If riding ATV's or snowmobiles, this spot is closest to the trails! We have a small camp on this spot that we stay in on most weekends. There is a tent/camper site on the side of the yard.  Parking is also available in the door yard.  These spots have access to an outhouse that is fully stocked with anything you would need. There is also a picnic table and large fire pit. The second site is for the remote camper! These spots are at the end of the property tucked in the woods. The property is equipped with an outdoor kitchen, gazebo with fire pit in the center, firewood bins full for purchase as an add on through hip camp, two kayaks with life vest no extra charge to use them just make sure that after they have been used they are rinsed off and put back into the original placement. property has power a functional toilet in the cabin along with a shower, also there is a Porter potty insert outhouse. There are three beds inside the cabin, bunk bed with a full size on the bottom twin on the top and a futon couch ***bring your own bedding, towels washcloths, paper products, plates, silverware** This Camp is rented through an honor system and because I rent it this way it saves you money by not paying all the cleaning fees like Airbnb, but you must leave the camp in the condition you found it or better taking anything brought to the property away ** especially trash or anything in the refrigerators** at your departure date. For first-time guests arriving by road, you will need to be guided in---the property is impossible to find on your own (no gps, no map). If you arrive by road, please note that you must park (free/overnight/safe/secure) at a narrow trailhead and walk to the lakeside sites about 1/4 mile down the hill. We are happy to help you with your gear and have a couple of wheelbarrows and sometimes an ATV. So unless you want to RV/truck/car camp at the trailhead (definitely an option), it is tent-only camping on the lakeshore and garden sites. Please don't ask if you can drive your vehicle right down to the site---we don't even drive our own down. However you decide to arrive, we are happy to guide you at no extra charge. We do have cellular phone service on site and shoreline but NOT on the logging road in. [There is unfortunately no way for us to make the property accessible for guests who need the use of personal mobility equipment. This beautiful, historic property was one of the first to be settled in the early 1800s. The credited first settler in Charleston, Vermont; Abner Allyn and his family owned this farm for 100 years! Frank is a really nice guy and has a beautiful property. His land is tucked away deep in the woods down a dirt road. His house is on the property, but he’s got a really large lot of land with beautiful views of nearby mountains. I stayed on his property in winter, and he was super accommodating, he plowed for me, helped me pick out the best spot that would be shielded from the wind, and even provided me with an extension cord for power and some wood. I’ll definitely be back. He’s got amazing views and a very private feeling property. He even offered that I could stay in his finished lower level if I got too cold. Cool property and it’s really close to Mt Pisgah where I was doing some hikes.

Anthony's venue made one of the most memorable trips possible for my friends and I, as we made space away from our day jobs. The camp is remote, scenic, and close by to most necessary resources (there is a LaPerle's market a few minutes drive away with everything we could imagine!). Additionally, there is a beautiful waterfall just 15-20 minutes away called Beaver Brook Falls with small trails and picnic benches. Despite NH being on drought warning and our group not being able to enjoy a campfire, we felt no setbacks in our plans. On top of this, Anthony provided excellent turnaround in communications and incredibly gracious accommodations. Excellent camp, even more amazing host. I would recommend this hipcamp 1000/10!

The site was really easy to find with plenty of signs along the way. We arrived at sunset and left the next morning, didn’t have to check in with the host. It’s tucked away from other campsites, so it feels private and peaceful. There’s a nice mix of shaded areas and open sky for setting up a tent or hammock, plus lots of space to park right next to the site. Everything you need is already there - fire pit with plenty of wood, picnic table, and benches. All in a quiet and private setting. We even saw a few horses while driving in and out, which made it feel extra special. The road leaving the farm has beautiful views, especially in the morning light.

This yurt stay was peaceful, well-appointed, and thoughtfully designed from top to bottom. Everything inside had a clear purpose and was arranged to make settling in feel natural. It’s clear a lot of care went into creating a space that supports rest without distraction. The scenery surrounding the site was a real highlight—wide, uninterrupted views that made even quiet moments feel expansive. It’s also very secluded, with a strong sense of privacy. Communication with the host was smooth and prompt, which added to the low-stress feel of the whole trip. One delightful highlight: they make their own maple syrup on the property, and it’s excellent—rich, smooth, and clearly crafted with skill. If you’re looking for a place to unplug without giving up basic comfort, this is a solid option. Balanced, quiet, and beautifully situated.

