Great spot near town and spacious!
This site exceeded our expectations. We had a nice view, plenty of room to spread out and enjoy, and each site is far enough apart that you really feel like you're on your own. We walked around the property a bit as Mike encouraged, and our dog liked the freedom.
The porta-potties were a nice touch, including the handwashing station, especially useful for tent campers who don't often have those luxuries.
Yes, the gravel road into the upper properties is steep as described, and may not be suitable for every set-up or larger vehicles, but we had no trouble pulling our camper up there. The campspot we had was a large gravel pad, probably 80ft or more in diameter, extending out to a dirt terrace with seating and a fire ring. I'd recommend bringing your own chairs for comfort. Also, some sites may be more exposed to the sun, wind, and weather, so be prepared for that. We could watch the sun set on the ocean each night.
What we liked most about the site was that it was so close to Newport, but the sites were large and you had a lot of space; just the opposite of typical campgrounds. We also liked the improved feeling of security, as the property is tucked up and behind the water treatment plant and gated and signed with no trespassing. Not infallible, but added peace of mind.
Mike was very helpful when he led us to our site, and there was firewood waiting for us. Tonia was also very responsive and helpful online.

Amazing site, lots of privacy, great views, beautiful nature! We saw like 6 deer. Mike brought up firewood and 5 gallons of hot water, both of which were a lifesaver! This place is a great deal and we’d stay here again in a heartbeat!

Not Entirely as Described
Communication was great with hosts. Description of the site was not entirely accurate. The approach to the site is a steep gravel grade and our little trailer groaned the whole way up. There is no feeling of remoteness as you approach the site through a water treatment facility and suburban neighborhood. There was not a view of the ocean as stated in the description, well unless you walk a distance from the site and peek through the trees. We booked the site for the ocean view. Lovely table and fire pit and we enjoyed the firewood provided. Port-a-potties really distract from the beauty of the site, we wished they could have been tucked behind a bush or little fence.

Vanlife Solo Camp
This spot was wonderful. Even in a torrential downpour I found a moment of clarity the morning after and was able to enjoy the quiet and solitude this spot afforded. I only wish I had a break in the rain long enough to enjoy the fresh pile of wood and wonderful firepit and picnic table they had waiting for me. There was an extremely clean port-a-potty and soap and hot water available at the site too. I will definitely return, but next time I'm bringing friends!

Lovely spot, lovely hosts!
We loved camping in this pretty spot. Ocean views, lots of privacy, fire pit and clean port o potty. Mike and his wife were so welcoming and even brought us warm water for hand washing. The kids had a great time building a fort on a hill all day and asked if we could come back to this same place every year. We were a group of 16 and there was plenty of space. Highly recommend.
