2.75 acre property with lovely sweeping views of coastal wetlands on the Eastern Shore of Virginia, located in a quiet rural residential area. Learn more about this land: This lovely waterfront property has 180 degree views of sunrise to sunset coastal wetlands feeding into Folly Creek and the Atlantic Ocean. Enjoy the peace and quiet under mature shade trees and watch the birds dart and glide nearby. Smell the salt air and listen for the Atlantic ocean waves breaking on Metompkin Island in the distance. Marvel at the lack of light pollution and epic stargazing on clear nights. Take a meandering walk along the waters edge as the property boasts .25 miles of tidal waterfront. Folly Creek Public Boat Ramp is 1.5 miles away where you can launch a boat to fish or visit barrier island beaches. You can also launch a kayak or canoe and paddle around to your heart’s content (heed tide charts). The gravel road is shared by other residents and there is an unused foundation on the property. Don't be scared away by it being in a neighborhood. The homes are spread out and this site offers a great value for the money due to the waterfront location AND privacy! This is an excellent spot to use as a central base camp for exploring the famed Eastern Shore of Virginia.  Chincoteague and the Assateague ponies are 35 minutes north. Cape Charles is 40 minutes south. Onancock is 15 minutes west, and Wachapreague is 15 minutes south.

Private but Beware of Gnats!
It was a beautiful private spot but unfortunately a swarm of biting black gnats got through our screens as the windows were open. We had to spray everything down with deet in the morning and had a very uncomfortable night. It may just be this time of year and I know this is not the fault of the hosts. I hope future visitors are careful to stay sealed up at dusk/night to avoid this happening.

Great place except for one detail.
The good: Sight was private and quiet. Beautiful view and stargazing was amazing! The bad: Bombarded with Black Flys and Ticks. It could have been the time of year (many places in America have a “tick season” where you should be extra careful) but we only wish we had had fair warning before hand. We would have kept the cat and dog closer to the RV and parked further from the tree line. There were so many we literally took some with us in camper. After day 3 we figured it out and kept the dog on the lead near us, wore high socks and checked ourselves before bed. Otherwise it was a great place to camp. It is entirely possible the owners were unaware, and they we otherwise responsive and helpful so still had a great time.

Just Right for our Little RV!
Mona’s site is fabulous, for a few reasons - -It’s on a tidal salt marsh with views. -The site, while in a residential setting offers privacy, and there is only one spot, so no sharing with other Hipcampers. -It’s very quiet with great stars at night. We loved staying there for 2 nights, and I”m sure we’ll be back next year - thanks Mona!
