You will be staying in a hand-built cozy and unique cabin on gorgeous rolling countryside, just south of Duluth. We expect that you are here to enjoy nature and respect our quiet and beautiful surroundings. BEST for sleeping TWO ADULTS. You must be able to climb the steep permanent ladder to the loft. Remember that the building is not heated or set up for wattage that would include a space heater or etc.! Bring appropriate cold-weather clothing when the nights are cooler! I also provide an extra quilt or blankets when the season is chillier...
Outside we have a deck with chairs, firepit/patio with a table, trails around the pond and through the woods, yard games, and parking nearby. It is still "camping" except with a roof, walls, windows, a wash basin, an outdoor hose shower, a small fridge and small, clean chemical toilet inside. Intimate space, but there is a privacy door to the bathroom area. (Two more adults may be added for a small fee if they set up a tent outside the cabin, or in a pinch one cot will fit on the main floor.)There is also (spotty) cellular service (texting works fine) and WIFI. Dress for the weather, hot or cold. Everyone we have hosted are loving it, and we are proud of this space and doing our best to make you comfortable. Send us questions! We can also advise you about places to eat, things to do...
Please be aware that our property is Not ADA accessible, so please consider whether this is a good fit. Woods and Meadows Farm is NOT suitable for kids or people with disabilities at this time.
*Details WE need to know:
When you book: Send us a note and give us an estimated ETA, once you have a pretty good idea of the time so that we can also plan our day. Ask us any questions. Tell us if you have a dog, so we can put Daisy (our friendly farm dog) and our free-range chickens away (if You have a dog) before you arrive. Let us know if you don't want to see our dog at all, and we will put her inside during the time you are here. See more on dogs below.
*Please Read important details to consider that may affect your choice::
1) Our sleeping loft is AWESOME but has a steep ladder so is NOT safe those who are physically unable to climb, and is definitely NOT for children, and especially not babies! We love kids, but strongly discourage bringing them to this rental space. Sorry, kids are not a fit. 2) Our land, cabin and trails are not ADA accessible at this point. 3) No unregistered guests, we keep it simple. But-->There is a ton to do with your friends nearby in the state parks and in Duluth. 4) Well-behaved dogs that are leashed and house-trained are okay. (No barkers (please!) as we also have a B n B that is sometimes in use at the house. Bring your own kennel or dog bed for the main floor, NO dogs in the human bed! 5) This cabin is not a heated space but is very comfortable. We do provide clean bedding. Bring your sleeping bags for extra warmth at night if you think you need it. Weather may cause it to be warm in the loft in high summer, but we have fans on both levels, as well as cross-ventilation with screened windows that you can open and shut. 6) There is Not enough amperage for a space heater. 7) Open May through sometime in the Autumn (once it starts freezing regularly at night) 8) Social distancing from your hosts for everyone's safety, but we would love to visit with you a bit if you like. 9) Goes without saying, no indoor smoking, fireworks, or weapons/firearms. 10) No trail vehicles are allowed to be used on the property. -There are many official OTR trails nearby, and miles of bicycle trails, too. 11) Ask for help with fire if you need it, whether starting one in the patio fire pit or the grill. We can provide wood for cooking over the fire pit, or gas for the grill for a small fee. 12) Leave the place as nice as you find it. There is no poop ferry for the dogs, for instance. ;)
*Fire: Use of the sauna is not possible, for safety reasons. I guarantee that you will enjoy the experience of sleeping in the loft. (The sauna is used for custodial supplies and storage in the summer.) Smoking is allowed in certain areas Outside of the building; there are sand cans on the deck and patio. :) No open flames of any kind inside the building. The grill must NOT be used inside the cabin! (Absolutely NO FIREWORKS or FIREARMS allowed anywhere on the property.)
*Age and Liability: We want everyone to have a good time. For everyone's safety, all guests must be over 18, or over 21 if alcohol is present, except in the case of parents with their older teen or young adult children. We reserve the right to I.D. if there is any question. *People are advised to to think about their group's safety, as this is ultimately a family farm with some hazards, such as ponds, farm equipment, wild and domestic animals, etc. ;-) Take care, and be kind. Quiet time 10pm-7am.
