The dirt on the property can be sandy/soft-ish so AWD is recommended but not required…just be smart about where you drive. Watch out for hidden short cacti (we call them land mines) when driving on the property…for the sake of your tires and the cacti! Cell service is hit or miss, but typically simple texts can be sent/received. Prepare for no service.
