Grouseland's Private Campsites are located on top of our ridge offering a unique scenic overlook and a near virgin sky perfect for stargazing. We have 4 sites ready for you here at Grouseland! Please read their descriptions and book the one best for you! We encourage guests to bring dogs, however dogs must be kept on leads when on site or on leashes when on walks. There are no exceptions to this rule to ensure the safety of all of our guests. All sites include an allotted amount of free firewood, miles of hiking trails, and use of communal facilities including a hot shower and flush toilet. Tall Oaks Campsite: A small private site and is our only rustic style site, so no water or electricity, designed maximum 6 people with parking for 3 cars on site and space for 4 average size tents. This site has a picnic table, portable toilet, scenic overlook, hammock, fireplace, a bench and charcoal grill. Twisted Oak Campsite: A medium-sized luxury private site includes potable water and electricity on site, designed for maximum 8 guests with parking for 4 cars on site and has space for several tents. This site has a picnic table, portable toilet, scenic overlook, hammock, fireplace, benches, charcoal grill, and on-site string lights. Red Maple Campsite: A large luxury private site that includes potable water and electricity on site, designed for a maximum 10 guests with on-site parking space that is 90ft long and 20ft wide, for an RV or 6-8 cars and overflow parking for several more cars. It is designed to be backed into with an RV and then pulled out of. This site can handle several tents and has two picnic tables, two portable toilets, a scenic overlook, hammock, fireplace, benches, a charcoal grill, and on-site string lights. Aspen RV Campsite: A medium private luxury drive through site great for RVs, rooftop tents, pop ups or camper vans. This site includes potable water and electricity on site, designed with water and electric hookups for a single camping vehicle, maximum 6 people. This site is a drive through site, so guests don’t have to back in or out. This site also has a picnic table, portable toilet, scenic overlook, hammock, fireplace, charcoal grill, and a bench.

Twisted Oak Campsite: A medium-sized luxury private site includes potable water and electricity on site, designed for maximum 8 guests with parking for 4 cars on site and has space for several tents. This site has a picnic table, portable toilet, scenic overlook, hammock, fireplace, benches, charcoal grill, and on-site string lights. We encourage guests to bring dogs, however dogs must be kept on leads when on site or on leashes when on walks. There are no exceptions to this rule to ensure the safety of all of our guests. All sites include an allotted amount of free firewood, miles of hiking trails, and use of communal facilities including a hot shower and flush toilet. Portable Toilet Disclaimer: There are Long Term Use Portable Toilets on each site. Portable Toilets are wiped down with disinfectant after each stay, however because we have dirt roads on property, they may get dusty quickly, this does not mean they are dirty or not maintained. They are emptied on a monthly schedule, meaning there will likely be waste in them upon your arrival, do not expect a pristine unused empty toilet, their levels are monitored closely, and they are emptied sooner if need be. We do our best to prevent any smells by using the correct additives, but depending on weather and use frequency this cannot be guaranteed. Portable Toilets are set away from the site to help prevent smells from affecting guests. We are also in the woods, meaning that bugs may be attracted to the portable toilets, again we do our best to avoid this, but it cannot be guaranteed. If you are uncomfortable using the Portable Toilets given this information you are welcome to use the communal flush toilet in our Camp Shop. Please do not leave a negative review about the portable toilets, you have been informed in advance what to expect.

Grouseland's Vacation Cottage

Our cottage is set back about a quarter mile from the road (all back roads here so minimal traffic noise), in nestled next to the pond in the middle of the woods. Guests staying at our vacation cottage are able to enjoy a furnished bedroom, bathroom, kitchen, and dining/lounging space. As well as exclusive access to the pond (no fishing), dock, hot tub, fire pit, and large deck with a grill! Both rooms in the cottage are complete with a Fire TV logged into many of our streaming apps such as Netflix, Prime, Max, Disney+ and Hulu. To top it all off we are solar powered! Staying with us you are as close to the off grid as you can get without giving up the internet! Campsites are on the other side of the property from the cottage and campers are told that the cottage and pond are off limits and to respect your privacy. There are blinds on the windows to allow for complete privacy while in the cottage. We do live on property and occasionally drive past the cottage to get around, we try to keep this to a minimum and use quiet golf carts when possible.

Beautiful property! Great shower room! Wish we could have stayed longer! Host was so kind and accommodating. Wish the ground was a little more level where we placed our tent but it didn’t hinder the fun! The tree house is a beautiful spot! Plenty of wood for the fire and a nice calm place to stay. Not super close to your neighbors which is something we like 🙌

Recommended by a friend and we LOVED IT. What a view! Such serenity out there. GPS cut out about 10 minutes from our destination, and once we got there we had about 1 bar of cell service, just enough for emergencies. Portable toilet was fine, and the nearby FLUSH toilet was even better (and shower omg). Lots of downed trees for extra firewood, but the provided wood was more than enough. Amazing birdsong at all hours of the day and night; owls too! Will be coming back.

