Listing is for RVs. Tent campers read property description. Only park on the side of the house or in the backyard. You may use the enclosed porch of the unoccupied house. 30 amp hookup, 110 and outside shower & hot and cold spigots available except for the winter months.
Pull-in site
You can park anywhere on the property. The 30 amp outlet is on the right side of the house where it is open and level. There is a regular outlet on the electric service pole on the opposite side of the house but you’ll need a very long extension cord. There is an unmanicured circular path in the backyard. Please evaluate before parking/setting up at your own risk. Please do not park your RV in the front, only the side or in the backyard,

The parking spot to the right of the house is level. If you choose to park in the backyard (only if dry conditions as not to tear up the yard) be aware there is a pitch which can be tricking when hitching and unhitching. There is a un manicured circular path in the backyard. Use at your own risk.

30 amps. 110 outlet available in the enclosed screened back porch under the porch light and off the electric service pole.
Water hookup available
On-property hookup. In season, the outside spigots (hot and cold) is under the outside shower in the back. Please conserve and don’t forget to shut off when not in use. Outside shower screen is in the porch. Conserve and use natural products. Please do not leave food remnants in the area. Normally water is not available during the winter months.

Firepit, private. For safety, please keep the coiled water hose near the fire. You may pick up a REASONABLE amount of loose wood. Do not use piled or chainsawed as some have nails in them. There are local farms and grocery stores to buy wood.
Toilet available
Portable toilet. Portapotty available. Please use properly so I may continue to offer this amenity. Please do not put anything in there except for body waster and toilet paper. This amenity costs money to maintain.
Pets allowed
Off leash. Wire runner for pets but are free to roam around under your responsibility (poison ivy & ticks). Please pick up after your pets. I’m lucky there has only been one incident of someone stepping 💩. I hope it’s the last 😆 👍🏼
Potable water available
Spigot, hose. I’m very fortunate to have high quality water. Seasonal March/April to October/November.
Showers available
Hot water , cold water only. In season, enjoy the outside shower in the back. There is also a cold and hot water spicket below the shower for your use. Please conserve and turn off when not in use. The hose with the spray if there for your use and to keep by any active fires. Please use natural products. You have complete privacy but I’ll text you the location of the screen in case you want it. Please use natural products and do not leave food remnants.
Picnic table present
Feel free to use/move the table in the enclosed screened porch at your own risk. 8 plastic Adirondack chairs plus and small compact side table.

Leave no trace. You ARE responsible for removing trash & recycle. Thank you.

Propane gas grill. Only a grill brush provided. You may also cook over the Epic Rock Fire Pit.

The place is just as described. Host provided directions, easy to find. The campsite was clean and we had plenty of space to set up our class C w slides out. There was some road noise but it wasn’t that bad. The site is peaceful. Always nice to have access to water, electricity, a grill and a fire pit. The dog run was also nice to have.

We had yet another wonderful stay as guest at KS Joy's peaceful, woodsy spot. Everything you need is there!! Excellent communications and always a welcoming vibe. Bright vibrant morning walks on the beach and for the cold, BLUSTERY rain days, I'd recommend the nearby new American Impressionist museum. Not being a huge museum person, I really did appreciate wonderful paintings and super nice people there. I could go on.....and on... THANK YOU KS !!

The site itself was pretty and the outdoor shower was nice. We have a pop up so you do definitely hear quite a bit of road noise, but you also hear the birds etc. so it’s kind of a mix. The host was responsive and pleasant when I asked questions. The location is easy to get to, and the recommendations for food and things were good. The bad thing was the ticks, they were everywhere so we weren’t able to sit outside at all. Our dog is on preventative so they didn’t latch on to her and we also had bug spray for us..…but they were frequently on our mat right outside the door and even up on the chairs. I know they have been very bad lately, but it was just a little too much.

I’ve camped here a few times, I’ve already left stellar reviews so I’ll just post a few pics of tent camping here. Road noise can be a little bit loud at times but it does die down and nature’s sounds take over.

Enjoyed this Hipcamp, there is some road noise, but it didn’t bother us too much. The ease of access to the site, and the ability to pull all the way through was really nice. Also, the host was very kind and welcoming. We’ll return for sure in the spring.

I know this is listed as an RV spot but it’s also a great tent spot & car camping area as well. Been here a few times and will be back again. Private, safe and scenic, what else could you ask for. Theres also a clean porta potty on site and an epic, natural stone firepit.

