Sandy Pond Studios at Backroads Farm offers diverse camping sites with a great communal fire pit, sauna, and Massage Therapist on site. Camping sites are nestled within the pines and thick moss, next to an open meadow, where the sunrise overlooks the Groton State Forest. A few sites are along the tree line all connected with walking paths through the tall grasses left for the pollinators. Even other sites sit under two towering evergreens surrounded by fields of wild flowers. A few steps away, enjoy a magnificent sunset view from Camels Hump to Mount Mansfield all the way to Jay Peak.
The pottery studio is available for classes or private lessons including Raku firings. Yoga and movement classes are also available in the barn, in the fields or in the Flower of Life meditation garden and labyrinth.
The outside garden and 100 ft hoop house is filled with organic vegetables and edible flowers for your enjoyment. The Herb Barn is for drying flowers and creating tinctures and ointments. The Art Gallery in the old milk house is filled with pottery and art work.
Bring your easel and paint brushes, learn a new craft, or relax in the sauna. Bike trails are being established throughout Cabot, right out the front door. There is a pond for swimming at the end of the road, and many options for water sports minutes away at Joe's Pond, Coits Pond and many others. The rail trails are less than 10 minutes, and of course VT Craft Beers are on tap at the Den, Three Ponds Restaurant, and the Red Barn Brewing. Come for the music hosted by Cabot Arts, Contra Dance, or enjoy the art Galleries. Winter camping is also available. We are on the Vast trails, or bring your snowshoes and X country skies.

I had a really nice time at Sandy’s place. The site was very large and there were different options in terms of being in the open or in a more wooded area. The site was very quiet. Privacy was exceptional. The views were beautiful from the area. Sandy was very kind and hospitable. She gave a nice tour of her studios. There is also a sauna! Would definitely stay here again.
Communal camping w/ swimming access
Sandy is a great host, and really goes the extra mile for her guests. We were there on a holiday weekend and all the sites were booked. She kept the communal fire going, put out water with mint leaves on the communal picnic tables, and was accessible and helpful when we had questions. The campsites are all on the property, but you'll get a slightly different experience depending on which one you stay at - some are in the trees, some in an open field, another on the top of a hill, some in the ferns. The swimming pond is a drive (or a an uphill bike ride) down the road, and really seals the deal on making this a wonderful camping option, since you can start and end your day with a swim!
Firefly and daisy filled campsite!
Sandy lives on a beautiful piece of land, full of wild flowers that she harvests for medicinal purposes. Sandy is a very gracious host and free spirit. She provides friendly conversation and privacy. The tent site was lovely, cooler temps in the shade with a really relaxing hammock already set up. We were able to get potable water from a hose that was set up near the community fire pit (a pit that she fires up every morning and night that can be used by all campers although some tent sites do have their own fire pit - just ask to find out which ones). There are maybe 4-5 sites on her land. We used the community fire pit to cook and it was enjoyable saying hello to other folks who were on the land, but we also had a fair amount of privacy while cooking our meals over the fire. The bucket toilet is VERY clean, although it's bare necessities, the area where the toilet is set up is enclosed, has a light, comes equips with the lime and the chips to place over your business in the bucket. The land gets filled with fireflies at night and there is a really refreshing pond down the street to take a dip in and to rinse off a day of hiking in its cool waters. Really recommend Sandy's hipcamp!
Beautiful farm <3
Sandy was a very accommodating Host. Though I made a mistake while booking, looking for a place to park my RV overnight while passing through to ME. She didn't miss a beat once she found out I was in an Rv and not a tent and made great plans to accommodate us. Thank you Sandy!
