The site sits at the junction of Bailey Creek and the South Llano River. The land is managed for bird watching and plant diversity and boast and astonishing variety of plant species. One such, "Cupgrass", is a favorite food source for the Painted Bunting and the Black-throated Sparrow almost always available for view here. Humans have been on the site and estimated 7,000 years now and there is strong sense of peace and continuity in the land and waters here. The wells are shallow, spring fed, and sweet with limestone, so bring your favorite tea or coffee. And a hat! The river is flowing well, but due to the severe drought, a bun ban is in effect.

Eclipse Cabins and tents up to 20
Lovely spot!
A really sweet location right on the river with tons of wildflowers. Great place to relax with family.

Hill Terrace Cabin One
Glen kindly drove us and our kayaks up river and returned our truck to base, really helped us out. Cool weather and river was beautiful. Saw no one! Great. Had whole river to ourselves. Caught some Guadalupe bass, biggest 16" Had a very nice time!

Hill Terrace Cabin Three
On the river
We stayed in cabin 3 at cup grass for the 2023 solar eclipse and had a great experience! We’ll be back with our friends next time. Overall the cabin is rustic but kept very clean, there were no bugs or other critters in the cabin or in the screen room. The bathroom was clean and was served by a tankless (unlimited) water heater. There was air conditioning throughout the cabin and room to sleep 9. Glenn was our host and was very attentive, he made sure we had everything we needed and was always available via text. The kitchen had a full-size fridge/freezer and sink. The stove was 4 burner, and there was a washer dryer combo in the cabin. The deck overlooked the property and the S Llano river. There were gas and propane bbq pits, outdoor table and chairs, and a gas fire pit table, all kept in good condition. By the river there were steps into the river and a lighted common area. There was a basket ball hoop and kayaks. Glen took us upriver and dropped us off for a 2 hour kayak trip, he provided the kayaks, life jackets and paddles. The trip had a few small rapids, but was pretty easy, the water was clear and cool, and was waist deep in most spots. At night the sky is very dark, there were so many stars, probably the most my kids had ever seen at once. I’d recommend you bring a telescope if you have one, you won’t be disappointed. We had a fun weekend getaway. I will definitely be back, and recommending cabin 3 to my friends.

Great place to spend time with family. Clean, comfortable, and Glen's hospitality made for a enjoyable visit. Laid back escape from the Texas heat on the river. Thank you and looking forward to return in the future.

Rustic Getaway on the River
Our stay at this cabin was a nostalgic encounter with the summers of my childhood. The cabin was quaint—it’s clearly seen better days and looks like it was furnished by my grandmother in the 70s/80s. My one big qualm with it was the bathroom—the shower was very snug. But that aside, it very much reminded me of my family’s old ranch house, built for a simpler time when days were spent mostly outdoors. It had everything you could need in the kitchen, and a gas powered fire pit on the porch. The sleeping porch was a nice place to hang out in the afternoon, and sleeping there was actually fairly pleasant at night (I just wouldn’t plan to cuddle.) The bedrooms had just enough space to bunk for the night. The property itself was pretty. The scenery by the river was beautiful, and the river access was convenient. The stairs to get down to the river were a bit steep. Adult supervision is definitely necessary for children. The river was still deep even in the middle of a summer dry spell. It’s perfect for a kayak ride or just hanging out in floaties. There’s not a good place to sit in the edge of the river however. But there are plenty of chairs and equipment waiting for you on the hill just above the bank—it’s a nice place to relax, have a picnic, or watch wildlife in the evening. Glen was also super responsive and helpful. I would definitely recommend this place for a couple or family looking for a simple and rustic outdoor getaway.
