Sandy was truly amazing and we would go back anytime. The property was stunning and sandy was so kind. Only downside was the shower was really really low pressure not really worth it. But the sauna and pond near by made up for that in spades 😁

The land is a patchwork quilt of good energy, each area lovingly tended to with lots of intention and care. The tenting areas each have lots stunning views, nestled in the mountains.

Sandy has been working with me and my fiancee to plan our wedding on her land. We’ve camped in the hive cabins for two nights while we’ve been dreaming and scheming. She’s been fabulous! She’s been helping us brainstorm everything from logistics to ceremony details. She loves what she’s doing and it shows in how generous she is with her land and time. It’s been a delight to get to know her and I know our wedding is going to be so special!

Our stay at Sandy’s place was spectacular, we couldn’t have asked for more. Sandy is incredibly thoughtful, empathetic, and genuine. The surroundings of her home are truly magical. Sandy's farm was such an absolute gift. She was a wonderful host. Despite the bad weather she made accommodations to make our experience unforgettable. The wood fired sauna was an absolute highlite of our trip and she had it ready for us when we arrived. She also provided a few options for things to do in the town which enhanced our experience. I will definitely be coming back to Sandy's in the future, and would highly recommend to anyone wanting a weekend get away.

Sandy was responsive, attentive, and kind. My arrival time changed twice and I had electrical connection needs for an experimental camping style with my Ioniq 5 EV. Sandy gracefully accommodated all my needs.
The sauna. OH SO GOOD. Private, serene, and purifying. While you’re cooling off, walk the spiral garden and touch the standing quartz at the center.
The quiche! Made using organic, native ingredients grown on the farm - it was a special treat, filled with tastes of home.
There is warmth, art, and wisdom to be found at Back Roads Farm.

The Hive Design cabin was excellent! It was cute, comfy, and private. We had access to a shower, toilet, potable water, a fire pit (great for roasting hot dogs), and even a sauna! The property was beautiful, picturesque even.
Sandy was an amazing host. She was friendly and helpful. When we arrived, close to sundown, she invited us to take a quick ride in her ATV to see the sunset from a viewpoint down the road from the property. It did not disappoint. We witnessed the sun set behind a beautiful mountain range.

A short and sweet stay, spent a night in the hive cabin while on a road trip back home and had an amazing stay. Sandy is such a friendly and welcoming host that made the stay very special for us. She made sure all of our needs were met and gave us many helpful tips and interesting spots to see in the surrounding area of Cabot. Wish we could've stayed longer and got to fully experience everything there was to offer. I recommend this cabin to anyone, it was such a lovely time.

Hive Design Cabin
Our stay on Sandy’s land was lovely. Relaxing and beautiful area. We loved the Hive Cabin—it was cozy, scenic, and felt private. We greatly appreciated the added lighting strips! We took part in a pottery class where we made 2-3 pinch pots to take home. We enjoyed the sauna and the stargazing!
Cabot itself had a town store and a hardware store that became a pub for dinner and live music at night. We loved the Nichols Ledge trail nearby. Beyond that, Cabot was low key but close enough to other nearby areas with more stores, restaurants, breweries etc.

We loved the Hive style cabin we stayed in. It was quite cozy, easy to find & Sandy was so great to work with. We arrived super late w/ our 2 dogs and just needed a place to crash while passing thru the area. Much better than any hotel/motel it was our own private yard to wake up in.

Great stay! We were there for three nights with a group of friends. Two of us were in rvs, and we stayed side by side, and one person stayed in a hive. Sandy’s property is unique - the fields, the gardens, the entire vibe. It’s beautiful, quiet and relaxing. In the morning, you hear roosters from a nearby farm. The stars at night were incredible. The fields and gardens create a sense of peacefulness - we loved it.
Logistically, if you are in an rv and stay in the bottom field, the power source is relatively far away - we needed 3 outdoor extension chords to connect. We would use solar power and external batteries next time. I believe the top field has a power source that is closer. There is an external source of water that is convenient to the bottom field. Sandy also has a community building at the top of the property (a 2-3 minute walk from the bottom field) with internet, a bathroom, a kitchen, and a sitting area. Cell coverage at her property (and the Cabot - Peacham area in general) is spotty. We actually liked not having cell and internet unless up at the house, because it kept us off our electronic devices and focused on being present. The entire property is 8 acres. While you will see Sandy out and about working in her gardens or in her pottery studio, and we had a few nice conversations, we felt that we were in a very private environment.

As people that have been traveling and using different platforms for many years now, this was our most awful experience to date.
We checked in with the host Sandy a few hours before our arrival, letting her know our approximate arrival time which was 9:30 pm as we were traveling from out of state. She seemed unhappy about the arrival time (though there is no check out time cut off on the listing), but she said that she would charge a late fee (also nothing listed about this) and would “keep an eye out” for our arrival. We said we understood and agreed to not arrive any later than stated.
When we arrived at the agreed-upon time, she did not respond to our messages. We waited there for 45 minutes in complete darkness as there were no lights on. She had told us we would not be able to find the accommodation on our own because of how the property was laid out, so we followed her instructions and waited. We heard nothing. We had no other way to contact her, then sent her one last message hoping she had just fallen asleep letting her know that we would wait another five minutes. Nothing. We were left stranded with nowhere to stay in rural Vermont at 10:15 pm and drove back home many hours away. We have since heard nothing from her and have not been given a refund. Avoid this place. There is no excuse to treat people this way.

Sandy’s land is a little slice of heaven situated in the mountains of Cabot. She welcomes you with open arms and fulfills your mind with dreams of homesteading. There’s a pottery barn, a glorious vegetable garden to stroll through, acres beyond acres to explore. She’s the jack of all trades and a beautiful, calm human being who makes you genuinely appreciate life. The nature that surrounds you at her property is captivating and one of the most peaceful tranquil stays I’ve encountered. The hive is so cute and cozy. There’s a fire pit, a bathroom a short walk away, and a beautifully crafted sauna to unwind in as well. Star gazing is absolutely breathtaking. I highly recommend this stay and Sandy is a gem of a host and just overall human. We loved that this was a pet friendly stay too, our cattle dog loved playing soccer in her fields. We even were privy to hearing a pack of coyotes howl in the night. I promise it’s safe, just embrace the nature and beauty her Hipcamp encapsulates. You will not regret it.

I loved staying in the hexagon home. It was clean and the perfect size for one person. I wanted to stay at Sandy's to get away and recharge my batteries.
The land is so beautiful and calming. When I went for walks on the dirt roads I never saw a car.

I absolutely LOVED the hive design cabin! We spent Friday evening grilling and hanging out on Sandy’s beautiful land. I don’t think I’ve ever been so able to clearly see the stars. The cabin was comfortable and I slept very well. On Saturday it rained a bit so we went and explored local towns and visited shops and restaurants. We ate dinner at the Form and the Cork a few towns over and it was delicious. Thank you so much for hosting Sandy! I will be back :)
