Site was basically someone’s back yard with no water source nearby as listed. Firepit was super tiny and the property would definitely not fit 10 let alone 14 as stated. Johnny was responsive to questions, but the site was a massive letdown. We’ll be seeking a refund from HipCamp as all of the participants complained about the listing.

Camper had 3 days leading up to day to cancel. Listing clearly states, "No potable water. Bring your own water." Our land is over 12 acres. The fire pit is not 12 acres. It clearly states on listing "Fires allowed. Fire ring." We have a standard fire ring. It appears camper wanted a large fire for 14 people. We cannot allow bonfires on our lot, being that there's natural forest and we are preventing forest fires. The listing has a clear picture of where the designated campfire is. If you knew only 5 people were showing up and that you were going to have rain, you could have cancelled. Upon further investigation, found that this isn't a camper but a business. Their website is https://www.ridj-it.com/. If you took your business seriously, we would have arranged for a private tour of our 12+ acres to show you the strengths of our lot so you can better plan trips to our location. We would have also pointed out the nearby water sources. As our listing states, this is raw land. So not for "glamping" but more serious outdoors people. If we knew better of what you were trying to actually accomplish rather make it seem like a little family gathering, we would have deterred you from picking our listing. PLAN BETTER AND BE MORE FORTHRIGHT NEXT TIME!

Had a wonderful time at Überchic Ranch. The land was great. It was like having an entire campground to ourselves. We burned a bunch of wood, made a bunch of food, and went exploring the woods. We picked a few separate spots to set up tents and hammocks so we each had our own area and hung out by the fire till morning. We will definitely be going back.
