Our farm is home to horses, bunnies, goats, chickens, dogs and cats. We are trying to grow and raise as much of our own food as possible. We welcome you onto our farm to enjoy nature and community with like minded people. We have several unique accommodations ranging from a camp site to cabins and an apartment. We offer a farm breakfast and Saturday night pizza party for additional fees. There is a communal fire pit area and hot tub that you are welcome to use. Come visit and unwind with our friendly farm animals.

Beautiful place with nice people!
Totally recommend this place! Super great AC in the RV which was amazing in July. Beautiful and secluded place, Tim and crew were super helpful. The rv is not in perfect condition, and a lot of the stuff was old and kind of falling apart, but everything necessary worked great. RV comfortably slept four. The animals are amazing! Three golden retrievers were adorable and played with us in the creek. Over all amazing stay!

Annex w/ Steam Shower on Horse
After a hard year, my partner Caroline and I were looking forward to a rustic weekend out of the city. Neither of us have much time for vacations. Unfortunately, the place we booked through Hipcamp was nothing like the accommodation that we ended up staying in. We were hugely overcharged for something very different than we agreed to pay for. Thankfully HipCamp kindly offered us a full refund of $385 for this disaster. We booked the rustic barn "The Annex" from Tim Ganon. After writing two emails to Tim he finally responded. We didn't hear anything from Tim until shortly before our stay, when he asked us if we would mind moving to another space on the property. This space wasn't advertised on the site but we were assured it was the same in feel - but just bigger. He described it as an "upgrade." This meant we were expecting a barn like, stand alone structure with gas oven, steam shower and a nice view. These were the assets that inspired us to book "The Annex" in the first place. When we arrived to the property we were led to an addition on Tim's house. Not stand alone. In fact the walls into the home were so thin, we could hear the tv and the barking dogs and people's conversations. The interior space was completely different, no wood walls, no oven, nowhere to cook and a tiny sink. The toilet wasn't working properly when we arrived and the previous guests recycling had not been removed. The place was generally not very clean. Normally we wouldn’t make a fuss over such things (minus the toilet!) but we had a very unpleasant interaction with Tim that made us so uncomfortable we didn't want to call him. After we had been let into the apartment, by someone other than TIm, my partner Caroline called Tim's phone number as we wanted to go into town to go grocery shopping and realized we had not been given a key. Tim answered the phone with a curt and aggressive “what happened?!”. When Caroline introduced herself and asked about the keys, she was told "I've lived in this house for 35 years and never had a problem. Your things are safe here!" Then he hung up. His manner was far from friendly. A little later he walked over and opened the front door--without notifying us first. He handed us a pair of keys he'd found and when we tried to express our disappointment in the space and ask whether we could stay in the Annex for one of the two nights, he told us it was booked. It was clear he had asked us to move spaces because he had someone who wanted to stay there longer than two nights. He was very unpleasant and he actually just stood up and left mid-conversation. At this point we felt very unwelcome, however we had no alternative accommodations to fall back on, so we stayed in Tim's apartment in his house. We are both experienced campers, and were not expecting five star accommodation obviously — to the contrary we wanted our space to feel like country lodging. That's why we booked with hipcamp! But for $175.00 a night - we didn’t receive what we were promised at all and frankly felt unwanted and unsafe. In order to remedy this situation we are asking for a partial refund of a $175.00. We have no issues paying for one night. We had actually tried to find somewhere else to stay, but we were in the middle of the woods and had no other options. We emailed Tim afterwards to ask about a partial refund, and now over a week later, he still hasn't responded. Thankfully, Hip Camp issued us a full refund, which testifies to how amazing this company is to deal with.

Yurt Home on a Horse Farm
We had a lovely time at the yurt/farm. But like another person commented the photos are probably from 10+ years ago, and they are definitely not accurate. Biggest issues for us - the yurt was clean andwarm, but extremely outdated and many things were falling apart. The faucet in the kitchen was broken, the door handle to the front door just fell off as we were leaving, there was only 3 forks (for a place that sleeps 5-6, that's not ok), the knives barely cut food, the water container was just kind of gross (so we bought our own water), the toaster was pretty old and dingy, there was no salt/pepper (for a fully stocked kitchen, I consider this an essential), the shower was also falling apart and if you're taller than me (5ft 9inches) don't think about showering in there as your head will hit the ceiling. We visited in the winter, so I assume the summer would be a much enjoyable experience, but the "outdoor deck" is definitely not a place you can sit and have some coffee - the furniture had been left out for clearly months at a time, so it was dirty and broken and rusty. You'll need to bring your own charcoal if you want to cook on the grill. No one greeted us even though it said it was a "meet and greet" upon entry. We happen to run into Tessa (not Tim or Beth) who was super nice and showed us around the farm. I even called the number on our drive in to check in with them and let them know exactly when we would arrive, I also had some questions, but no one answered the phone. The animals were really sweet and it was amazing to just walk around and pet the horses. BUT - the idea that they would walk up to the yurt and say hi, no that would not happen because the horses are pinned in and the yurt is outside of that, so that has clearly changed, but the description has not changed. Bottom line, the description is not accurate at all. We did have an enjoyable time, but I would not book again.... especially for the price.

Yurt Home on a Horse Farm
Beth & Tim's farm is tucked away in a little nook of wonder. Horses roam free, chickens rummage about, wildflowers everywhere. We had a brief, yet lovely time in the yurt. It's equipped with everything you could need: full kitchen, hot shower, fresh towels, comfy bed, movies (on VHS no less!) plus a fire pit/grill and picnic table. We especially loved how secluded and private the yurt felt -- like we had our own little slice of farm heaven. The stargazing is dope, the hot tub is amazing, and you're still close to groceries (High Falls Co-op!) & restaurants & trails. Plus, there's a great watering hole a few miles down the road that was the perfect place to take a (very cold) dip before heading back on the road. And if you feel like a quick drive or longer hike, find the Rail Trail Cafe for a unique experience. Overall, Beth & Tim's place is Hudson Valley at its finest:)
