Empty nesters offer up their land and home for camping. Bring your tent or RV and stay on our land at our home. See pictures. We are on a mountain top where it is peaceful and serene. The views are gorgeous.  This is the place to rest and unwind. Use it as base camp to explore southern Vermont. Travel to cute towns, farmers markets, visit secret (local) waterfalls and swimming holes only we can tell you about, hiking trails, antique shops, museums. Must love dogs as two live on the property. This is a home-share experience. Check out our Facebook page: Baltimore House.  Minimum 2-night stay Friday & Saturday. During week we accept 1 night stays Sunday-Thursday. 

Due to COVID-19 we will have to determine if we are a good fit, driven by social distancing and cleaning protocols. Please inquire. Groups with self-contained RVs have worked out well.

ALL areas at this homestead are shared...... SHARED spaces.                                       Must be comfortable with a communal living style as house spaces & pool are SHARED. 

ACCESS ~ What guests have access to on the property:                                                

  • Shared-Pool
  • Shared-Access to the home's bathroom/shower downstairs
  • Shared-cooperative kitchen in our home
  • Shared-Deck  outside  
  • Parking- you will be assigned a spot.

ALL home spaces are SHARED.

ADDED FEES ~ For a fee you may use: 

  • Coffee bar 
  • Grills – charcoal or propane
  • Firewood for the fire pit
  • Laundry facilities
  • Electrical hook-up 
  • Water fill-up
  • We will provide you with a detailed price list for added amenities upon arrival.

PRICING

  • One RV or one tent with 1-2 people at $30/night including infants & children.
  • Additional people (6 limit) including infants & children is $15/per person.
  • Dogs are welcome on a case by case basis. Dog fee is $5/dog/night.

  • Pack-it-in & Pack-it-out
  • Quiet hours 10 p.m. ~ 8 a.m.

 

INTERACTION - We only take one camping family or group at a time.   We interact as much or as little as you need or want.

  • Tell us your camping experience.

ADDRESS: 3385 Baltimore Road, Baltimore, Vermont 05143

 DO NOT USE GPS to get to our house, it will take you on a class 4 road. Can use GPS to get yourself to Hartness Airport in North Springfield, Vermont which is off route 106.  Off Vermont route 106, across from airport road, turn onto Baltimore Road. Drive exactly 2 miles up (stay right all the way ) and you will arrive at the home right in front of you. Don't forget to set your odometer as it will seem longer the first time up.  Just pull into upper parking area and give a little honk, we will be right with you!

John and Alecia were so welcoming. They offered up their bathroom with beautiful shower, kitchen, and amazing yard with inground pool. The conversation was interesting and the surroundings were just beautiful. Was able to go on a run, swim, or drive to nearby hiking trails. Loved it!

I can’t state emphatically enough how much we loved staying at John and Alicia’s space. We felt like we were treated as family- showered with kindness and hospitality. The property is stunning! Views of the Green Mts, rolling hills and a pool to enjoy. My son fell hard for the two pups who live here and spent hours playing and swimming with the dogs. It was the highlight of his whole trip to Vermont. We can’t wait to come visit again next summer.

Alecia and John, and their dogs Bear and Jack, were very welcoming. Their property is beautiful, exceeding our expectations. We appreciated the access to their home, especially in the middle of the storm. We had a lovely stay in natural seclusion... enjoyed the pool, the berry picking, the hospitality.... all around an amazing stay and would easily come back again! Thanks guys!

Baltimore House is an awesome place to set up camp while you explore the surrounding area. Heck, I'd even set up camp and just lounge around the pool all day. It's awesome! John and Alecia were gracious hosts. They are very friendly, welcoming, and they open up their home to you. Even their two dogs are awesome. They were never a nuisance in any way at all. Even if you're not a dog person I would find it difficult to find a reason to not like these dogs. Actually you'll really only see one, Bear. He's great. I can totally see me returning in the future. Thank you so much, John and Alecia.

John and Alecia were extremely nice. There location and property is absolutely beautiful. I had a small camper van and parked in their level driveway. They are very welcoming and and share their bathroom, coffee area, separate small refrigerator and even their beautiful kitchen if you care to cook. I also was welcome to sit in the living room, back deck and free roam of the property. It was really very relaxing and I appreciated all the amenities! There was a severe thunderstorm and I sat and drank coffee in the living room and chatted with Alecia (thanks!). They have a beautiful pool but I didn’t get a chance to swim in it this time!

I enjoyed the company of Bear and Jack, their two dogs.

I visited Woodstock, Vermont close by. Windsor is very close too.

I highly recommend their property !
However - DO NOT USE GPS - take Baltimore Rd right off the 106

Alecia and John are extremely welcoming and respectful. Their land is magical, peaceful and great vibes.. We had such a restful stay and explored some beautiful hiking trails and swimming holes. It was hard to leave after disconnecting for a few days.
We will definitely be going back.
(They were also very mindful about COVID-19 safety)

We had a great 1st Hipcamp experience at the Baltimore House. The owners were very friendly, their grandson was funny, and both dogs were good entertainment for our 5 yr old who started out afraid of both dogs but asked if she could take one home on the last day. Magical!

We loved the pool and I think I used it the most swimming mini laps, diving off the diving board and going down the slide. All the optional amenities were perfect for us. We were close by to several fishing options (hopefully next time), Harpoon Brewery, Great Outfitters for outdoor activities, and even a shooting range (not sure if they offer day passes). Very quiet area and easy to find with Alecia's directions. We would happily book again!

I will note different people have different expectations of privacy so you should be reminded this is a shared space and you will always be under the watchful eye of the owners regardless of where you are on their property. Similar to AirBnB's using-a-room-in-someone's-house rather than entire-place-to-yourself.

Alecia and John were very welcoming. Their dogs were the cutest ever. We'll definitely come back. The environment was just beautiful and the view from their yard was just spectacular.
