WE ALLOW A MAXIMIUM OF 4 CAMPING GROUPS AT A TIME. We have 8 sites to choose from but, due to Town rules more than 4 camping any given night is tooo many. So, 4 acres 4 camping groups. We are advertising a "RUSTIC CAMPING EXPERIENCE". This isn't the state or county owned or run site. We want you to come and be clean and considerate and have a great experience! I walked many lots over the previous several years and this pasture was perfect. This location is a work in progress. The pictures are over a few years and when you get there the hay could be high, it could have just been cut. The reviews and some pictures begin 3 years ago 3 days after we went online. Work the reviews in reverse to see newest reviews.Four acres of rolling pasture with wide open views of the town and Valley of Montour Falls, NY, as well as the actual Montour Falls. We offer  8 sites about 50-60 yards apart.  Each has a fire pit and benches. A port-a-potty gives it a "homey touch" with a changing blind that is setup for your camping shower. (No running water) WE ARE OFFERING FIRST COME FIRST SERVED REGARDING PICKING YOUR CAMP SITE. Breath and live the great outdoors in New York; hike, bike, camp, fish, swim, or boat to many hidden corners.  Your within an hour's drive to 9 of 11 of the FINGER LAKES; Hemlock, Canadice, Honeoye, Canandaigua, Keuka, Seneca, Cayuga, Owasco, Skaneateles (add 30 minutes and round out Otisco, the East end cap and Conesus on the West.)  You're likely to see hawks overhead in the afternoon and deer strolling through at dusk. If you get lucky you can see or photograph BALD EAGLES that live, nest and fish throughout the Finger Lakes.  I've seen a few, they have white head and tail feathers...you'll know!  You're three miles from Watkins Glen and all the local culture offered there: wineries, antiquing, hiking through the famous gorge in Watkins Glen at Seneca Lake State Park (on Route 14). Fishing, swimming, boating and water access is three miles away at Seneca Lake. Your about 25 miles from Ithaca, NY.  Havana Glen Park is about a mile away at 135 Havana Glen Rd., Montour Falls, NY ($2 for car entry).  Can see the World Famous "Montour Falls" in the distance in the Valley.  You can also see The Firemen's Academy (large Brick structure to the left in the Valley) that trains firefighters.   The Dollar Store is very close on Route 14, offering tiki torches and fluid. Topps food market is on the way into Watkins Glen. We have pavers around 4 site's fire rings/benches.  We have 4 natural grass sites around the fire rings/benches.  "The Kitchen" has pavers.  All site have space for unlimited tents, sometimes need to spread away from fire rings.  Generally we travel One Way around the property, baring right up the hill.  We are trying to travel close to the property boundaries to establish the driveway and eventually measuring the distance for joggers/walkers. We kindly ask you don't leave any bits of trash behind.  This is a "dry camping site", as advertised, and we are trying to build something that's one with nature.  We feel we have priced right and offer a fair value.  We feel that trying to have 30 people or 3 families squeezing into one site at our rate of $25/night is a bit cheesy.  Most all of our guests seem to love it and it's been a little fun for us.  It's not a big money maker by any means; but we are feeling good about providing a reasonably priced place in a beautiful part of NY trying to help nature.  Yes, we have had a few substantial tips from well to do campers over the years.  Every cent and then some has been put back into "Valley View Camp". Site #1 ("Lookout Point") is the first site going up the hill on the right after pulling in located at back right corner.  This site backs up to neighbor's land that is a forest setting.  It's near the road which does have some road traffic noise (not that much) and the babbling brook can be heard year round from across the street. This site has pavers around the fire ring/benches.  There is room for several tents. Site #2 (Little Valley") is on the left just before the first bridge.  This site is open air with natural grass around fire ring/benches and has room for many tents.  This site can catch street noise and babbling brook and offers some late afternoon shade. Site #3 (Big Valley") is further along on the left and an open air site with natural grass around the fire ring/benches and lots of room for many tents.  This site is the closest to "The Kitchen" (pavers, port a potty, shower changing blind, gas grill, tools). Site #4 ("High Point") is further along past 2nd bridge to the right at the highest point of the land.  This site is in the back left corner and backs up to neighbors forest setting and furthest from the street.  