NOTE: Groups of eight or more are required to rent a private porta potty. Please add it to your booking through “extras” or arrange it with the host prior to arrival. Should your group grow in size we can arrange a private john with notice and accept payment on the premises.
Several campsite options exist for tent, car, van, motorcycle and RV camping. We are a 95 acre working farm raising the wooly Mangalitsa pig on a half mile of river that offers serenity in a pocket of wilderness 1 mile off of I40. The property is rolling pasture with forest stands, three streams as well as trails and farm roads for hikes leading to 360 vistas. Three horses, two adopted burros and six goats round out the charm. Check in is BEFORE 5pm. Please contact hosts for exceptions.

HOW TO FIGURE YOUR NIGHTLY RATE
The per night rate is for each vehicle and we charge for EVERY vehicle that is in your group. Rates are higher on holidays and weekends.
Each vehicle grants the admission of four campers. Extra persons beyond four (in one vehicle) are $7/person per night.
If your group has two vehicles this grants you 8 guests.
Additional person fees apply when you exceed the number allotted per vehicle. Select a $7 fee for each person for each night. For example, 2 extra people for 3 nights is a total of $42.
EXAMPLE
Vehicle 1 for two nights (at $59/night) with 4 campers = $118
Vehicle 2 for two nights (at $59/night) with 5 campers $118 plus (one extra person staying two nights) $7 plus $7 = $$132
Booking Total for this example = $250
Checking in before 5pm is requested. Later times may be available with prior arrangement. Our farm is very dark and navigating at night is difficult. Please contact Catherine directly so you can be checked in safely and accommodate your schedule. NO CHECK-INS AFTER DARK.
Site 1 ROCKS is the main riverside campsite and is located just past the four-board horse pasture. This area hosts our "Game of Thrones" firepit, flat grass areas, picnic table and options for shade and sun. Cooking outdoors is a snap with our dedicated fire-ring topped with a stainless steel grate. Charcoal works very well.
This site is pictured in the background of the photo with three horses in the pasture. Gravel leads to this site and it accommodates RV's, cars, motorcycles and multiple tents. Great for a large group. Back in to the site~ we think a trailer of more than 30' may have a bit of difficulty, but it can be done. Your call! Suited for several cars or two cars with trailers or two to three RV's.
Site 2 THE KNOLL is a flat raised site that overlooks Site 1 though you do not see the campers that are residing there unless standing at the very edge. This is a favorite for RVs as the views of the area farms, the glow of the fire and the sounds of the river below make for a mesmerizing setting. This is a flat knoll (that is high on the right side of the picture with the three horses) that will require minimal leveling. Gravel leads to this site. Suited for several cars or buses or cars with trailers or several motorhomes. Offers a firepit and picnic table.
Site 3 RAPIDS is riverside, opposite the horse pasture and four-board fence and envelops you in the sound of rushing water. Gentle grassy slopes lead to the water's edge while views across the river are of rugged forest and cattle. Build a fire and enjoy the eagles, turtles and cranes that grace the river. Sun & shade. Recently renovated using locally mined boulders, this site is now accessible by walking from your car down a stone path (15 yards) to a pea gravel campsite with firepit and picnic table.
Site 4 SHOOTING RANGE is nestled in a grass pasture bordered by the Dawn Branch creek and the Pigeon river. A large adjacent bamboo stand provides deep cool shade and the open air shooting range structure provides a covered deck and table surfaces to set up camp. This site is across the creek and gravel road from a few pig paddocks but we assure you there are very few animals in these pens; certainly not enough to create an unpleasant experience. Suited for several cars or cars with trailers under 20' or RV's under 20'. Firepit and picnic table.
We have a livestock guardian dog named Stetson on property that roams freely to ward off coyotes and other predators He is a very large, sweet and friendly dog that we rescued two years ago. He will come say hello but shouldn’t be a nuisance to you. Please refrain from hugging him or grabbing his collar as he was abused in his early years. He will happily redecorate your campsite should you leave your garbage out. (Smiling) Please don’t hesitate to contact us if he’s a nuisance.

PORT-A-JOHN
If you want to have YOUR OWN PRIVATE Port-a-john we are happy to rent one for you. If you have a group of 8 or more we REQUIRE that you rent one. We can usually work this out with a few days notice. Otherwise, we have two port-a-johns on site, each serving 3 to 6 sites. Select the Extra Port-a-John at check out.

LOCATION
We are 1 mile off of I 40, 17 minutes from the Blue Ridge Parkway, 15 min. to Maggie Valley, 10 min to the Elk at Cataloochee, 25 min to Cataloochee ski area, 10 min to Lake Junaluska and 15 min to downtown Waynesville. Asheville is 20 miles to our East.
PORK AND WATER
Fresh spring water is available through our private well. Mangalitsa meat available for purchase on the farm (Hip campers enjoy 10% discount on most items) and there is a charming yet well supplied farm store two miles away, Presnell's Market. We have a few convenience items to purchase also i.e. ice & charcoal.
GROUPS
Groups are welcome with prior arrangements through host, Catherine. Please do not hesitate to inquire how we might accommodate your reunion, party or conference. We have the space to park multiple RV's and erect tents for gatherings. Private chef services are available including BBQ's and roasts!

We loved our 2 night stay at the farm! It’s such a beautifully kept property. Driving to our site we saw horses, donkeys, and pigs! Catherine was so welcoming and informative. Our site had a large pit fire, cooking grill, outdoor dining furniture for 4, lots of shaded areas, and a short path to the river! Time flew while there and we’ll most certainly be back again!
This is beautiful and magical land. At dusk, I took a walk and saw thousands of fireflies lighting up the land. They were everywhere. My favorite spot was at the Adirondack chairs by the river. It was a great place to have a happy hour drink and relax. I highly recommend this beautiful and peaceful place!
This is the perfect campsite. Catherine and Rick's valley is just stunning. We had an absolutely wonderful 4-day stay, which we extended because it was so great. Very memorable. We stayed in the Rapids site. It was perfect for kids (1 and 4) and adults to play, swim, paddle and fish. We all enjoyed visiting the farm animals every day, and doing a daily hike up to one view point or another on the property. Catherine was quick to respond to questions and super friendly. We were so happy to be able to eat some of their produce from their special pigs - the best sausages we have had in years! Just 2 miles down the road is an adorable produce stand with all you need and very delicious local fruit and vegetables. The campsite is just an hour from famous Smoky Mountain bikes, and 20 minutes from the Blue Ridge Parkway and larger convenience stores.

It was picturesque, serene, and amazingly well-kept. The location is tucked away from the hustle of city life, giving the impression you are totally off-grid, while only being a few minutes from lots of fun little communities and downtown Asheville. Catherine and Rick were so very welcoming, we thoroughly enjoyed our time on their farm and hope to be back soon.
We had a wonderful time. The farm and river were beautiful, and there was plenty of space between campsites. Catherine and Rick were very hospitable. We hope to go back soon.

Best campsite I’ve ever been too. The farm is absolutely beautiful, being able to roam all of the open areas is an amazing touch. Some of the best sunsets I’ve ever seen from of the top of the farm. I’ve been missing the sound of the River since the day we left. Host are amazing and accommodating. I can’t wait to come back again this summer.
