Welcome, and thank you for considering camping with us. OneRiver Farm is 50 magical acres surrounded by 250 acres of public access land, in a beautiful mountain riverside setting, located in Lincoln, Vermont. We are centrally located to the best of all types of outdoor activities. There is a swimming hole and hiking on property with over a mile of mountain river and brook frontage, with countless private spots to choose from. The New Haven River offers one of the of the best collection of beautiful swimming holes in the state. There are also 3 separate alpine fields with mountain vistas to play in.
There are 7 beautiful and private walk-in sites, with 4-5 typically available for any given date. Each are 1-3 minute walks from parking area, and each with a private composting pit privy. Each site was laid out to provide a unique camping environment. Please read the site descriptions and see photos before booking. Three of the sites can be made into double or group sites upon request.
Please note that a 2 night stay is required, however feel free to message me requesting a one night stay and I will attempt to accommodate. However, in my opinion, 3 nights are really needed to slow down to Vermont time, if that’s your goal.

OneRiver Farm is located at the base of the mythical Lincoln Gap Road, a mile from the center of picturesque and beloved hamlet of Lincoln, Vermont. The location is 7 minutes to the Long Trail, and 20 minutes to more natural wonder and Vermont-ness that you could ever imagine. Just ask for recommendations!
Lincoln has been considered an epicenter of positive energy, community spirit, and a draw to spiritual practitioners and communities for hundreds of. years, and was reenergized in the 60s and 70s. These OneRiver fields have also hosted gatherings of native peoples for thousands of years. CAMP WOOD - There is camp fire wood available in $10 bundles. Please let me know ahead of time if you would like some.
MAPLE SYRUP - Certified organic, single run, craft barreled maple syrup from our 400 acre sugarworks. Bottled in glass. The best of the best. $23/Qt, $37/ .5 Gal.
7 very private sites, with typically 5 available per date. Sites 2, 3, and 7 can can made into double or group sites. Please inquire.
SITE DESCRIPTIONS
SITE 1 is the original OneRiver Farm campsite. Home to innumerable great camping nights and located on the beautiful Garland Brook, the site is the heart of the camping area. With partial views across lower field to west yet still intimate and private, and a separate sitting area overlooking the Lower Field, it is closest to parking and swimming. This is our most popular spot and best for families. 1 minute walk to parking.
SITE 2 is located in a narrow maple grove between the lower field and the the New Haven River. It is the only site on the river. The river is wide and shallow at that point. 500’+ of private river frontage, and whole private area at the river-brook convergence to play in. Site is about 350’ from the not-very-busy River Road, and has a few periods of “some” road sound, however virtual none during most times of day and night/evenings. Can be made into a double site or group site upon request. 3 minute walk to parking area.
SITE 3 is a beautiful large site on Garland Brook with a long lovely frontage and good proximity to upper brook trails. It is the most secluded site, feeling much like wilderness. Can be made into double site or group site upon request. Favorite among groups. 3 minute walk to parking.
SITE 4 is tucked in the woods off the upper field. Beautiful views over the upper field and farm and Breadloaf Mountain beyond. Great view of Mt.Abe from field just steps from site. 3 minute walk to parking area.
SITE 5 Amazing BRAND NEW intimate 2 person site just added on most magical part of Garland Brook, as it steps down over 4 times over a swirling stew of granite. Large tents ate difficult to accommodate.
SITE 6 is a car camping spot off of the South Field, available by request.
SITE 7 is an open site tucked into the east tree line on the South Field. Sweeping views north and west over OneRiver Farm providing only site with sunset views, and view through Deerleap Pass. 500’ amazing private section of river with site, and well away from other sites. Great for large groups with lots of tents. Entry up dirt farm road off South Lincoln Road. 2 minute walk.

Tommie's land is expansive with a babbling brook running through. Our sight was private and we had a private composting privy. You can take a short walk to a beautiful local swimming hole or drive less than ten minutes to pristine Warren Falls.
Tommie brought us fire wood and maple syrup and he always responded to all of our inquiries quickly. We will definitely be staying here again!
A truly incredible piece of land and a very accommodating host. Private sites with stream access and miles of trails. Highly recommended.
This was my first hipcamp experience and Tommie was amazing! It was the real VT experience, we bought some of his maple syrup and it was literally the best maple syrup I’ve ever had. It was close to tons of hiking a river to cool off in was across the street, there was a huge open field tons of room to make my dog super happy. He also cleared out a private bathroom area for us that was private. The site I had you could drive your car right up which was awesome because it was my friends first time camping. Tommie was also super nice and had tons of suggestions of what to do in the area!
This place is incredible! It is actually as gorgeous as the pictures if not more. Our site was private and located directly on the river, where we explored up and down for hours in each direction finding tons of beautiful swimming holes. The site is also a very quick drive to Bartlett Falls-- featuring cliff jumping and one of the most beautiful waterfalls in New England. Tommie was also an extremely kind and welcoming host (he made sure we had plenty of firewood!) We plan to come back here every year! Thank you Tommie!




We stayed at One River Farm on August 1st. Tommie was a wonderful host. He met us at the parking area and showed us around. He told us about the history of the property. You can tell he really cares about your experience. He wants to attract people who respect the land which is important to us as well.
We selected site #2 by the river which exceeded our expectations. Tommie’s site descriptions are spot on. He had just cleared the site a made the fire pit for us. Give yourself extra time to explore the river and land because it is special. Site 1 is adorable and in a more secluded part of the property, but we really enjoyed site 2. Other sites are super quiet in the woods as well. Tommie split some wood for us and we had a sweet fire for roasting marshmallows. We saw a beaver, kingfisher, a river otter (?) and a deer jumped in the river at dusk.
The farm has a gorgeous view of Mount Abe...which we highly recommend hiking. Lincoln General store has supplies just down the street. Warren Falls and Bartlett Falls are also close by if you want to check out additional swim holes or you can just swim in the river right on the property. We will definitely be going back sometime soon. Thanks Tommie!




This site was a dream! We were nestled in a private spot in the woods. We had a huge open field right outside of our site to stargaze in. On the other side we were right on the water. Which was amazing! It was good to keep the dogs cool during the day. There is a swimming hole a short walk away.
The site itself was perfect accommodating a large tent and a small tent. It was well kept and clean. The toilet was way better than some I’ve seen.
Tommie himself is amazing and really wants to share all of the beauty Vermont has to offer with you. I felt safe enough to go back and solo camp if that’s you’re thing.
I Would absolutely recommend Tommie. He was great at communicating, gave spot on directions, and was very accommodating.

This land and location had everything we needed and wanted: amazing views, the proximity to water, mountains, meadows, and farm stands for local food. It is fortunate that the owner generously shares this well-cared-for land and important to walk gently on it with respect.
Tommie’s farm was glorious and even better than we expected. Tucked into a valley between a beautiful river and the Green Mountains, the farm was a great place to spend the weekend. We hiked, swam, watched the Milky Way and generally enjoyed Vermont. We arrived late on a Friday night and Tommie met us, showed us to our campsite and generally was available, quick to respond to communications and hospitable any time we had questions. I will definitely stay at OneRiver Farm again.
We thoroughly enjoyed our stay at Tommie's place. We drove up from Boston and got in quite late, bu Tommie put up signs and a cart we could use to get to the tent site. The tent site was near a brook and was lovely sound to fall asleep too. There is a bunch of hiking nearby on the Longtrail and numerous roads for biking. We ended up hiking, biking and went to fun waterfall swimming area called Warren Falls. It was the perfect action packed weekend.
