Lovely little site
Lovely little site not too far from the street but still private enough. Unfortunately, the weather was rather bad during my stay there but I think in summer you could fully enjoy the potential this site offers with the little river flowing in front of you and the possibility to light a campfire. Richard was very friendly and directions to the site were very clear. The toilet isn't that far from the campsite.

Great spot
For our first camping trip it was great ! Richard helped us find the perfect secluded creek side camp spot and his wife even helped us with our tent. It felt safe, and with having a nearby bathroom/kitchen it was convenient. Highly recommend. Oh and farm fresh eggs for breakfeast is a must!

Richard's place was easy to find, a short bike ride (~15 min) from central Phoenixville. It was nice to camp next to the little creek, to make a fire, and to have access to a bathroom and drinking water. Will definitely book again next time I bike through Phoenixville.

My son, nephew and I had a fantastic time camping at Theo's Creek Homestead. They spent every minute they could wading through the creek, riding on the zipline and playing on the little car coaster toy. We had several thunderstorms roll through, but that only added to our fun experience! Would definitely recommend.

Perfect Oasis
This is the perfect place to camp. It's close enough to everything that if you need anything (or wing it - because you just need a break from everyday life) you have access to what you need - and yet it is a complete relaxing oasis. The spot is gorgeous and the owners are so cool! They are friendly and accommodating and really allowed us the ability to unwind and enjoy a piece their beautiful property. We fell asleep to the sounds of the creek and frogs - They offer the ability to add on fresh eggs from their chickens and a small charcoal grill. The mornings we heard a woodpecker and watched the birds fly in and out. Plus our dogs loved every minute! We could spend hours telling you how awesome to this place is!

The spot next to the creek was great! We slept comfortably through the night -- so well that we woke up a bit past when we were hoping for! Richard was understanding and sold us some eggs and let us figure out breakfast before sending us off. Definitely would be back!

Took my 3 and 5 year old camping for the first time - we all loved it. Rick's site combines a feeling of seclusion with access to a bathroom and plenty of things for the kids to do. Would absolutely do it again.

Camping with toddlers
Theo's creek was a lovely place to stay with 2 toddlers. The hosts graciously let us use all the fun toys and the zip line. Not to mention the hours of fun in the creek. Having access to a bathroom and the ability to "Add-on" some firewood made camping that much easier.

Richard and his wife were very friendly-they responded quickly to messages and were very hospitable. Even though the site is close to grocery stores etc, it has the feel of seclusion and privacy. Sleeping to the sound of the creek was very peaceful. Access to the bathroom was nice. Leashed dog friendly. Saw a deer about 20 feet away in the morning. We will definitely be returning.

Beautiful spot by creek
Richard’s land on Theo’s creek was a really special spot for our boys. They loved playing along the creek, on the zip line, swings, and running around in the field. Richard’s family was very welcoming. We really appreciated access to the bathroom and other amenities - it made our first family camping trip a great experience. Loved going to sleep to the night sounds of nature.

Theo’s spot was amazing! We camped right by the creek which was very soothing to fall asleep to and beautiful. The directions to the spot were clear and easy to follow and ricks family brought down firewood and s’mores kits for us which was very kind. His property is beautiful!

Hammocks welcome here!
Richard was a great host. I wanted to test out some of my hammock camping equipment and Richard helped point me to some great spots. Very accommodating and a great place. The only complaint were the dogs that were barking late into the night, but other than that I had a great time.

Richard was so communicative and helpful! He had an issue that day with the showers and expressed how sorry he was and then made it up for us by offering a smores kit and firewood and it turned out to be just fine! We felt like we were on our own even though his house was right there. We had the entire creek area to ourselves and it was a great place to stay before visiting Valley Forge the next day! Highly recommend!

Perfect for a quick getaway
We really enjoyed our stay this weekend. We picked the spot near the creek and it was perfect. We saw deer, a heron, and a a hawk while there.
My kids loved being able to visit with the chickens and learn more about keeping them.
The weather wasn't as cooperative, so having a restroom was great. We are used to "roughing it" but sometimes you just need some indoor plumbing! :)
The host and family were wonderful and kind. Highly recommend.

Cute creekside camping w/ chickens!
Nice property with lots of options for camping. It’s not a farm with endless acres but a beautiful oasis very close to suburbs/small towns. Great gracious hosts. We loved their chicken eggs! Nice little bathroom/kitchenette/ screened in porch. I wish they had hot water in the shower but I made it through with a cold shower. You can’t pull your car right up to the campsite but pretty close. My 5yo enjoyed some of the play spaces on the property. Definitely recommend.

Richard was super personable. Met us to orient us for the site. Low key experience, perfect for a no stress father-son camping trip. Lulled to sleep by the creek with surprisingly few mosquitos. Dozen farm-raised eggs were a great bonus!

Wonderful
What a wonderful couple. More than accommodating! Beautiful property. We woke uo to a blue heron about 20ft from our tent. The sound of the water was relaxing. It was super nice having access to a bathroom and a kitchen. If we are ever back in this area, we would definitely stay again and reccomend others to do the same.

The Best.
The stream is very soothing, the wildlife is grounding, the Hosts are kind and considerate.
Rich even helped erect my tent. I would’ve been lost without his assistance.
