This is a large spot next to Gene’s property with great, easy access to the Verde River. You are in a rural neighborhood so not only do you have the river to lull you to sleep but you may hear cows, dogs and even a donkey every once in awhile. The spot is next to a road that is used by others taking advantage of the river but it is day use only so you do not get any road noise at night. There are plenty of cozy spots to pick on the property. If you have a trailer, you will need to do some leveling and backing up can be a bit tight. It is a great choice if you want to play in the Verde!

Otter limits was peaceful and the location was perfect. We had a small group with two travel trailers (15 ft and 19 ft) that fit perfectly in the space. Walking to the river access point was easy and we had great weather.

This is a special site nestled in a mesquite grove, and within walking distance of the Verde River. It butts up to National Forest lands, and has a scenic view down the road of cliff dwellings.
It is truly a space to relax and unwind with a sense of timelessness.

The Otterlimits was the perfect spot for us to regroup on our road trip. The mesquite grove lends to the peaceful atmosphere. The property itself, butts up to the National Forest, and is a short walk to the Verde River, and a floaters take out. On down the road is an amazing view of the river and rock formations, with a view of cliff dwellings and picnic tables. We thoroughly enjoyed our time here!

Very close to Verde Adventures Kayaker Pick-Up spot for Kayakers (walking distance), and not too far from Beasley Flats, (a few of minutes by car.)
Love the private property access to the river for OTTERLIMITS users only. (walking distance). Would recommend a 4WD if not walking to this part, it was rutty and muddy. You don't want to get stuck!
OTTERLIMITS had a big fire pit, big opening in the trees for Astronomy viewing, took my spotting scope, it was nice. Also used for birding, saw many gaggles of geese in formation flying south for the winter. There was plenty of kindling around to start a fire. Gene was a gracious host, offered some fire wood if we needed it. Loved the distant sounds of cows and coyotes in the background, and fall leaves in some areas. I highly recommend this spot. But don't go so late in the season like we did (Late October), unless properly prepared.
We did okay, but kept an eye on the forecast the entire month before leaving. We prepared for 47 degree weather as the low, but it got down to 34 degrees. Much lower than predicted. Think it had to do with being so close to the water, as opposed to the town of CAMP VERDE, and the fact that the recent monsoons still left many areas (especially by the river) extremely wet and muddy. We couldn't even get close to the river without walking thru about 30 feet of mud. Almost slipped about a dozen times. Would highly recommend going before the monsoons or weeks after to let it dry out.

This campsite was everything we hoped for and more! Tucked behind a secure gate and surrounded by trees, it offered plenty of shade, tons of privacy, and a peaceful vibe that made it easy to unwind from the start.
The location across from the river is stunning—you can hear the gentle flow of water from camp, and it’s just a short walk to dip your toes in or launch a kayak. Whether you’re into exploring or just relaxing, there’s no shortage of adventure here.
The hosts were incredible—so thoughtful and genuinely welcoming. You can tell they’ve put care into every aspect of the site. It felt like we had our own private retreat, yet with the added comfort of knowing someone kind and helpful was nearby if needed.
This spot is a total gem for anyone looking to disconnect, breathe in the fresh air, and enjoy the best parts of camping—without the crowds. Highly recommend and definitely planning to return!

We nestled our 20-foot camper here for the night and it was perfect! The site was adjacent to a National Forest and day use area (Beasley Flat) which made for a quiet and private night in the desert! It was also just a very short walk to the river where the dogs enjoyed a refreshing dip! We saw jackrabbit and my first quail siting - pretty sure it was a quail! The birds were lively during the day and the coyote at night - would definitely visit this site again! Thank you!

We loved the place, lots of space and privacy. Although it is a primitive place, a few steps further on there is a bathroom that you can use or bring your own like we did. They have a small grill that worked 100% for us, you just need charcoal and that's it.

This was a really good site for tent camping. There was a lot of flat area to put your tent. It was quiet at night and felt like a private space. It was a bit hard to find because we drove there at night but we got help to find it!

We loved camping on Gene’s land! It was so peaceful with beautiful views down the road. A great area with lots of space. Not a far drive from Sedona either. We would definitely recommend this location!

Loved this spot. just secluded enough to really enjoy your time. the ground was so soft, made sleeping very comfortable. plenty of space for my two dogs to walk around and the close (literally across the way) proximity of the river was very nice. you're about 20 minutes from town if you forgot and/or need something. you are technically in a residential area and next too a residence but it's very quiet and peaceful. the location of camp verde is smack in the middle. you can wake up early enough and take a 2.45 hr drive to the south rim of the grand canyon, 45 min drive to flagstaff, and prescott. you can do a lot of sightseeing at one of the many trails nearby or if you drive out, you have plenty to do. the night sky is amazing as well! Gene, it was great talking to you guys and maybe next time I'll take your offer on that drink!

Great experience! Great piece of land so close to fishing and floating spots 10 minute walks from site. We had a group of 15. Porta potty’s at the end of the road for public use. 20 minute drive from downtown and great exploring spots.
Owners were very hospitable and friendly! Highly recommended

Great site…we used as a launching pad for Fossil Creek, 25 min to the start of the 14 mile dirt road…was a little concerned about not having a toilet but there are porta potty’s at a recreation site about 2-3 walking down the road, felt private and serene

Kind and hospitable hosts. Really loved the location. We had some cows for neighbors, we loved it. (Y'all, do not not pet the cows. They aren't tame and they have calves). Not good for pets at this time due to foxtails...and maybe because of the cattle. Bring a camp toilet, privacy tent is a good idea, it is a kinda busy road during the day and there is a neighboring home that is occupied, but the river is just a short walk away, and you can hear it at night. Mindeleff Cavates are within walking distance...not sure how far but it was an easy walk to see them.

Gene is such a welcoming and kind soul. We needed a place to camp last minute and he was very responsive and helpful. He let us check out the area before we booked. He also gave us some firewood, and we had a great conversation with him. Highly recommend!! There is so much to do around the campsite (cave dwellings, petroglyphs, Verde river access), but sadly we had to leave the next day!

Fantastic place to camp! The area has lots of easy access to hiking trails, HOV roads, and the river is super close by. Great spot for families to camp or getting together with friends for a trip. Plenty of space to set up camp and trees for hammock set up. Love that they supply a charcoal grill and even put a couple pieces of firewood in the ring to get us started. Overall couldn’t have been happier with the site and the layout. Will definitely be back!

I loved camping on Genes land, it is very secluded and has an amazing view of the night sky! The perfect retreat to go hiking in red rock land during the day and have space to your self in the evening. The plot has a bunch of trees perfect for a hammock and several fire rings so you can have a fire close to where ever you decide to set up.
