


Sunrise farm #5 Site: “DOUG’S POND”
Douglas designed the Farmhouse on CONSERVATION Land and retreated to this “hidden” large pond where he was planning a “floating barn”!
It is our latest site with plenty of space for 1- 3 tents on the North side of “Doug’s Pond”.
It has Solar light next to the one of 3 signs bringing you too the site but I REQUEST you arrive well before dark and be guided by text

It is our latest site with plenty of space for 1- 3 tents on the North side of “Doug’s Pond”.
It has Solar light next to the one of 3 signs bringing you too the site but I REQUEST you arrive well before dark and be guided by text or in person as this site has a several turns that need to made to be found.
It is on the large, long space where we suggest tenting under the apple tree which is marked with wide planks (to keep the growth down and ready for a tent). Stone fire ring set with some beam benches on the ground. Bucket for trash (see Extras) and water bucket for washing and for cooking (we recommend 10 minutes boil if you are cooking with this water). Well water available near farmhouse. NO SOAPS in the Pond.
We have been advised not to allow imported firewood (can import Wood Beetle dangerous for our forest - PLEASE use the Firewood bundles we provide ($10) or pull wood from the woods and make it safer for use.
Beautiful and plenty of wildlife nearby... as well as a new Port a Potty with a short 200 foot walk (it has a solar night light).
Unique and lovely as well as being next to trails and roads to miles of remote spots with very few if any ... people.
In Winter we request only AWD vehicles go down to this site or park up by farmhouse and hike in so you can easily get out.

Sunrise Farm was just what we were looking for. We opted for site #5 and this did not disappoint, we were surprised being so close to the pond that there were very few mosquitoes. The site and property gives you that remote feeling of solitude and at night we could hear owls calling out to each other.
A hike to the conservation trails was easily done and the red and white trails are really worth taking the time. Roy providing plenty of wood, kindling and cardboard to get out fire going Saturday night and a quick fire Sunday morning while sipping coffee and having breakfast.
Easily parked on site and provided level ground for our Rooftop Tent.
Five Star communication, excellent host and the feeling of solitude. We will return




This was a perfect Labor Day weekend for my boyfriend and I. He swam, I laid in the shade of the trees and read, we hiked in the forest, sat by the fire, walked around the property, and even went in Battleboro for a little bit. It was the weekend getaway we desperately needed. We're already trying to decide when we could go back because it was just amazing!
Note - get there in the daylight. We got a later start than planned and had a little trouble finding the turn but thankfully saw some other campers who directed us to where we needed to be.



Staying in Roy’s land was a magical experience! He took great care of us. There was plenty of room for 3 cars and tents. The pond is great for cooling off! It was fun wandering around some trails and exploring the property. I highly recommend this spot for some rejuvenation!
This is where you want to stay. Don’t stay at a state park, stay with Roy at Sunrise Farm. You’ll have privacy, room to explore and a great host. Took our 3 dogs and our van (3500 ext) to dougs pond. Had no problems getting down there. Anything longer or heavier might get stuck! Perfect spot. Hope to own land like it one day.

A beautiful serene spot, perfect for connecting with nature. Many birds fly about and even heard the coyotes howling one night. The site was level and grassy right on the small Doug's pond. A picnic table, fire pit, trash bin and a second table area to serve as a kitchen are present at this spot. The outhouse was clean and odor free. The swimming hole a short if wet walk away is large and circular the water was warm. Although it was a bit cold out for a human swim, my dog enjoyed muliple dips. Doug was a wonderful host and very responsive to our needs. Town is a short drive away and had a fantastic pizza place.

Absolutely gorgeous spot. My sister and I camped two nights hoping to help our anxious dog escape 4th of July fireworks. We ended up having the lower area all to ourselves as no one was camping at the Lilly pond site. Gorgeous site right on the edge of a big pond. Close to Wilmington and Brattleboro and lots of hiking. Roy was very helpful and communicative and even dropped off some farm fresh eggs at 9 am after a night of rain. Thanks Roy!
"Doug's Pond was an AMAZING campsite! We had our own little private pond (great swimming for our dog), with beautiful views and sounds of frogs croaking and birds chirping in the mornings and evenings... The site was also very quiet and private, and was comfortably set up with a picnic table, fire ring, cooking area, and garbage bin. I'd highly recommend this spot to others!

The site was beautiful, private, and overall a perfect – felt almost like glamping with the wood-stocked fire pit, the spotless porter potty and spring water swimming hole! The stars at night were breathtaking too. Roy was a delightful host, equal parts warm, welcoming, and helpful. He went out of his way to make sure we had everything we needed, graciously accommodating our later-than-expected arrival. Thank you for a wonderful long weekend! Will be coming back for sure.

Fantastic! The doug's pond site (site number 5) was secluded, right on one pond, and a short walk from another beautiful clear swimming pond. We had access to drinking water at the farmhouse, and were able to drive right up to the site. Brand new picnic table, great firepit, substantial flat area for tents, access to plenty of trails. We went in early September, and there were practically no bugs. Roy was friendly and welcoming. Highly recommend.
