Located just 1.5 Hours West from Houston, TX and 1.5 Hours from Austin, TX, you’ll be surprised that this ranch paradise is available so close to the city.

This 20 Acre parcel has remained un-touched for the last 35 years, allowing a combination of gorgeous Live Oak and Post Oak trees to develop across the property. A series of natural trails have developed throughout the property, creating ideal conditions for wildlife watching, exploring / camping and gazing at the stars.

The West Sandy creek runs through the Western portion of the property where an abundance of whitetail deer, hog, and turkey tracks can be found.

There are multiple clearings that would be ideal for your campsite – and one has already been established nearest to the entrance that has a Fire Pit and Charcoal Grill.

The property also comes with new fencing installed along the western, southern and eastern borders for added privacy.

Located just 2.5 miles south of downtown Sheridan, you are a short drive from the Splashway Water Park, a very popular local attraction open throughout the summer & early fall drawing crowds from Houston, San Antonio and Austin.

Local entertainment, wine bars, bistros, farm and ranch supplies, and specialty shopping boutiques are a short drive away.

Ready for your Perfect Weekend on Sandy Oak Ranch?

Get out there early while it’s cool and load out, set up camp and grill up breakfast. Take the chance while the morning is cool to hike the nature trails, see oak tree canopies, wildlife and find river stones. Cool down or go fishing for perch by the creek you drove by on CR 235 or make a day-trip to the Splashway Waterpark 5 minutes away (open after 10:00 M-Sat after Memorial Day). After you’ve played in the water and the sun take an afternoon trip to the Whistling Duck Winery for snacks and a wine tour. Retire back to the ranch to collect firewood and fire up the pit and the grill. Relax, take it slow and walk out to the hills at night in the middle of the property where the creek runs through to get the most breathtaking view of the stars you’ve seen in a long, long time.

IMPORTANT INFORMATION FOR YOUR STAY:

This camp-site is designated for dry-camping without water, sewer, or electric so please bring enough water and shelter for your stay. We recommend also that you please bring a shovel to bury your waste as there are no toilets available.

We highly recommend prior to your arrival that you check the 48-Hour precipitation and water levels of the West Sandy Creek. On your drive to the campsite, you'll need to cross over a portion of CR 235 (a dead-end road) where the Creek runs over the road. In normal conditions it is passable by any car, but if there has been a lot of recent rain in the area, the creek levels can be high and you'll need a 4x4 Truck or Vehicle to cross the road.

You may call ahead of your arrival to verify the water levels or visit texmesonet.org to check the recent rain levels at the nearest weather station (Weimar or Hallettsville). Anything less than 2 inches in the last 48-hour period is generally safe to cross the road. 

Please also be sure to observe the Directions and Property Map for an overview of the Property Boundaries. The West, South, and East boundaries are easy to identify based on the fencing, but please be aware of the survey marker on the North side of the property where the road curves to the left. That road belongs to our neighbor and we can't drive upon it.

When exploring the property, please only traverse the trails or cross the creek on foot or bike.  For insurance reasons, we cannot allow ATV riding at this time.  

Please Do not attempt to drive over or cross the neighbor's road or bridge to access the western-half of the property. The land is sandy at tends to get vehicles stuck. 

We cannot help you if you get stuck or otherwise break down on the property - please plan accordingly. 

If you plan to bring a trailer, be aware there are limited places to turn-around. 

Please respect the land, the wildlife, and the environment by picking up any trash and packing it out with you upon your leave. 

Please respect and do not damage the land by creating ruts, mud pits, spin-outs, etc. 

Please do not alter, remove, inspect or damage the bird feeders and deer feeders throughout the property. The land is under a wildlife preservation program - help our furry and feathered friends by not disturbing their food source. 

Please be careful of snakes and other wildlife. There have been spotted Copperhead snakes among other creatures such as Armadillos, Turkeys, Rabbits, Pigs, Deer and Bobcats just depending on the time of year. Be alert - You are camping in the rugged country. We recommend knee-high boots at all times for your safety.

Please no firearms or fireworks during your stay on the property.

Please no ATVs or 4-Wheelers. 

Please leave the gate open at all times so that our neighbors can access their land. 

Please do not park on or block the dirt road(s). Keep the road clear at all times and park alongside the eastern border of the property (where you first drive in). 

Please see the property map for suggested places to park. Stay close enough to the road that you don't drive into the sand and get stuck.
