Limited privacy, but good overall
Overall Marvin was a very accommodating host. The property was great w/ plenty of space for the various tents & vehicle sleeping set ups across our group. We opted to set up most tents closer to the gate vs near the river, so maximize hang out space as it wasn’t a huge area. The neighborhood itself was kind of sketchy & quite loud, especially at night (cars revving their engines, loud music, someone using an impact driver at 3am.) We were glad the property had a gate. None of this is controllable by the host, but is good to know especially if you’re a light sleeper.
Our group of 12 was only there Fri-Sun but on Sat morning, it was discovered that the system “septic” was full & it ended up needing to be pumped. The host was quickly on top of it & got someone out that morning, but it was a minor inconvenience & this seemed preventable, as we had only been there ~12hrs.
It’s worth noting that though the listing specifies the host lives directly on site, it was unclear just how close the host cabin actually is from the pictures. There is virtually no privacy. Due to things like the waste system issue, Marvin talked to our group quite a bit, which was nice to get resolved, but the site definitely did not feel very private. It was fine, but the general sentiment from our group was a bit more privacy would have been preferred. However, the riverfront access was a huge bonus, so if not having total privacy doesn’t bother you, then this is a great spot.
