The site offers a 10X12 Canvas tent perched on a custom deck that gives you a spectacular view of the Canaan Cliffs of Water Canyon. The tent is surrounded by trees and to give you a very private and secluded experience. There are 4 cots provided in the tent all you need to bring is your own sleeping bag. There is picnic table and a sweet little fire pit with a custom grill rack to cook your food over the fire.

The views, hike, and nearby attractions are spectacular. There is one restroom, but no water facilities on our campground. However, 1 mile away, Maxwell Park provides fresh spring water and restrooms.

Best view imaginable for a drive in camp site. Deck with table was a big plus as were the padded cots. Great proximity to hiking and swimming spots.

Beautiful escape surrounded by wilderness and nature. Easy to find. It was raining, windy and pretty cold the day on our first night but the tent was good. The tent is not fully secured to the decking so it is possible for little critters to enter so don't leave any snacks/food in the tent no matter how little! The roadway into the campground is pretty flat - if you're driving to Tent 2 theres a small incline and gets a little bumpy. As it was raining the day we arrived conditions were a bit slippy too. Zip was broken in Tent 2 but there are velcro straps inside and out to close. We visited in April when night temps were pretty low so I would advise to pack plenty of warm clothes/blankets if visiting during that time. The ground where the fire pit is located is a little uneven and not much room to sit so we just stayed up on the deck. Its approx a 50-60min drive to Springdale where there are plenty of shops/cafes/restaurants. Theres a shortcut on the way that brings you on a dirt road. I used this a couple of times but its pretty rough and doesn't really save much time because you have drive slower. Its beautiful at sunrise and sunset. Toilet on site is clean. Overall a great experience and would definitely visit again.

This place was beautiful! The cliffs were amazing to look at and there was plenty of space on site. However, we came at a very, very windy time, and site #2 was not set up for this. Our canopy was not set up correctly and some of the straps and ropes securing it to the wooden beams were broken. Because of this, our tent was flapping all over the place and caving in on us - it was loud and uncomfortable and we had to try to prevent the cave-in by putting all our stuff up against the edges of the canopy, where it was almost falling off the deck. I'm sure it can be fixed, though, and then I would highly rate this place!

My family and I loved camping in tent 2 at Water Canyon Cliffside Campground. The views alone were enough to make the trip a memorable one. The tent was great and the cots were comfortable. My kids loved playing around the tent, making s’mores in the fire pit and hiking in Water Canyon. The location is great and gives easy access to so many of Southern Utahs treasures. We would definitely recommend staying here.

Our family loved camping at Brad’s land. The open 360 degrees views are mesmerizing and there is ample privacy from nearby camp sites. All amenities are great and the check in check out process was easy.

You would be hard pressed to find a better view to wake up to than Tent #2. The site has some drawbacks to be aware of, though. As stated clearly in the listing, the site is on a slope. As such, the only level place to sit is on the deck. If it's much warmer than 80, you may find yourself wonting for a level spot in the shade, but there's none to be found other than inside the tent.

We were disappointed to find that most of the hillside had eroded away since the listing pics were taken, and there was room for only two chairs uncomfortably close to the ring and a steep tumble if you get too far to one side or the other. Around the crackling camp fire is the quintessential place to be when camping, and it's just not camping without it. For a party of two, though, it will meet that need.

The tarp over the tent needed some work upon arrival. One of the ropes had weathered and broke, but with some tenacious ingenuity there was enough to mend it. Another of the ropes had been tied to a tree, pulling the tarp in the wrong direction and blocking entry to the platform. There is a post at the corner of the deck to which that rope was obviously intended to be secured, but who comes comes camping with a ladder? I don't, but I was able to scale the heights to refasten the rope where it belonged. The tent itself is in good repair, and the 3 cots that had pads were very comfy.

Overall the site was very nice, and with a little work it could easily be brought back to "outstanding!"

The zipper on our tent was unfortunately broken so we couldn’t fully close the tent at night. The fire pit is also located on the edge of the cliff so it was difficult to sit around it.

This was by far one of the most stunning campsites I have ever stayed at. It’s located a little outside of Colorado City. We went to Zion the next day and it was a reasonable drive. The deck and tent are perfect for making dinner and breakfast with 360 canyon views. The location is incredible, feels secluded, and has all the all entities you could need. The road is a little rough but our low clearance pull behind trailer made it up fine. Would recommend staying here. Also, there is no service at the site but plenty of service towards town. Great stay!
