The site sits at the junction of Bailey Creek and the South Llano River. The land is managed for bird watching and plant diversity and boast and astonishing variety of plant species. One such, "Cupgrass", is a favorite food source for the Painted Bunting and the Black-throated Sparrow almost always available for view here. Humans have been on the site and estimated 7,000 years now and there is strong sense of peace and continuity in the land and waters here. The wells are shallow, spring fed, and sweet with limestone, so bring your favorite tea or coffee. And a hat! The river is flowing well, but due to the severe drought, a bun ban is in effect.

Hill Terrace Cabin Three
Wonderful river experience
Absolutely perfect location with a sloping lawn going down to the river. Lots of shade by the river and access to kayaks. The house was rustic but with all the comforts of home, and just what we wanted. We will definitely rent this house again.

A really sweet location right on the river with tons of wildflowers. Great place to relax with family.

Hill Terrace Cabin One
Glen kindly drove us and our kayaks up river and returned our truck to base, really helped us out. Cool weather and river was beautiful. Saw no one! Great. Had whole river to ourselves. Caught some Guadalupe bass, biggest 16" Had a very nice time!

Hill Terrace Cabin Three
On the river
We stayed in cabin 3 at cup grass for the 2023 solar eclipse and had a great experience! We’ll be back with our friends next time. Overall the cabin is rustic but kept very clean, there were no bugs or other critters in the cabin or in the screen room. The bathroom was clean and was served by a tankless (unlimited) water heater. There was air conditioning throughout the cabin and room to sleep 9. Glenn was our host and was very attentive, he made sure we had everything we needed and was always available via text. The kitchen had a full-size fridge/freezer and sink. The stove was 4 burner, and there was a washer dryer combo in the cabin. The deck overlooked the property and the S Llano river. There were gas and propane bbq pits, outdoor table and chairs, and a gas fire pit table, all kept in good condition. By the river there were steps into the river and a lighted common area. There was a basket ball hoop and kayaks. Glen took us upriver and dropped us off for a 2 hour kayak trip, he provided the kayaks, life jackets and paddles. The trip had a few small rapids, but was pretty easy, the water was clear and cool, and was waist deep in most spots. At night the sky is very dark, there were so many stars, probably the most my kids had ever seen at once. I’d recommend you bring a telescope if you have one, you won’t be disappointed. We had a fun weekend getaway. I will definitely be back, and recommending cabin 3 to my friends.