This site had pavers around fire ring/benches.  This site is close to the Owl House at corner of the land.  This site has space for 2-3 tents. Site #5 ("Miami Beach") is the next site on the right across the little walk bridge.  This site is more private next to property line next to tall bird house.  This site has pavers around fire ring/benches.  This site has space for 2-3 tents, some have put tents on the other side of foot bridge. Site #6 (Turtle Creek") is traveling back toward the street on the left at 3rd bridge.  This site is open air with natural grass around the fire ring/benches.  There is lots of room for many tents.  On the other side of the seasonal creek is space with bench for additional tents and to spread out further. Site #7 ("Fox Run") is further along the drive on the left.  This site has pavers around the fir ring/benches and has lots of room for many tents.  This is an open air site close enough to the street to hear street noise and babbling brook across the street. Site #8 ("Down Under") is further along at 4th bridge and close to entrance.  This site is across the street form neighbor's home and will have street noise and babbling brook.  This site has natural grass around the fire ring/benches.  This site has space for 2-3 tents. "The Kitchen" is the community site located at back of property in the middle that has the Port a Potty, camp shower/changing blind, notice to guests, fire wood, benches on pavers, lawn mower, tools and a Weber portable grill/ fire pit, gas grill and caldron frame.    Once the sun goes down the street traffic reduces and the stars and views are great at all the sites.  The street noise isn't allot really.  Cotton Hanlon Rd. is a secondary road with not much traffic.  If a guest wanted to carve out their own spot that would be fine.  We really ask that all fire rings and benches stay in place;  it takes time to level benches and dig out for fire rings.  Have had a few "roughing it" and find another corner to set up.  We feel we will probably keep at 8 sites (possibly 1-2 more?)  All the sites are about 50-60 yards apart and are trying to not over do it.  We have planted trees throughout and would welcome any watering.  We are beginning to  work on our mini dam on lower side for bridge #2.  We are hoping to attract frogs, wild life looking for a drink of water and to have a water source for putting out a camp fire.  We have brought in some fire wood and have modest pricing on the honor system (posted at "The Kitchen").  This wood has come from another camp ("Sugar Creek Camp" in Vestal, NY, Binghamton) where we have an abundance of dying/dead ash trees.  These various sized pieces of wood are "rounds", not split; ideal for added to an existing camp fire.  It's actually a significant amount of effort to cut, load, transport and unload so it's not a money maker but trying to add a little extra, especially when your 7-11 store $8 bundle runs short. Some of the pictures have been posted by campers at various stages of the camp's development and the fields are various heights throughout the summer.  We generally mow around the sites during the summer and have the field cut 1 or 2 times per summer.  We have a lawn mower and gas on hand if a guest wants to CARFULLY trim an area.  The "Kitchen" is the community site with various tools, mower, benches and gas grill (at port a potty area). Great views from camp. Directions and communication are good. The site and porta potty seemed slightly unmaintained but not terrible. For the price it's worth the stay.

The view was beautiful and very high, but you were still quite close to the city and could hear sirens and traffic all the time. Bathroom was disgusting, so it would have been rated better if it didn’t claim to have one. 3.5

Very minimalist, tall grass and only thing there is a Porte potty but definitely worth it for $18 a night.

The view is breathtaking. Everything was exactly as described. We were the only ones there which made for a very private experience. I will say I was pulled over for no reason by the Watkins Glenn police department for "having out of state plates" so I would recommend to be careful when it comes to those officers. However, watkins Glenn, buttermilk falls, and all the local state parks are close by. You can't beat this price for the view. I will 100% be staying again in the future.

Stayed at high point, great view and stars! quiet and was getting maintained as we left so there is effort put in. For the price it was great. Convenient and close to Watkins glen, and close to other gems. just keep in mind there isnt running water so set expectations accordingly. also walmart reasonably close for anything you forgot.
