We have tried to remain true to our core values when we decided to share our property with campers. Our main concern here is for the impact to the environment. Because we live over the Edwards Aquifer we pay close attention to water usage. In our home we use 90% rainwater. The camp toilet and shower are also rainwater. The toilet flushes into a conventional septic system. We want to be clear that this is not KOA or Jellystone Camp, these are private owners sharing their beautiful land with folks who can appreciate it. We work hard to keep things clean and safe for our guests. If you have any concerns please notify us through the Hipcamp forum before booking a reservation, our goal is to have HAPPY CAMPERS.
Please be aware that this is a totally awesome property but may not be suitable for small children . I have several homemade disc baskets to enjoy some disc golf .For those that enjoy ball golf Bring your clubs and I'll sell you a bucket of golf balls to drive. I also have ring toss and a large trampoline. The property has an expansive feel to it with a minimal amount of traffic. There are only 3 properties beyond mine on a dead end road. The evenings are a special time of the day. the sun drops the breeze picks up and you can exhale the day away. The stargazing is awesome with a pair of binoculars or a telescope.
Please be considerate and arrive at camp during daylight hours. It is easier to set up camp and for me to show you around. This may take some extra planning on your part but will insure a seamless camping experience. We work on the ranch from sunrise to dusk and when the sun goes down we like to relax. If you have extenuating circumstances that prevent you from getting here during daylight hours please inform us of this well in advance and we will work with you.
San Marcos also offers it's own share of things to do and places to go. There is our awesome newly remolded library, outlet mall, Texas State University (and all it has to offer to the general public) and much much more.

Uncommon texas camping experience
John is an extraordinary host ensuring a great camping experience. He knows San Marcos and Central Texas backwards and forwards having lived at this ranch for 30 years. He is very resourceful in terms of making sure the stay is comfortable for his guests.
The site is an expansive area of 20 acres with trails. It's incredibly quiet at night and great for stargazing. There is a good degree of privacy around the site so you do not feel like you're in the backyard of someone's house. There is more than ample room for activities, fires, sports, and picnics. The location is also ideal for trips to Austin and San Antonio (both under an hour drive).
The overall vibe is very uniquely Central Texas in the plants, trees, rocks, and overall landscape. It's also beyond awesome that John maintains a ranch with eco-conscious values as with recycled materials in abundance, large compost areas, native plantings, and water conservation on site.
John was immensely helpful and so friendly. We felt very welcome and safe. We are novice campers and he taught us how to start and maintain a campfire! He came to check on us frequently to make sure we were ok and had everything we needed and helped us gather firewood and also clean up our tarp which got extremely muddy in the rain! The site we camped at was clean, had a dishwashing station and there was also a rainwater flush toilet on the property a short walk from the campsite.
The best campsite and host!!!!
John’s property was even better than we expected. The campsite has a good sized firepit and plenty of room for a few tents and tables and lawn chairs. There are disc golf holes around the property and also a trampoline. The bathroom is basically a flushable outhouse and it was well kept. John has 3 dogs and they were friendly with our dogs. John was also was very welcoming, helpful and all around a great host. He didn’t mind our music at night which was a nice change from most campsites. I will definitely be staying here again!
Had a great stay on john’s land!!
We had such a great time staying on John’s land. He did a great job setting up a cozy campsite and was very warm and welcoming. We brought our two pups with us and they may have even had a better time than we did. John has a couple dogs as well who are very friendly.
We got to have a couple beers and share stories around the campfire with John.
The bathroom John built on site is a great luxury to have while camping as well if anyone is nervous about wanting access to a restroom close by.
Waking up under the huge oak was a cool experience.
We highly recommend staying at John’s for a great getaway!
This was the perfect little get away out of the city. John was a fantastic host and it's clear he's put a lot of work into making your experience enjoyable and comfortable. His puppos were super sweet and made for the cutest welcome party and got along well with our 3 dogs! We will definitely visit again.
I recently stayed over night on John's property. John was a fantastic host. He met me at the gate and navigated me through the property to the campsite. The campsite was large, well equipped and private. John showed me the nearby amenities and gave me a rundown on his time on the property. The night was quiet, relexing and peaceful.
One recommendation is have for any future campers is to buy your firewood from John. What you get is much better wood and much better value then what you'd get at a store.
Beautiful land, great host
John was a great host and jumped right in and helped me put my tent up. He also made sure we had everything we needed and even brought us some homemade chicken soup which hit the spot on a cold night. I would recommend this spot. I would have to say the restroom facility isn't really functional, but Everything else was great. Private and primitive. Two thumbs up 👍
Well laidout sites w/ friendly host
A well laid out, safe, and fresh set of campsites with a responsive, knowledgeable, and socialible host!
We chose keep reservations we'd made a month out despite some pending weather conditions and John was keen to be both prepared and bon-judgemental the whole lead up and even while setting up camp! Absolutely insurmountable in our 1 night snowy experience, with extra wood to buy and other clutch resources.
The property has large and smartly placed fire pits, bathroom, and walking paths. You'd have to be a pretentious hotel dweller to think this place is anything less than awesome, especially for "bleak ol Texas". Also a reasonable but not dense amount of tree cover.
There isn't unlimited parking so carpooling is my recommendation.
Some sites are kinda close to a sparsely used street- we never saw lights but could hear an engine or 2 carry their noise to us on the wind.
Nearest convenient stores are 10-15min if theres any urgency for extra supplies.
John can be as helpful or hands off as you'd like, 2 chill dogs were there only at first check-in to roam about and meet us..
