62 acres south of Mustang cove mostly cleared. with 3 and 10 acre ponds. 12 acres north of cove partially cleared with mixed hardwood and pine woodlands. Habitat to deer, turkey, quail, beaver, otter, etc. I spent 2016 attending monthly planning and zoning commission meetings as they developed tent only campground regulations requiring 6 inches of gravel base with 2 inches of asphalt to every campsite and a restroom within 150 feet of every campsite. Needless to say, this regulation is not only cost prohibitive but in my opinion, also promulgates unsustainable erosion and habitat degradation. Plan B envisions development as a daycamp operation with picnic pavillions, bbq pits, volleyball, horseshoes, frisbee golf, etc with canoe, kayak and peddle boat access to ponds and the shallow end of the 1,000 acre lake. Plan C would be just build a multipurpose residence shareable with family and friends. Pland D involves the services of a good realtor.
