There is also a lovely yoga studio and bollywood dance spot in addition to some other delightful gems in town. There is superb hiking nearby at Neversink Unique Area in Rock Hill. Also Bashakill trails (and conveniently a vineyard with tastings and events right nearby). Your'e also about 30 minutes away from super cute fun larger towns and attractions like New Paltz, Livingston Manor, and tons of incredible Catskill hiking and nature opportunities. NOTE! There's an excellent Farmers Market on Saturday's in Rock Hill from 10-1pm from June to September also. Come find us there! Two hours from NYC, close to skiing (hunter mountain/ Windham , Kaaterskill falls, Woodstock, Hudson, Saugerties. Book us and make Hudson Getaways your base station for all kinds of adventures. FAQ Is my rental secluded? Our property is 8 acres, exactly the same as seven football fields. From your private deck and the big window, you will not see any other houses as far as eyes can see. We added fence panels to make it even more private. We have attached a satellite picture of the property to give you a better idea. As required by zoning law, there is a larger cabin on the property. But it is far enough and visually isolated enough that you won't feel it's presence (at least from the feedback we got from other guests.) We are located in a rural hamlet and a mile down the road there is a tiny town with two cafes , two bars and two restaurants. But your place is one New York block distance away from the street towards tree filled uninhabited area, adding to the sense of seclusion. I have never been in a tiny house, what can I expect? The "tiny house nation" style tiny houses are around 144 to 250 sqft, ours is 144 sqft. So,we are on the "smaller" side. Our guests have commented that its actually does not feel cramped. You will have heating, AC, hot shower, flushing toilet, kitchenette for basic cooking, small fridge, queen bed etc. You also have a private deck and a private outdoor fireplace to make S'mores and to grill. Are pets allowed? We just require that they should never be left alone and peace pick up after them. Our cleaning company charges a pet fee. If you forgot to pay it or decided to bring a pet last minute, please leave the amount as a tip to the cleaners. That way the cleaners get to keep the money and then they won't report the pet to the cleaning company. This also saves us the hassle of going back and forth with the cleaning company, reviewing the camera footage and ultimately paying it out of our own pockets. Also, please keep in mind that the house is really small at 144 sqft which may be too cramped for some large dogs. I work from home, how is the WiFi? We have had multiple guests who worked from home during the pandemic. Our provider is spectrum (the monopoly in the area). Luckily, outages are very rare and get fixed promptly (you may have to restart the router). Speed is always good for multiple simultaneous video calls and movie streaming. Do you provide firewood? Not yet! You do not need firewood to heat the house. If you want to use the outdoor fireplace, look for 'Campwood' signs and buy from our neighbors.(Also @ Walmart, Stewart gas stations etc.) What about Towels-Soap-Linens-Hot water? Is there heating/cooling? Can we cook? Yes! Yes! Yes! and Yes!. Think of all the amenities a hotel provides plus a tiny kitchen. Hot plate, refrigerator, electric kettle, drip coffee, plates, cutlery - we have all that we could cram into the tiny space. Our guests use the outdoor fireplace for BBQ and smores! Can I check in early? or Check out late? No and Yes. Due to the super strict covid19 cleaning process, we can no longer offer early check in. However, we can offer late checkout up to an hour. Please inform us in advance so that the cleaning crew can adjust accordingly.