The Aspen site was so nice! The view from the spot is amazing. So many amenities made our stay enjoyable. We lost water while we were there due to an issue with the spigot, but Mason responded in less than 10 minutes. He was unable to fix the spigot but hooked us up to the garden spigot as an alternative for the remainder of our stay.

Was very happy with our choice to camp at Grouseland Hospitality!! We stayed at the Twisted Oaks site, and the view was great, especially at sunset. It looks like all the campsites have a great view, btw. Mason was fantastic and very helpful. We were delayed in getting there from planned ~3pm until 5pm, but Mason met us at the entrance and was cheerful as ever. The communal shower and bathroom is a nice perk, especially after a long day in the woods! We will stay there again, and I would recommend to my friends/family!!

Beautiful views! Can’t say that enough. Camp host Mason was there to meet and great and was there for you for any reasons you needed. We had the alpine campsite which was of 4-5 sites along the mountain ridge. All have beautiful views and are sized accordingly to your party. With room to spare. Will recommend to others and give it 5 stars. The only negative might have been that we were there at a off time and the porta potty that each site have were not up to par but they have a bathroom with shower at the camp office area which more than made up for it.

Property is beautiful and large. Met up with friends who rv’d at the red maple site. We had the aspen site. The sites are nearby (maybe 50 yard walk) but private. The sites are nicely appointed with large fire rings and a grill box. The red maple site is larger. And the views are beautiful even in lousy weather. We liked it so much that we already booked another weekend, but this time at red maple, which is more secluded.

Great, spacious spot with a fantastic view. Lots of room for a family group to enjoy, and plenty of trails to hike with the pups. Nice roofed firewood crib keeps it dry for ready use.

This is the second time my family has stayed here. We love the Aspen site. The view is beautiful, the site is private, and Mason makes sure the spot has everything you could need. Already excited to come back in the spring.

A great experience. Campsite was set up very well with a great view out of our camper window and from the bench by the firepit. Very peaceful and quiet. Looking forward to more visits in the future.

The Red Maple site at Grouseland was perfect for my pup and I. The water and electrical hookups worked great and there was plenty of privacy from the other sites. The scenery couldn’t be beat! Mason was a great host and I’m looking forward to a return trip soon!

We loved our stay at the Aspen site. The views were amazing!!! It was so peaceful and quiet and private - everything we wanted. The site was perfectly level for our small travel trailer- we simply parked and didn’t have to do anything. Mason was very kind and receptive to answering all our questions. There were areas to walk and explore which was nice. Great place - so glad we visited!

We didn’t want to leave! It was the perfect spot for our family of 4. We didn’t see a single person the whole time. My husband and kiddo hiked the trails and enjoyed them. The water + electricity was a plus! The views were incredible and the lights and hammock were a thoughtful touch. We’d definitely come back again!

Took a weekend getaway for some peace and quiet from the city and was well rewarded. Grouseland Hospitality was amazing and the support and services provided were top line. I accidentally typed in Robinson Road and ended up about 5 miles away on another mountain, but Mason was really helpful and waited for me to find my way to Robinsonville Rd. The site was more than I could've hoped for. The weather was perfect and taking in the view definitely took over most of the visit. I was able to enjoy all the trails, some were better marked than others, but as you are not too far from the sites, it was okay if I took the wrong one, they all ended up on the main road to the B&B. Water and electrical were great, and the site was super clean and laid out in a very functional way. I will definitely be coming back for the color changing of the leaves as it is the perfect place I imagine to see the beauty of the fall. Thank you again!

Twisted Oak Site (Water & Electric)
We stayed at the Twisted Oaks site. This was our longest trip so we wanted to added benefit of water and electric at the site. Mason takes great care of his property. He made us feel at home, was there and easy to contact if we needed him, and left us to camp in peace when we didn't. The views were great, the dogs loved it and so did we. The tree house was super relaxing, and I loved the game garden. If I ever have my own property, that's an idea I'll be stealing. The only single improvement I would make is a gravel tent pad. We do have a pretty good sized cabin tent, so we slept on a slight decline. However, if you have a normal tent, you'll have no problem finding a flat space.

It was a beautiful site, and we LOVED the view. The lights and other amenities were a bonus as well. We went with our four dogs; there were many trails and walking paths around the site. Some of the paths in the woods were a little hard to follow because its slightly overgrown, but still a good time and they provide detailed maps. Our pups even got to meet some turkeys! All of the sites were pretty spaced out and there weren't many other campers there so it was pretty cool. It's only a 40-minute drive to Bedford's world's largest coffee pot, too!
