Welcome, and thank you for considering camping with us. OneRiver Farm is 50 magical acres surrounded by 300+ acres of public access land in a beautiful mountain riverside setting. Located in Lincoln, Vermont, we are centrally located to the best of all types of Vermont outdoor activities. With a magic swimming hole, and over a mile of mountain river and brook frontage, there are ample on-site private water opportunities. Additionally, the New Haven River offers one of the of the best collection of beautiful swimming holes in the state. There are also 3 separate alpine meadow hay fields with mountain vistas to play in.
There are 7 beautiful and private walk-in sites, with 5 typically available for any given date. Each are a 1/2 - 3 minute walks from parking area, and each with a private composting pit privy. Each site was laid out to provide a unique camping environment. Please read the site descriptions and see photos before booking. Three of the sites can be made into double or group sites upon request.
Please note that a 2 night stay is required, however feel free to message me requesting a one night stay and I will attempt to accommodate. However, in my opinion, 3 nights are really needed to slow down to Vermont time, if that’s your goal.

OneRiver Farm is located at the base of the mythical Lincoln Gap Road, a mile from the center of picturesque and beloved hamlet of Lincoln, Vermont. The location is 7 minutes to the Long Trail, and 20 minutes to more natural wonder and Vermont-ness that you could ever imagine. Just ask for recommendations!
Lincoln has been considered an epicenter of positive energy, community spirit, and a draw to spiritual practitioners and communities for hundreds of. years, and was reenergized in the 60s and 70s. These OneRiver fields have also hosted gatherings of native peoples for thousands of years. 7 very private sites, with typically 5 available per date. Sites 2, 3, and 7 can can made into double or group sites. Please inquire.
SITE 1 is the original OneRiver Farm campsite. Home to innumerable great camping nights and located on the beautiful Garland Brook, the site is the heart of the camping area. With partial views across lower field to west yet still intimate and private, and a separate sitting area overlooking the Lower Field, it is closest to parking and swimming. This is our most popular spot and best for families. 1 minute walk to parking.
SITE 2 is located in a narrow maple grove between the lower field and the the New Haven River. It is the only site on the river. The river is wide and shallow at that point. 500’+ of private river frontage, and whole private area at the river-brook convergence to play in. Site is about 350’ from the not-very-busy River Road, and has a few periods of “some” road sound, however virtual none during most times of day and night/evenings. Can be made into a double site or group site upon request. 3 minute walk to parking area.
SITE 3 is a beautiful large site on Garland Brook with a long lovely frontage and good proximity to upper brook trails. It is the most secluded site, feeling much like wilderness. Can be made into double site or group site upon request. Favorite among groups. 3 minute walk to parking.
SITE 4 is tucked in the woods off the upper field. Beautiful views over the upper field and farm and Breadloaf Mountain beyond. Great view of Mt.Abe from field just steps from site. 3 minute walk to parking area.
SITE 5 Amazing BRAND NEW very intimate 2 person site just added on most magical part of Garland Brook, as it steps down over 4 times over a swirling stew of granite. Small tents only, however there are lager options away from fire pit .
SITE 6 CLOSED fir season.
SITE 7 is an open site tucked into the east tree line on the South Field. Sweeping views north and west over OneRiver Farm providing only site with sunset views, and view through Deerleap Pass. 500’ amazing private section of river with site, and well away from other sites. Great for large groups with lots of tents. Entry up dirt farm road off South Lincoln Road and through south hay field. 1/2 minute walk. AWD vehicles can drive to site to unload with permission..

Simple, satisfactory, solitude
We booked this site last minute on the busiest fall weekend and Tommie was so accommodating. The property is absolutely lovely and the sites feel very private. I would suggest bringing your own water. Tommie was able to fill up a jug for us, but it would’ve been simpler to bring our own. Also be aware that the privies are very basic (self-composting box with sheets or tarps tied up around a side or two for privacy). This was completely adequate for us but it may not be for some. Definitely beats camping at an overcrowded campground and the location is perfect too. We’d love to come back in summer.
This was our second time visiting One River. We absolutely love it here. The scenery is so beautiful, especially while the leaves are changing!
We’ve stayed in site 5 which is very private, tucked away in the woods with a quiet little creek just down the hill behind the site. Our dog loved running up and down to the creek.
This year we stayed in site 2, which is right next to the river and is absolutely beautiful! This one is a bit farther from the parking area but the wagon was helpful to bring all of our stuff over! We didn’t have great weather but still enjoyed the very serene beauty of this location. Waking up and sitting by the river in the morning was my favorite part about this trip.
Tommie is a very kind and thoughtful host who made us feel very welcome and at home.
We had a wonderful stay at Tommie’s farm! It was a lovely, quiet, & private site that had great views of the sunset & amazing views of the stars at night! Highly recommend camping at OneRiver
We stayed at site 5, the smallest one, and there was plenty of room for a two person tent, a small table for a camp stove, and chairs around the firepit. It is so close to the babbling brook that it was actually pretty loud for us, and we moved our tent to a small clearing a little further away which was perfect. The swimming hole right on the edge of the property was really nice, and less crowded than nearby falls. Tommie was a great host—he told us about the geology and history of the site, brought us firewood, and made sure the water carboy at the parking lot was full.
We had a wonderful time staying at OneRiver Farm. The campsite (#1) was very private, right beside a brook. Tommie was a great host and even delivered firewood right to our site. Wholeheartedly recommend.
Magical and sacred stay
This place truly is a special and sacred place. If it hadn’t been described that way in the listing, I would have described it now. It is palpable once your feet hit the earth. The view of Mt Abe is spectacular. I stayed in #1, but all the sites are great. The trail around the property is beautiful. I was tempted to stay longer, but had other places booked. I will definitely becoming back! Tommie is a wonderful person and I enjoyed getting to know him a little. And get some syrup! It’s the best I’ve ever had.
4 days of peace and nature
Large tent site next go a took. Tommie is super helpful. The area is beautiful. This campground is for people who enjoy aelf reliance, quiet and being close to nature. There is a genersl store close by. I highly recommend tge camping here.
What a trip!
A truly unforgettable place.
We came to One River Farm in celebration of our ten year anniversary and our best friend's birthday. We chose campsite 2, near the river, its a long walk from the parking area but close to the privy and the water, of course. The trees provided ample coverage from the sun and the rain. The field just above remained bright, sunny, warm, and inviting. At night, you could see every star in the sky from that field. Even on the coldest days, we found the allure of the crystal clear mountain water too enticing to ignore, so many beautiful places to visit along the river.
On our anniversary, The Eames Brother Band performed on a stage in the field, their music filled the meadow and traveled up the hills, we were surrounded in melody. That day my partner and I proposed to each other on the same wooden footbridge that connects the property to an expanse of forested trails. We will never forget this day, it was such a special moment for us, and I'm so grateful that it happened in this beautiful, magical place.
We also enjoyed visiting the cafe and shops in Bristol, about 10 or so minutes down the road. We got the BEST bacon and steaks from a local roadside stand, built on a trust system, so cool!
It's important to mention that packing in and out at this campsite is no cake walk! The parking area is at the top of a hill (and while there are 2 carts to help with the load) its a *steep hill* and a good trek along the perimeter of the field to campsite 2. It was certainly a challenge hauling 5 days worth of 3 people's camping equipment up and down, but in the end it was part of the journey, and it felt like an accomplishment.
We will absolutely return to One River Farm in Lincoln, VT, a truly unforgettable place. Thank you Tommie for having us!
