Sam’s property offered a secluded getaway with easy access. Even in the winter months, the cabin stays toasty warm. The deck is an awesome place to prep and cook meals. If you’re looking to use the hot spring in the morning- keep that fire going all night! We were expecting a nice hot soak and hopped into a near ice bath. Overall a good stay- we’ll be back during summer.

Weekend get away
The layout was nice, the theme and concept were great. Only thing we would suggest is bringing an air mattress. The futon mattress was very uncomfortable on the floor. The hot tub was nice, once you get the hang of keeping it hot. Sam did a great job of welcoming us and he was very attentive.

Perfect little retreat!
This is truly a magical spot! Sam has done an incredible job of highlighting nature with this site. The cabin, while tiny, was very cozy and warm and is thoughtfully built with battery operated lanterns & waterproof color changing speaker that can also go in the hot tub. The sound of the creek lulls you to sleep at night and the propane heater keeps you plenty warm.
I think the only con, which may just be an unavoidable circumstance of design, is that the hot tub never got super hot - maybe 80° at best? I believe it’s filtered constantly with the fresh mineral spring that runs through the property and so by design, it’s hard to keep piping hot. But that didn’t stop us from enjoying it a couple times during our stay!
Town is super close so despite feeling secluded in nature, if you forgot something, it’s super easy to grab. The locals were also very friendly and welcoming. We checked out and highly recommend the Downsville Diner, Danny’s Restaurant, the Schoolhouse Inn, and of course, the Roscoe Beer Company. We happened to visit on the same weekend WinterFest was happening and we had a BLAST!
Last but not least, Sam was an incredible host. He was there for anything we needed without being intrusive at all. Prob one of the best hosts we’ve ever had thru both Hipcamp and AirBNB.

Great place - quiet, and extremely well thought out both inside and out. Note that in winter, you'll need to provide your own water. Plenty warm during a snowstorm!

I had a mixed first experience with Hipcamp. The site is designed thoughtfully but the mismatch in expectations and inconsistent communications made it an uncomfortable experience that I would not repeat so I thought transparency would be fair.
It was a booking from the night before. I missed an email on the morning of requesting an ETA. I am used to automatic or flexible check-ins. Host seems to have waited to check us in. Wish he had texted or checked again since I am typically responsive. When I responded that evening, host messaged "no worries". There was no response to a subsequent inquiry about additional firewood until after check-out.
At check-out, we were running 45 min behind cleaning; the dumpster and parking spot are a walk. The host messaged asking to know how much longer we would "delay housekeeping". I apologized and said we were leaving then. He messaged a few hours later expressing great disappointment at the "litter all over the floor". I reviewed my pictures of the floor and site on our way out. It is hard to see much so I am surprised by the level of expectations since cleaning equipment wasn't provided.
Because it is winter, I didn't mind no potable water, no shower, and a hot tub that was too cold to use b/c temps maxed at 75 (surface was 95, bottom half was icy) with no additional firewood. But after experiencing the host's standards and disappointment to campers, it's only fair to note that the listing was not reflective of the lack of availability.
