Can handle 20 foot camper on "drive through" (inquire on entry point at south end of property not marked) on the grass or smaller by farmhouse on pad. 8 foot Picnic table, fire ring, cooking grate, prep table, benches that can seat 8 (if you book both Site 1 & 2), it’s own outhouse (with sanitizers), 30 amp and 110 power outlet (includes one standard three prong electrical extension cord), Drinking water line/hose (tested & delicious!) & more.
Site #2 is the NORTH Side or the Left Side of the Farmhouse with stunning 50 mile view of Mount Monadnock in NH...also has more parking for up to 4 cars and a 20 foot camper (easiest access site for trailers) on the pad...lots of places to camp there and both sites have 8 foot picnic tables, their own fire ring, several chairs & their own outhouse ... and one of our biggest sites. Look for string lights behind farmhouse if you are arriving late which we Do Not recommend as it is SAFER & EASIER to get situated on new sites WHEN LIGHT out. 30 Amp and 110 Outlet box, great Drinking Water line (tested), with electric extension cord.
Both Sites great GROUPS too - BOOK Site 1 and 2.
Both sites have WIFI within about 120 feet or so of the farmhouse... check your site first with your phone before you setting your tent if you need it.
If you must arrive in the dark late you will need to get situated without our guidance so be sure you have directions before arriving. These 2 sites are the easiest to do so & have soft solar lighting by Outhouse and String Party Lights connected to the farmhouse.
Our idyllic 75 acre Farm on QUIET road (please drive slowly there 25 MPH) is in EAST DOVER Vermont & has trails that connect to 2000 acres of logging roads that are suitable for hiking and mountain biking. We have 5 ponds on the property & wetlands behind our farm. The largest or our Ponds is great for swimming as it is clear artesian fed pond longer than 2 Olympic pools. (swim at your own risk... no lifeguard on duty).
There is another pond almost as big that few people find. Did you?
Please use the main big swim pond for swimming if the other ponds have campers... we keep the main pond free of campsites.

Hidden gem in vermont
I can say that this was one of my most unique and memorable camping experiences. I was truly blown away by Roy’s land. It is the kind of place you see painted in idyllic Vermont landscapes. The 2000 acre land (Yes 2000 not 200) is gorgeous and the pond adds a unique touch that's hard to beat. The views from the site are all stunning. The site is spacious, well equipped and provides a true Vermont camping feel. Picture perfect clear sky with stars and a fire. What more could you want from a camp night? Plenty of firewood was provided. Also this was one of the best sunrise I’ve ever seen in the morning. Within a few hours of being there I was already planning a trip back. I highly recommend this spot, and I had a great experience!
This is a beautiful location and our host worked diligently to ensure our stay was seamless. There was a wonderfully situated fire pit with plenty of firewood bundles available for purchase. The port-a-potty was clean and convenient and there was easy accessibility to water and electricity.
The big highlights are the view and the pond. Situated at 1600ft, the site has a stunning vista and the night sky is breathtaking. The private swimming pond is a huge bonus. On hot days is great to have a spot to cool off.
Note, the closest gas station/convient store for ice and other misc items is about 20min away, so just be sure to plan ahead.
Lovely sunrises at sunrise farm
Sunrise Farm was such an amazing stay! Roy was lovely, making us feel warm and welcomed (even though we never actually met him in person) from the moment we arrived. String lights, flowers, and a gorgeous view made for a picture perfect campsite. Several ponds on property for swimming, which we happily took advantage of t o clean off after our hike. Easy access to water, a large fire ring, and a picnic table made camp chores easy, and a newly dug latrine was quite quaint. All-in-all a 5 star place to camp
View absolutely breath taking best sunrise ever. Hosts are truly some of the nicest people you will meet, wish my camper was a little smaller VT roads are not always big rig friendly (40ft toy hauler 13'4''High) small bridges and covered ones make it very difficult and yes I'm very experienced driver (CDL). That being said such a wonderful week at sunrise. Ran into Yogi Bear eating berries off one of the old logging roads. The stars are something to see and agian sunrise is spectacular, truly stunning property.
Serene and beautiful
Roy’s farm was so spacious and beautiful. Hi here was a communal area with a grill and outlets. The views were amazing and so much better than expected. The other site was closeby so it’s not completely private but we didn’t mind. Thanks for our stay Roy!! Looking forward to coming back.
Our stay at Roy's was fantastic! We stayed at site 2 and had a great view of the sunrise every day. We also appreciated having the grill, fire pit, and running water nearby. The other campsite was closer than we expected but all in all it was a great spot to spend the weekend.

We thoroughly enjoyed our stay at Sunrise Farm. Roy was a great host and the property has plenty of space to unwind and explore. The views from the site were amazing and it was very peaceful and quiet. Would stay here again.
Summer in vermont
Had an amazing weekend at this Sunrise. Campsite overlooks a meadow and forest. There is also a pond where me and my friends floated with some tubes we brought. Complete with running water, electricity and an electric kettle which I used in the morning. Rented a canoe and I 10/10 recommend! We spent all day swimming. Roy is an above and beyond host. He knows all the spots and is very friendly and accommodating. He keeps the campsites stocked with supplies and really cares about everyone having a pleasant stay.
Gorgeous view and wonderful host!
Camping at Roy’s place was an absolute dream—-full five stars! The site is even more beautiful than can be captured in the photos, and includes wonderful hiking and a fresh swimming hole. Roy was truly a fabulous host, making sure that we were comfortable and giving us thoughtful tips on enjoying the extent of the property. This was my first experience with HipCamp, and I am completely hooked after this experience. I definitely hope to camp again at Roy’s place.
