Agricultural Bliss at Socks Farm

Amazing biking routes in Cabot, 10 min drive to Lamoille Valley Rail Trail and Cross-Vermont trail, 45 min drive to Kingdom Trails and Stowe bike path, and 75 min to the lovely Burlington bike path (14 miles along the shore of Lake Champlain, with views of New York's Adirondack Mountains.

Choice of multiple bodies of water: 10 min to Joe's Pond and Molly's Pond (Molly Brook State Park). Many more options reachable in 15-75 minutes, including Lake Willoughby, Lake Champlain, and Lake Mempremagog.

Lovely road walks right from the property, 15 minutes to Groton State Park, 45 min to the Green Mountains and points in the Northeast Kingdom region, 60 min to the White Mountains.

We are 45 minutes from downhill skiing at Burke Mountain, training ground for legendary racer Mikaela Shiffrin, and home of the renowned Burke Mountain Academy. Within a similar drive are Stowe, Sugarbush, Bolton Valley, Mad River Valley, and Jay Peak. For snowmobilers, the VAST trails borders one edge of our property...hop on and go exploring. VAST trail can also be used by cross-country skiiers, or just do a loop around our meadow acres. I manage an outdoor rink in Cabot Village Jan-March, and we keep lots of good loaner skates on site. No end of snowshoeing opportunities...hike one of the State Parks, or trek all the way up to VT's highest point, Mt Mansfield.

Wade in our pond or brook, 10 min drive to Joe's Pond and Molly's Pond (Molly Brook State Park), 15 minutes to Boulder Beach (Groton State Forest).

A number of bird species frequent this property: tree swallow, phoebe, American kestral, red-tailed hawk, northern harrier, pileated and hairy woodpeckers, flickers, mallards, mergansers, great blue herons, and of course assorted sparrows and warblers, chickadees, blue jays, robins, crows and ravens.... We also have several species of amphibian: wood frog, spring peeper, green frog, gray tree frog, American toad, and newts. Sightings of large mammals are rare, but coyote, fox, deer, bobcat, moose, and bear live in the area.

We have a few acres of woods, which is contiguous with hundreds more wooded acres. There are many local trails and hiking opportunities in the Green and White Mountains.

We have about 18 acres of open field, for sheep grazing and hay. We leave some areas unmowed and ungrazed for bird and pollinator habitat.

A year-round creek (tributary of the Winooski River)borders our property. A shallow river flows through Cabot village, accessible at the Cabot Rec Field, lovely for wading and playing.

Swimming is available at several nearby areas. 10 min drive to Joe's Pond and Molly's Pond (Molly Brook State Park), 15 min drive to Boulder Beach (Groton State Park). Per our insurance restrictions, the farm pond is off-limits for swimming (wading only).

We are a small working homestead & farm, using organic and regenerative techniques. We strive to improve the land every year, by building soil, planting native shrubs and trees, and maintaining flowering plants for pollinators. We grow a wide variety of vegetables and fruit, and raise sheep (summer flock of 24-ish) and chickens (summer flock of 200-ish).
