A convenient site located along NYS Route 73, in the heart of the High Peaks Region just south of Keene Valley, NY. Waking distance to several trail heads including, Deer Brook, Mossy Cascade, Roaring Brook, and AMR trails.

The tent has a queen size bed, there is a fire pit with benches, Adirondack chairs and charcoal BBQ grill. The composting outhouse is bright and clean.  

The hamlet of Keene Valley is 2 miles away, where there are several places to eat, get coffee and a small grocery store.  The hamlet of Keene is 7 miles away with more eateries, a convenience store with gas and two wine and liquor stores.

Hidden swimming holes on the Ausable River, quick day hikes and ample outdoor activities are just steps away.

This site is *almost* perfect. The tent and outhouse are both newly constructed. The tent is thoughtfully appointed with a comfy bed including bedding, two bedside tables, and a small wooden writer’s desk and chair (and a set of string lights — they’re not powerful enough to be able to see with, but they’re pretty). The outhouse is bright and clean and smells pleasantly of peat and fresh pine — no typical outhouse odors. There is a tidy fire pit and a charcoal grill. It is convenient as a jumping-off point for many trails in the Giant and High Peaks wildernesses. Now, in October, the site is blanketed with pine needles — it’s really all lovely.

However, the total lack of privacy from the highway was for me a fundamental flaw that will prevent me from renting here again — and had the listing been clearer about this, I would not have rented it in the first place. Rather than being“off” route 73, it is ON rte 73. It is maybe 30 feet from the highway, and there is no fence or hedge between the site and traveling cars and trucks, only some scraggly baby trees that provide little cover, at least in the fall season. The noise from passing trucks & buses in particular was also pretty loud. The exposure to highway traffic made much less enjoyable for me to hang around outside on the property.

If you don’t mind being visible to passing highway traffic, then I’d recommend this site. If you are looking for basic privacy, I would not recommend it.

I had some pros and some cons with my experience. The first thing of note is that the pictures do not make it clear that this site is literally on the side of the highway. Anyone driving by can fully see the tent, the firepit and the outhouse. If you don't mind being very visible from the street and hearing the cars, it's a great spot since you're so close to all the great hikes. We were kept up most of the night by cars whizzing past and their lights shining through the tent walls. The outhouse and firepit are well kept, clean and nice. We bought the firewood bundle which was lovely! The tent was spacious, very cute and cozy. My suggestion would be to bring sleeping bags as in colder months it gets chilly, and the comforter on the bed isn't suitable for keeping you warm outdoors. In general, I think the bedding should be more outdoor friendly such as waterproof blankets, and kept in sealed containers, and when the guest arrives they make the bed themselves (the bed was made when we arrived and there was a VERY large spider hiding in the sheets!).
