Welcome to our mountain camping retreat in Virginia, where you will experience the beauty of nature up close and personal. Our farm is a perfect place to relax, unwind, and enjoy nature's beauty. Location Our property is located in the Appalachian Mountains of SW Virginia, just a few a miles away from the Clinch River and over looking the Clinch Mountain. You'll escape the hustle and bustle by getting lost in our stunning views of the landscape. Activities Whether you are an adventurer or just looking for some relaxation amidst nature, our area provides plenty of activities for all. You can explore the trails in the nearby mountains, go kayaking in the rivers, or simply relax and enjoy the beauty of the scenery here on the homestead. There are also plenty of fun festivals and activities in the nearby towns. Accommodations Our rural homestead offers a quiet escape. Accommodations range from primitive campsites, glamping A-frame dry cabins to a cozy renovated RV with full amenities or a retro-vintage camper by the creek. Tents with setup are available for rent and you can purchase a 6 pack of eggs from the farm for your next meal. Wildlife As you explore the natural beauty of our homestead, you can also marvel at the wildlife. You'll see deer, turkey, lots of birds, and sometimes even bears. The night time is just as exciting as the stars fill the skies and you experience the light show of the fireflies in season. We believe our space is the perfect getaway for anyone looking to relax and breathe in better days. Come join us and create unforgettable memories! Plans We are building an educational homestead with farm stays here in rural SW Virginia to include dining experiences and food preservation classes. Our 35 acre farm is located on a mountainside with beautiful views of the Clinch Mountain. Our location is rural and peaceful with abundant wildlife. Deer, Racoons, Opossums, Bobcats, Bear, Fox, Groundhogs, and Turkey have been spotted on the property. We are a great spot for bird watching as well! Camp Grassland: Two of our prepped campsites are on a flattened area of the hillside field with access to a fire pit, log bench, and porta-potty. This location is in direct sun with beautiful views and easy access from the road. Parking at the top of the field is recommended unless you have a 4WD vehicle. Cabin Breazy: Situated at one of the highest points on the property, Cabin Breazy is our cozy, off-grid, dry A-frame cabin surrounded by mountain views. Farmhouse Holler: 2nd Campsite is located next to our old farmhouse on a lower section of the property. Its near the natural spring and is shaded. There are no convenient bathroom facilities at this location so it is recommended to bring your own. Reaching the porta-potty would require an extensive uphill hike or driving around to the other entrance. To reach this campsite, the driveway could be considered rough terrain so drive slowly. Lowered vehicles or those with little ground clearance are not recommended. Each campsite has a max occupancy of 2 people. If you need space for more campers, please reach out to us about how many are in your party. We can host groups with advanced notification. Overlanding vehicles are welcome. Attractions: If you are looking for birds-eye view of the area, visit the Mendota Fire Tower only 3.2 mile away. You can see it from the farm and see the farm from it. It's about a 15 minute hike from the road. You can choose the mildly challenging way up or take the old roadway for a smoother walk. Clinch River is only 20 minutes away. Cool off in the river or enjoy kayaking and tubing opportunities from Clinch River Adventures. Closest convenience store is about 15 minutes away. Closest Grocery store is about 20 minutes away. Friendly-leashed pets are welcome on the property. Remember to always keep your pet tethered as we have free roaming animals on the property. Never leave pets unattended on the property. Please clean up after your pets!

At this location, campsites are on a flattened area of the hillside field with access to a fire pit, log bench, and portapotty. This site is in an open location with beautiful views all around and easy access from the road. Quiet rural area. The stars are bright! Deer frequently sleep in this field as well and the firefly show is amazing in season. Lots of wildlife. Access into the area is slightly steep and parking is in all grass field, along roadway, or next to you site depending on your vehicle We have 2 sites setup at Camp Grassland so you may have neighbors.