We had such a wonderful stay at this campsite! The host was incredibly accommodating and always quick to respond! She was amazing! It made the whole experience feel easy and welcoming from start to finish. We brought our two kids and our German Shepherd! The campsite was peaceful, clean, and thoughtfully set up. It was also great because it was super close to stores and restaurants as well. Overall, it was a fantastic experience, and we would happily come back again. Highly highly recommend for families and dog owners! 🏕️🐾✨

KSJoy’s property was as described and a nice spot to hang out for a couple of days before the busy holiday season kicks in. Full electric hookup. No water this time of year (was just shut off last week). Nice area. Drove around. Followed the host’s recommendations for local food. Great advice! Had our four dogs with us. The property is close to a fairly busy road so having good recall (or we brought a fencing system) is essential. The road noise Fri-Sun in mid Nov. was not an issue. The host was very communicative and answered all questions but was hands off which we liked. Highly recommend.

Perfect if you live around hartford and want a quick getaway spot. Very acominating. Private but not far from food, beaches, and shopping. We got there when it was dark out so it was helpful that all we needed to do was set up the tent, they had everything else you could need there.

We enjoyed staying at KSJoy's land. It was exactly as described. You can hear some road noise due to the closeness of the road but because of the home on the property, it's still very private. Our dogs enjoyed being off leash and there was a good amount of room for them to roam around. If in the area we would not hesitate to stay again.

Despite being right off of the highway, the site was very quiet and felt incredibly private as well! The fire pit was lovely, and our host was very responsive to questions over messages, and I'd absolutely consider staying here again.

I love the variety of camping styles you can have on KSJoy’s property. I have hammock camped, tent camped and will absolutely be back for a car campout soon. There is a gorgeous, rustic stone fire pit that I haven’t used yet but may on my next trip. The onsite bathroom is a welcome amenity. The yard is beautiful. There is a bit of distant road noise but it does not detract from the peaceful surroundings. I already can’t wait to come back. Five stars all the way… if there was a star rating 😊

Wanted to meet up with friends in between where we live and NYC and it was the perfect distance. Super nice outdoor shower and very cool fire pit. Also perfectly centralized where you can either go to a beach or a walk in a state forest. Don’t recommend tent camping as I-95 gets very loud at night and the main road next to the house can be loud as well. Otherwise had a lovely time.

Calm and serene place with everything to make a camping stay easy and thoroughly enjoyable. A quick drive to the beach or Westerly to grab supplies. We relaxed, had a late eve fire in the firepit and cooked great meals on the grill.`It was our first HipCamp experience and it was perfect in our new mini camper. The birds singing in the morning throughout the woods.. priceless and soooooo much better than a phone alarm! THANK YOU!

It was exactly what we needed. Our dogs are a little reactive and this was secluded enough that they were able to relax and have a good time. It's pretty close to the road, but the road wasn't busy. It was very nice to be able to chill by the fireplace with the dogs and just be. Highly recommend!!

We had a wonderful time at this private, peaceful campsite. The shady space and surrounding forest were perfect to feel away from it all. The outdoor shower and portapotty made our first time RV camping a breeze. We brought our dogs, and they loved chilling in the yard with us on the leads. KSJoy was super helpful and welcoming, and helped us get situated when we arrived. Would happily camp here again.

This was a return trip for us to ksjoy’s spot &it gets better every time.She is clearly a host that takes pride in what she does. From start to finish, she made sure we had everything we needed. She even has a stand for things one might need like propane tanks, firewood etc. Her location is fantastic too, its right off the highway and close to literally everything including grocery stores, the beaches, mystic seaport, newport and so much more. What really makes this spot so special is while being so close to all the things to do, it still has perfect seclusion, its like a oasis. Even being just off the rd, your far enough back that its nothing but silence back there. This spot is perfect for someone tent camping to one staying in a large rv such as us. She offers a grill for cooking or a outdoor shower for one’s that need it. We easily back our 36’ 5th wheel in and park it in a manner where its just us and the woods. The home up front is vacant and been so for some time so you get all the privacy one could ask for. We have a 1 year old who loves to move and the property is exactly what someone with kids would want.There is a big circle path we run laps chasing the dog with our son in his stroller. There is a 30amp electrical hookup along with good well water hook up too. My wife and I our hard to please when it comes to sites but this one is 1 of our top 5. In closing, ksjoy is a person that takes pride in her camp and has a special place that one would be lucky to stay at!

We camped in our motorhome at KS Joy’s land for three nights. The yard is lovely. Surrounded by woods with singing birds and very private. The yard is very well maintained, and there is an outdoor shower and an outdoor privy. There’s 30 amp pole, which you may use and move about the yard at will. The location is extremely convenient to the Connecticut coast, including Mystic and the historic Seaport. The only possible negative is that the house is off a busy road, and there is some road noise. Overall, a wonderful place to stay..

Amazing spot. We brought three dogs and they had plenty of room. Fire pit was magical as well as outdoor shower! The shower was heaven! The site was completely set up for us when we got there and the owner thought of everything! We are grateful and would stay again for sure. It's kinda close to the road but traffic was barely there and it was close to all beaches and Foxwoods. I'd recommend it to anyone anytime.