*About us: Before we began hosting, we lived overseas working as international teachers (art and history) exploring many cultures around the world, and enjoyed all sorts of people. We had raised our six kids and hosted international students here at this farm. We are now retired but still traveling and exploring. While living internationally we looked for adventure staying in a wide range of hostels in developing countries around the globe. We were hosted in everything from bamboo long-houses in Borneo and Thailand to adobe shelters in the Andes to rondevelts in So Africa. We hope that you enjoy our northern Minnesota retreat. We enjoy having company, hearing about your travels and adventures (if you feel like sharing) and want you to feel safe and secure. All people are welcome here, if you follow the rules listed above. ;)

The vibe at Woods and Meadows Farm
Places to see near Ann C.’s Land
If you stayed here and have some insider info for us, let us know!
This is a beautiful property and Ann is a fantastic host! The cabin was clean and comfortable, and Ann provided far more amenities than I was expecting (e. g., dishes, bug spray, coffee, etc.). I visited in mid-June and the first night I was there I didn't want to go to bed because it was so magical with the frogs singing and the fireflies in the meadow and all the stars in the sky. I absolutely recommend Woods and Meadows Farm to anyone who wants an idyllic getaway with considerate hosts that is close to great hiking destinations!
Wonderful escape, great exploration
We had a great time! Ann’s property is an amazing place to hike around and discover a wide variety of flora and fauna. We hung out around the fire pit, played yard games and enjoyed a game of fetch with sweet little Daisy. Our mission of stargazing was met with fantastic skies. The nights were a bit chilly, but we were warm and slept well with an extra blanket or two in the cozy sauna house. The sauna is not available for safety concerns, but we were more than satisfied with accommodations. Ann gave us fresh eggs from the farm and banana bread, and offered her dining room If we wanted a little shelter. Highly recommended, we will be back!
Meadows and Ponds is a great location to hike at Jay Cook State Park and a short drive to Duluth. Hiking trails on the property. Enjoyed sleeping in the loft and seeing sunrise over meadow. Porch was nice to have glass of wine In the evening and coffee in the morning.
Such an amazing place to stay.
We had a great stat at this spot. Ann was very welcoming and was able to answer any question we threw at her. The cabin cozy and so cute. The land around it is breathtaking and the dog Daisy is such a sweetheart was the perfect companion when we were there. We will be back.
Wonderful place to stay!
Beautiful place! Ann was a caring and attentive host. We would love to go back. Every little amenity we would have wanted, and then some, was provided. Also, she takes COVID precautions seriously, which is reassuring.
Charming, clean, and quaint!
Ann was a lovely host! Her property (and the little cabin we stayed in) is absolutely charming. We enjoyed the fireflies at night, watching the stars from the comfy seating on the deck, and putting together a puzzle while drinking tea that was provided. We appreciated being able to put our sandwiches in the mini fridge, and also appreciated the stability of the ladder! There were so many nice touches, like fresh-cut flowers (peonies, maybe? beautiful), some camping magazines to browse through, the detailed instructions provided both verbally and written for taking care of the space well, and little things throughout the space we could've used if we needed to. We did have to shepherd several lost bees back out to the garden, but they went willingly with a little guidance and no stinging :)
Perfect peaceful escape
The cabin and meadow were delightful. Ann’s attention to details were so appreciated. We loved the hanging chair and the loft. Perfect for our anniversary get away. We enjoyed the eggs from her chickens and the coffee station. We spent our days reading, biking the munger trail, hiking swimming at Jay Cooke, and watching the house wrens feed their babies. We will be back.
Ann, Burnell, and Daisy were all so welcoming to us! The cabin was so unique as well as the land their property is on! We loved every moment. We wish we could have stayed around longer and chatted with our hosts a bit more. They were so kind and we definitely will be back!