Farmhouse Holler Site 1

Site 1 is closest to our 1890s farmhouse on the property. It is not been inhabitable in decades and we have distant plans to eventually renovate/rebuild on the same footprint. At this time, it is a reminder of simpler days when folks lived in the hollers of these mountains with limited resources, growing their food and gathering their water from the nearby spring. Farmhouse Holler sites are located on a lower section of the property. These sites are more secluded from the roadway and offer shade. There are no convenient bathroom facilities at this location so it is recommended to bring your own. Reaching the porta- potty would require an extensive uphill hike or driving around to the other entrance. To reach this campsite, the driveway could be considered rough terrain so drive slowly. Lowered vehicles or those with little ground clearance are not recommended. Each campsite has a max occupancy of 2 people. If you need space for more campers, please reach out to us about how many are in your party. We can host groups. Overlanding vehicles and leashed pets are welcome. We recommend using bug repellent wipes or creams versus sprays to keep yourself comfortable during your stay. Snakes are possible. There are venomous snakes in the area. We have only seen non-venomous black snakes but please take precautions. Please do not kill snakes. If you see a venomous snake on the property, please bring it to our attention.Keep food secure - Bear, bobcats, raccoons, fox, & opossums have been seen via trail cams. Although they don't come around humans, please keep a clean area so they are tempted. No fire outside of fire pits. Make sure the fire pits are extinguished. Ask us for access to water if necessary. Friendly-leashed pets are welcome on the property. Remember to always keep your pet tethered as we have free roaming animals on the property. Never leave pets unattended on the property.

Located on our 35 Acre Educational Homestead in Rural SW Virginia. Sunrise and sunset views overlooking the Clinch Mountain to the South and rolling mountainscape of the Appalachians to the North. Elevation at your cabin is approximately 2385 feet. Max Occupancy is 2 people. Our Glamping A-Frame is a dry cabin which we provide a drinking water dispenser inside. Cabin has electricity, portable air conditioner, portable heater, mini-fridge, single electric burner, kettle, french press, coffee, sugar, tea, cooking pot/pans, electric fan, dishes/cutlery, extra blankets, fire starter, books, and candles. Portable restroom facilities with hand washing station are just a short walk from the cabin. Minimal cookware is provided so be sure to pack what you need for your meals you plan to prepare. Queen sized bed perfect for lounging and reading positioned directly in front of your side opening wall that overlooks the homestead. Get a good night’s sleep on the comfy Casper Mattress. Luxury Cotton Linens are provided with a Pet-free Stay. Review our Pet Policy if traveling with a pet. Fire pit is provided. Firewood available for purchase on site. We will update you before your stay if there are any area fire restrictions.

Breath of Dawn Camp Grassland St 2

My family and I stayed at Jessica’s grassland tent campsite and we had such a great time! The views were beautiful, her farm fresh eggs were delicious, and she was a wonderful host. Bonus: the out house that was available to us was extremely clean and there were lots of great hikes around the area. I would definitely recommend this site if you’re looking for a spacious, peaceful place in the mountains to set up camp.

Mountaintop Cabin on Homestead

For my first hip camp experience, this place will be hard to beat! Not only are the scenery and surroundings beautiful, but the A-frame, bathroom and communal areas are as well. All clean, with thoughtful and creative touches. Jessica is awesome, and kept great communication during my stay. I hope to visit again!

I had a great little stay at the Breath of Dawn campsite! Only stayed the night as we are traveling further south, but the property is beautiful. The fire pit and 1/2 dozen eggs from the farm were a lovely bonus as well. Highly recommend.

Beautiful, quiet spot with a clean, well supplied port-o-potty. Thoughtfully laid out with seating and a firepit. Easy to find with Google maps and arrival instructions simple and easy as well. Access point through the yellow gate is a bit steep and I would recommend 4-wheel drive/ all-wheel drive vehicle if camping in wet weather.

Nice spot, clean and pretty. Enjoyed staying there, would recommend. Great for stargazing. Probably easier to leave the grass lot with an SUV, a sedan may be a little low

ABOVE AND BEYOND. The place was so clean and in excellent shape. The view was gorgeous, the grassy hill we walked up was so fun even in the rain. Felt very private and welcoming.

This is a great campsite that would be perfect for a big group of people. I stayed at grassland site 1 and it had a very large level area that would be perfect many tents and a few cars! There was also 2 fire pits at this site. There are mowed trails around the property which are great for walking. The farm is so lovely and the views are great.
