Looking for a personal retreat or get away ? Escape to our beautiful, RUSTIC 32 acre wild homestead / farm. A lovely balance between wild and tame. We are 10 minutes from the Potomac River, 10 minutes from Opequon Creek, 20 from Antietam Creek and 30 minutes from the Shenandoah River. Harper's Ferry is 30 minutes way and downtown Historic Shepherdstown is just down the road. We are also close to several state parks. - What do we mean by "RUSTIC" ? The camping experience we offer is about unplugging from the modern world , getting back to basics, slowing down and re-connecting with the land. Simply put, this is CAMPING .... not glamping. (Our Cosmic Cottage is also rustic, despite the amenities that come with it). - CAMPSITES and TREEHOUSE - No electricity or wifi on the land. Campsites and TREEHOUSE are nestled in the woods. So although your vehicle will be parked within 50 ft or so from site, you cannot pull directly up to the site and get any closer because of the trees. - SHOWER and PORTA POTTY - roughly a 5 minute or less walk from sites to shower and / or porta potty. Shower hours are 8 am- to 8 pm. The shower has hot and cold running water . You can drive to the shower if you need to. - RESPONSE TIME - This is a working herb farm/ sanctuary and we so do not always have our phones on us. We will make every effort to respond to you within a few hours. Please be patient and you will receive a response. -BOOKING - If you are interested in booking and / or availability, go to the HIPCAMP BOOKING CALENDAR and enter the dates you are interested in. for the most up to date accurate info on availability. - Feel free to wander through the herb gardens, eat your meals in the garden pavilion (we have picnic tables there and hammocks), get your Zen on in the meditation hut , and stroll through the woodland medicine path where we grow endangered and at at risk plant plants. (heads up.. the woodland medicine path goes to seed by the Fall and is usually munched down by the deer by then, but is still a nice short stroll in the woods).

Another Lovely Spot In The Woods #1
This tent spot was perfect. Nestled on a peaceful, eco-conscious herb farm, it felt like stepping into another world; one where time slows down, the air smells like lavender and mint, and the night sky actually glows with stars. The campsite itself was simple but perfect: flat, well-maintained ground for our tent, with plenty of shade and privacy. There were thoughtful touches everywhere — a composting toilet that was clean and easy to use, with a rain-fed sanitation station, and a super comfortable and private outdoor shower. It’s clear the hosts care deeply about the land and about creating a gentle footprint. The atmosphere was mellow and welcoming — think wildflowers, herbal gardens, and wind chimes swaying in the breeze. There is a large covered pavilion where I ate my dinner and updated my journal. If you’re looking for a spot with good energy, real connection to nature, and a little off-grid charm, this is it. I'll definitely be back.

Cosmic Cottage
We had a wonderful time Sacred Roots. The Cosmic Cottage was adorable and cozy. We appreciated the fire pit and thank the previous occupants for leaving behind the extra wood. Jay was responsive through the Hipcamp app and Hillary was warm and hospitable when we met her in person. We could really feel the love and care that goes into maintaining Sacred Roots and we’re excited to come back as soon and as often as possible.

Tiny Treehouse on the Farm
I really enjoyed the treehouse. The land that is was on I can sense the positive and holistic energy. Chakra energy spotted along walks. I love what I saw being build. I can tell this property is going to be one of the best healing camp spots. It’s already so great and I love the vision that I see already there and being added. Can’t wait to go back

Great place no matter the season
Cosmic Cottage
I loved staying here so much! I came at an odd time of year—end of November—but it was still so gorgeous and I can’t wait to come back in the spring to see things in bloom. The outdoor toilet was the nicest I’ve experienced, the shower worked well (and had a fun painting on the door), the Cosmic Cottage is adorable and cozy, and everyone I met was friendly and helpful. I definitely wish I’d managed to arrive before dusk, but the directions were good enough I still found it without much trouble. Two weeks felt like too short a stay!

Tiny Treehouse on the Farm
Hillary is a great host, and everyone that lives on the grounds are good people. It’s such a caring environment and intentionally curated space. And when it dropped to 34 degrees, Hillary was more than accommodating to me and my son to move us to another site! Looking forward to staying in the tree house in the Summer time and reupping on my elixirs and tinctures 🙌🏽