This is a great little spot! You can tell a lot of love was put into it. The outdoor kitchen was our favorite thing- even in the pouring rain you could cook a good meal on the flat top and then eat it under the gazebo with a fire. It’s on a dead end road, and not a single person passed the cabin all 4 days we were there. Extremely quiet. You can ride ATVs right from camp. Everything you could possibly need is available. And the surrounding location is absolutely stunning. The only downfall for us was the sulfur smelling water, the warm shower water only lasting 5 minutes (so for two people needing to shower after off roading in the mud, that was a little rough) then it’s cold. There were some crumbs and stains on the counters, the toilet, shower, the fridge, and toothpaste stains in the sink - but I guess that’s to expect with there being no cleaner. And that’s not the hosts fault- some campers just don’t follow the rules. All in all, we had a wonderful time and plan on booking another trip for next year.

Absolutely sweeping views! The yurt has power. Hot water shower outside with a sink behind it. We went in the rain and staying dry was absolutely no problem at all. I cannot get over how beautiful the land is. When I say sweeping views, I mean you can see many, many mountains through the door of the yurt. Morgan was fantastic, friendly, and hospitipal. What a beautiful and well laid out location. There are different sections of camping, depending on what you like. Large fields with a very nice little stream off the back of the property where you may be lucky to catch some horses playing in the water. The tenting area looks amazing - amongst apple trees and along the river. The owners are present and attentive. We messaged them about a boisterous neighbor after quiet hours and they not only kindly addressed it at the time, but followed-up the next morning. Bonus; The store has a little of everything you could possibly need.

This beautiful, historic property was one of the first to be settled in the early 1800s. The credited first settler in Charleston, Vermont; Abner Allyn and his family owned this farm for 100 years! Our family began restoring the farmhouse as well as beginning a small regenerative farming operation in 2022. Currently we have a small flock of broilers and layers, turkeys, ducks and guineas. Our birds are fed an organic feed local to Vermont and are pasture raised. Freya an Luna are the Great Pyrenees' about the farm. They protect the flocks from predators. They are working dogs and have access to the entire property. For this-and other reasons, we discourage bringing pets to the farm. A sweet brook meanders through the property which all sites have access to as well as stunning views of bald mountain. Lovely farm views throughout the seasons. Multiple trails for exploring can be found on and off farm. Trail heads to multiple mountains are within a few minutes of campsites. Lake Willoughby is a short 4 miles away, 7 miles to Island Pond, as well as endless hiking, biking, fishing, canoeing and more.

The Stephen Phillips Memorial Preserve Trust offers a unique camping experience, combining the beauty of Maine's wilderness with a rich history of conservation. Established through the vision and generosity of the late Stephen Phillips from Salem, Massachusetts, this preserve encompasses over 6,000 acres of pristine land, including more than four miles of untouched lakeshore. Lying on the shore of the placid, 2,000-acre Lake Francis, near the Great North Woods’ Connecticut Lakes, this state park is home to lush forests and rolling hills that provide the perfect setting for a range of activities. You can canoe, kayak, and fish on the lake or take an ATV out for a spin on the park's trails, which connect with the 1,000 miles of trails for OHV riding in Coos County. Lake Francis Campground has 45 sites including nine sites with water/electric hook-ups and nine sites for ATV camping, from where riders can head directly out on the trails.

Tips for snagging a campsite

  1. All sites are offered by reservation but first-come, first-served camping may be available if all sites have not been reserved.
  2. Bookings can easily be secured online or by phone, up to 11 months in advance.
  3. Double-check your booking: Fees are steep for cancellations made within six days of scheduled arrival, and come on top of a non-refundable reservation fee.

When to go

Lake Francis State Park is open year-round but the campground is typically only open from Memorial Day through Columbus Day weekend. As the main draw is the park’s lake, summer is the busiest season, however, ATVing, snowmobiling, and snowshoeing are all excellent in the off season. Note that the park is typically not staffed in the off season, so you’ll need to bring your own equipment.

  • Canoe rentals are available in the park.
  • There are several grocery stores within a 10-minute drive.
  • Pets are permitted but must be leashed and supervised at all times and are not permitted on the beaches.

Lake Francis campground
I loved this campground. This was the first camping trip I took my dog on and it's a great spot to take an active pup. We stayed at site #42, which is a carry in-carry out site. It's far enough away from other sites that you can't hear anyone, but can enjoy the sounds of the water a little ways away. This site has a deck, picnic table and fire pit. The deck has hooks to tie up a hammock, or in my case, my dog! I could let her roam while I made a fire, set up camp, etc. This site also has paths from the campground to the fly fishing area so although the site is secluded, there were other campers walking by. The campground was very accommodating and it's close to other lakes and places to hike! Definitely would go back!
