On SUNRISE FARM in EAST DOVER Vermont is on CONSERVATION land & features this new idyllic camping spot Away from the farmhouse  on our 72 acre farm. This site is alongside a pristine Pond we call the “LOTUS POND” (see Sign on dock for) with plenty of parking and big enough for several tents.

The “Primitive” (no power) car camping site is just below our Big Swim Pond above (which we encourage you to enjoy ~ see pics). You drive here with my guidance through a different entrance well past the farmhouse on the north end of the farm. Port a Potty is 200 yards away amongst the trees with a solar light for night use.

The water you have there is from the pond (we recommend boiling for cooking 10 minutes when cooking with it). Additional tested water can be found at our well spigot by the farmhouse for delicious drinking water.

Please NO Detergents or Soaps in the pond. We provide special camp soap, buckets.Dump dish water from the buckets we provide behind the site on the ground.

This unique site that is marked “Lotus Pond”. Great for Bird watchers as Herons, Eagles, Turkey Vultures, Hawks, Geese, Ducks and Osprey among other wildlife love our four ponds. 

Please take all trash with you ~so "no trace is left behind".

Firewood will be provided for a stone fire ring when you request it. Please do NOT bring your own Firewood to our Conservation Zone as we have been advised it can transport a dangerous Wood Beetle.  Our Firewood “Extra” is better value than what you typically find shrinkwrapped.

Lots to enjoy and this is just below the Big Swim Pond where there are no sites and this is the most private of all our sites here.

Great place to camp out. This spot was nice and secluded..Table, fire pit, starter and some dry wood provided. Definitely get some of their eggs- they're fresh from the farm up the road.

AMAZING. Sunrise farm is even better than the photos and Roy is a spectacular host. I really lucked out and came on a perfect fall day with excellent weather and no other visitors. Roy suggested I take site #4 instead. Roy was extremely helpful and communicative, giving me information on the property as well as recommendations for hikes and food in the nearby town. The wood provided for $10 was very generous and well worth it. The pond is spring fed and crystal clear. Great views from the top of the hill and lots to do nearby. My only regret was that I couldn't stay longer. I hope to return to this magical spot. 5 stars all the way.

Peaceful unplugged weekend

So peaceful, the perfect unplugged weekend get away. Roy was very responsive and helpful with all questions I had. He gave information on where to kayak and hike. We kayaked the Connecticut river, it was so beautiful we ended up spending the whole day there. The big pond on site was a great morning refresher. The lotus pond was very relaxing to have a fire next to. 10/10 recommend.

Thanks so much Jordan…took my new canoe down the West River and got out on that astonishing weekend… glad you enjoyed the Connecticut River… 406 miles into Canada and I am astounded so few people paddle it. Hope to see you again and do check out our other sites nearby in South Newfane Wishbone Left and Right (has Wifi) both have power, party string lights, picnic tables and great drinking water and Brook access. Roy was a great host - easy to communicate with and friendly. The Lotus Pond spot is a great area to camp - secluded, surrounded by rolling hills that catch the afternoon golden sun, lush forests, and a tranquil pond.

Hiking trails are close by everywhere in the surrounding area and the swimming pond above the site is a great post-hike refresher!

Clean, serene, and quiet. Roy has carved out a beautiful property from the hills of East Dover, and we are lucky he’s willing to share. The lotus pond site made good on its promise of the peace and privacy that we were seeking. Roy was a gracious host offering his knowledge of hikes right in his back yard to the greater area. Tons of services offered the camp wood bundles area great value by being covered when we arrived and including mix of logs and smaller pieces to get the fire going. 10/10 would recommend.

Roy’s property is beautiful and well maintained! We were particularly taken by the abundance of wildlife, the clarity and care of Roy’s instruction and the surprisingly clear big pond that provided a much needed swim! Would certainly stay here again and recommend this to anyone looking for either a quick get away or a longer retreat. Roy, thanks again, and hopefully we get the chance to meet you in person next time!

We stayed at #3 for two nights and had a wonderful time. The area around the site was muddy because of record-breaking rains in the weeks before, but the tent platform kept the tent dry. The site is very private and peaceful. There's no table, but there were three chairs and some large pieces of wood to sit on near the fire. The swimming pond was great too.

Roy is always very welcoming. This was our second time back, we love this site. So quite and peaceful. The weather was a bit touchy, Roy had a plastic bin for the wood, so we could have some dry pieces. I hate to give a great review and give up a favorite spot, but I highly recommend it! There is a chance to hear/see others as they use the swimming pond, but everyone is always respectful. The swimming pond is close to the site.