A marked trail to the site with trail markers for easy direction. This tiny house has solar powered WIFI and lights. This is not an insulated structure and during the winter months there is no running water. The outhouse is located about 50 feet from the tiny house. The space The Tiny House is located in a very private and remote location that sits next to thousands of acres of state land with beautiful hiking trails and access to the Neversink River. Guest access Private and easy parking with short hike down hill to the site if you are unable to drive directly to the site (NOTE: During the winter months all guests must park in the designated parking spot and hike to the site. You cannot drive as a result of the unpredictable weather) While the hike is short, some parts are steep, so please walk slowly and take your time. Driving to the site can only be done during the spring and summer months and requires a high clearance Truck, Jeep or SUV with all wheel drive or 4-Wheel Drive ONLY. Keypad on the front door for easy entry. Other details to note Unless you have an all wheel drive or four wheel drive vehicle, Please DO NOT drive or attempt to drive to the tiny house site. IF you decide to drive an all wheel drive or four wheel drive vehicle, it is at your own risk and the owners are not responsible for any damages. (NOTE: During the winter months all guests must park in the designated parking spot and hike to the site. You cannot drive as a result of the unpredictable weather) Please keep in mind the WIFI and lights are solar powered, therefore we cannot always guarantee its consistency. Please also note this site is off grid with a rain-catch water system, therefore we cannot guarantee there will always be running water. NOTE: PLEASE DO NOT DRINK THIS WATER. The outdoor shower has been updated with a hot water rain catch system. Please be conscious of your water usage, as the water for the shower is collected via a gutter system. If you run out of water in the shower you will need to wait for the next rainfall for it to collect and build back up. During the late fall and winter months, this site will be open to winter campers who come prepared with the necessities and truly know how to winter camp. There will be no running water during this time and the solar will not work as well as it does during the summer months. We recommend not using the electric during the daytime hours, as this helps conserve power for when you will need to use it at night. We DO NOT provide linens so please pack accordingly

Nearby towns (Kent, CT / Wassaic, NY) have awesome art, shopping and plenty of food options as well as easy access to the Appalachian trail and Macedonia state park. 15 minutes from the Wassaic metro north station, the cabin can be reach by taxi. NATURE CALLS There is an indoor sink in the kitchenette with potable water for brushing teeth, cooking, drinking and doing dishes. A BRAND NEW, custom built outhouse is just behind the cabin and solar heated water bags are available for bathing al fresco. The bags even have a hose and nozzle to keep it easy! LIGHTS OUT The full sized bed is in the loft. Sumptuous bedding ensures a good night sleep. Nothing but the sound of owls and an occasional coyote in the distance. Wake feeling refreshed and energized. Set at the back of 4 acres of land with a short uphill driveway, on a dead end road. This is the privacy you have been looking for. A large lawn area provides space for lawn games and lounging. The cabin itself is tucked under the trees providing a respite from the summer sun. Fully insulated to stay cooler in the summer and hold heat in the winter. Stone walls line the property, built ages ago to last. Behind the cabin a field, property of NYS DEC, gets visits by local wildlife - deer, turkey, even bears! Our guests will have access to our favorite hiking trail, where is the best place to watch the sunrise and sunset, picnic spots and sledding areas! This diverse 19 acre farm, with its 100 year old barn, is home to Huacaya alpacas, Babydoll sheep, German angora rabbits, ducks and a plethora of happy free-range chickens. A variety of lavender grows in the beautiful lavender field next to plots of sunflowers, zinnias, cosmos and others which are celebrated in festivals throughout the growing season and can be hand-cut for take-home arrangements, All of the lavender and cut flowers are New York State Grown And Certified. Jubilee Farms operates with an intentional emphasis on sustainability and recycling, No pesticides, only natural fertilizers, feed, and composting are used on the property. Jubilee Farms is a participant in Project Monarch, protecting habitat for pollinators and birds alike. The newly furnished Jubilee Tiny Glamping Cottage includes a cozy full size bed, twin daybed, a table and chairs for indoor dining and alpacas just outside the window. An outdoor lounge area to look out over the 15 acre hayfield, rolling hills and, in the distance, travelers along on their journeys. At night it is the perfect spot for stargazing. Enjoy the fragrant lavender field and visit with the alpacas and sheep or pull up a seat in the butterfly garden under the apple tree. As you wander, a chicken or two may join you on your stroll. If you’d like to get out and about for a hike, the Cobleskill Creek Trail is just 5 miles away. For a more challenging hike, Vroman’s Nose Hiking Trail is just 15 miles away and has spectacular views of Schoharie County. For subterranean fun, Howe Caverns is 10 mile away with guided tours daily. The National Baseball Hall of Fame and Museum is only 29 miles away in Cooperstown. Tickets must be secured in advance on their website. If you are looking for wineries, Middleburgh Winery is 12 miles away and offers tastings in their tasting room. The Hummingbird Hills Winery is 20 miles away in Fultonville and has tastings by appointment. More locally, Grapevine Farms in Cobleskill has its own wine cellar open daily for tastings, a gift shop and is open for lunch. And last, but not least, the best ice cream in the area, Little Deb’s is right down the road, featuring soft-serve, Perry’s ice cream and snacks. Because of all our animals, some that are free-ranging, we kindly ask that you leave your canine friends at home.
