The [email protected] is: spacious, quiet, private, secure, and aesthetic. This property is 40 acres of undeveloped ranch land with 4 RV / campsites. We are located 27 miles south of Moab (A 30 minute drive) at 6,800 feet elevation. The South-40 borders undeveloped ranch lands and public land to the south and west, a sparsely populated subdivision to the east and north . 

Camp sites have: power, water, Internet, potty / vault toilet and gray water drains. There are No SEWER hook ups at this time, & no showers. Access is via an all-weather, private, improved gravel, dead-end road. There is no through traffic or houses close by. This Property is totally fenced and front gate can be locked for enhanced security. 

Campsites 1,2,3 are located in a small valley sheltered from the wind. The east side has an old earthworks from a dry dam. Campsite #4 is on a higher location next to a plowed field. The South-40 has a “back country feeling”, with awesome mountain views, dark sky’s , dog and horse camper friendly!

NOTE, La Sal is an eclectic community of large ranches and small farms located 25 miles south east of Moab.  This “town” of 300 people is unincorporated with no zoning, no covenants and no building codes. So… people do / build what they want. Some local properties have a ramshackle / trashy/ funky look. It’s a place where a “nice house” might be close to home made TeePee and junk cars. The [email protected] is clean and clutter free. At higher elevation, La Sal is typically 10-15 degrees cooler than Moab.

Camps # 1 and #2 are large pull-through camping pads with 50, 30, or 20 amp electrical, water hydrant, gray water drain, Wi-Fi Internet, , fire pit, picnic table, shade arbor and potty but again, no sewer hookups. These are valley bottom, quarter-acre campsite with plenty of room for long and large RVs, LQ trailers, triples, or toy haulers. There is a large shade arbor and fire ring for shared use.

Camp #3 is a smaller site in a valley bottom hillside alcove. Camp 3 is a back-in pull-out site suitable for: camper vans, tents, truck campers, smaller RVs, and travel trailers under 16 foot. Camp 3 has only 30 amp or 20 amp electrical hook up, water hydrant, internet, potty and gray water system, fire pit with cover and picnic table but, Again no sewer hookup. This camp has a shade sail and smaller fire ring.

Camp #4 is a hilltop site with a large long gravel pad. This site has 50, 30 and 20 amp electrical hook up, water hydrants, internet, but no sewer hookup. This site requires either pull in and back out or vice versa but it is very spacious!

There is plenty of additional room for parking trucks and trailers if you are bringing “toys”. UTV’s ATV riders are welcome but there is no off-road travel on this property! All vehicles MUST stay on roads. There are many recreational opportunities close by including, the cameo cliffs/hook and ladder UTV trail network, And LaSal mountain trails that require no trailering. Direct driving access from your camp. We are animal and horse friendly but pets must be in your direct control or on a leash. If your dog roams away, alone. they may be “treated harshly” by cattlemen or livestock owners especially during calving season. Campfires are permitted (when conditions allow) firewood is available for purchase. Other amenities offered for an additional fee are: * portable horse corral * stock tank * Hay ( Grass or Alfalfa) * firewood * Group camping (contact me before booking) * outfitters kitchen available to groups. Features: 120 sq feet Canvas wall tent with metal frame, food prep area. Propain burners, woodburning stove, lights., tables and chairs.

Note, this campsite is NOT A party place. A few beers around the fire is fine but please NO: late night, loud music, shouting, yelling, shooting etc… No discharging firearms without the owners direct permission.

Very friendly host, well set up site, particularly for RVs. Quiet location. Good wifi. Ground is a bit hard for pounding tent stakes, bring a mallet.

This spot was beyond awesome. The farm was private, with amazing views, and weather way cooler than the Moab area. Every amenity you could ask for, clean, and in general just fantastic.
Great location for Moab, Needles, Arches, but away from the crowds.
We felt very safe, never had any problems. Our hosts went beyond being nice, spending time telling us about the best hikes, their secret places, and the interesting history of the area. Shared their knowledge and love of horses with us as well.
Don't hesitate to seek this spot out.

Our host thought of everything…right down to scenic views while sitting on the john. The selfish me wants to avoid saying what a nice campsite this was, thereby securing availability for my (already scheduled) next trip down there. The honest me can’t say enough good things about South 40. Thanks Stephen!!

We stayed here with our trailer and it was AMAZING! It’s secluded and the sky at night is absolutely gorgeous. We enjoyed the little neighborhood dog that occasionally wandered over and was so cute and friendly. It was a bit windy while we were there so you may encounter that during your stay but other wise very communicative and friendly host!

The campsite was clean and easy to find with the instructions the camp host provided! Beautiful views and unique experience to stay in an area rich with history. The site felt private and safe, and the water was delicious!

I loved the campsite so much that I couldn't leave! Extending my stay was easy and I'm glad I did. Both the host and the grounds are amazing, and as a solo queer traveler, it was so nice to feel welcomed and at ease. <3

Newly made site. A lot of thought was put into it. Seems like you are in the middle of nowhere. Easy to get to. Nice clean outhouse. Sites are close together but it's only three so no big deal. Much nicer than many alternatives. I would recommend.
