About the Property: Our unique property boasts quiet camping on a beautifully manicured MotoTrials Riding and Obstacle Play Course. 2025 marks our first year offering camping to the public, and we look forward to HipCampers joining us in our unique venue. All 4 camping sites are nestled into the Obstacle course. Trials riders and non-Trials Riders alike will find much to enjoy here. Campers unfamiliar with Trial are welcome to take advantage of a Lesson on one of our Rental Bikes, while the Obstacle Course is also super-fun on foot (for walks or runs), mountain bike, trials bicycle, or for playing with your RC rock climber! We have night lighting to turn on at your request, even if just to sit in the evening and enjoy the lights reflecting off the pond-We surely do! We are located on NY 38 but our traffic is not obnoxious (just Log and Milk Trucks, Farm Tractors and Commuters). It is very peaceful here. Your camping can be as private, quiet and leisurely as you wish. The views and big sky are gorgeous in our corner of farm country. Our small pond (tho not suitable for fishing or swimming) provides entertainment w/ turtle sunbathing raft and lots of nature's visitors. Pets always welcome off-leash with your guidance. About the Trials Riding: We host 6 Mototrial events each season (see below) and if spectating appeals, you can plan your trip to coincide. You're in for a treat if you've never seen these nimble motorcycles do their 'thing'... up, over, and around the obstacles. Events are busy and exciting, but no worries (!) trials bikes are not loud. Riders are friendly and considerate. If spectating is not your thing- no worries either. Non-event days are very laid back. On any given day if Trials riders come here for practice (or instruction with Mike) it's not loud or invasive, nor interferes with any camper training or play on the course. When riders are here (barring events), it's typically only 2-4 riders at a time. Multiple activities co-exist quite nicely here as there is plenty of room for all. There are many days no one is on the course at all (!) and you may have it all to yourself or possibly with another camper. Hope to see you in our slice of heaven! The Landing

(Note: Fall/Winter Camping available, please message for current conditions)The Landing is a 160' x 27' (at its narrowest point) beautifully level stone gravel RV site with electricity and water hook ups that can easily accommodate two RVs. The Landing is at the outermost edge of the obstacle course providing beautiful views of the Pond and Course. The Landing has its own entrance from the country road that runs behind it, making for easy in and out. Landing has its own fire pit with firewood provided. Activity on the Obstacle Course is just a few feet away for your viewing pleasure or participation. We give occasional Mototrial instruction on parts of the course, but this activity is neither loud nor invasive to your relaxing time here, nor would it interfere with your own training or playing on the course. We co-exist with multiple activities quite nicely here as there is plenty of room for all. We host 6 Mototrial events here each season and you may wish to plan your trip to coincide. Events are busy and exciting, but no worries (!) trials bikes are not loud. If you have never seen these nimble riders and nimble motorcycles do their 'thing'... up, over, and around the obstacles...you're in for a treat if you come on event day. Aside from these occasional busier activities, we are (as yet) an undiscovered jewel out here in farm country. There's a good chance you'll have the place all to yourself or sharing only with the other camper guests. No matter what's going on here, peace and tranquility always rein supreme with both the people and the surroundings. We have lights for the entire course and we are happy to turn them on at your request, even if you'd just like to sit in the evening and enjoy looking at the lights reflect off the pond. We do! Willow Pond Tract

Willow Pond Tract is large area of 2 distinct sections (one shaded, one partially shaded with open area). You may camp anywhere within it on either side of the small (park communal) pathway. The partially shaded and open (southern) portion is roughly 23' at narrowest to 43' wide x 140'. There are many lovely options for setup within the large, open southern portion. Willow's adjacent section is a shaded portion (northwest) and is directly under the Willow tree. It is roughly 12' x 25.' It is suitable for tents and small RVs or camper vans. Occasionally it can be difficult to drive an RV from its northwest approach if we've had prolonged periods of continuous rain. In that case, an RV would need to use the southern area instead and approach from the south. Tenting under the willow would still be available, as it is always accessible by parking on the south side and walking the short distance using the pathway between the two sections of the site. The entire tract has ample room for several camp setups or combinations. Willow Tract runs along the pond on one side and nestled with the Obstacle course on the other. Due to its proximity to the Obstacle Course, there may be Trials Motorcycles riding by your area on the shared pathway or riding in the nearby Obstacle Section. This would be minimal or non-existent on a Non-event day. On a Non-event day this wouldn't be more than 2-4 riders at one time here for practice or instruction. (Or you may see no one during your entire stay) Please note that Trials Motorcycles are not loud and Riders are very considerate. Let us know if you have questions or concerns about this. We are happy to explain what we do here! Conversely, if you would like to spectate at one of our 6 Events (6/15, 7/27, 8/17, 9/14, 10/12, 11/9) and choose to camp at Willow Tract on one of the Event days, you will definitely be in the center of the hub bub. It's exciting and fun and we promise that no one will run you over! If you are staying during non-event times, it's quiet with just a few riders at a time, (if any) as mentioned. (Please see Property Description) Willow Tract comes with a firebowl and firewood provided, Privacy tent with Portable toilet, and table with 2 chairs. These will be set up for you upon booking.

Hilltop Y.C.

Hilltop Y.C. (Your Choice) is an area (smaller than Willow Pond Tract) located at the top of the hill a little behind and on the west side of the BS and B Barn. It is suitable for tents and camper vans and can accommodate larger if Mike shows you the position. (Please contact us if in doubt.) This simple grassy area is for those preferring a spot with a hilltop view. There are several options for setup within Hilltop. The entire area is approx. 200ft x 300 ft from the top sloping down to the bottom. It is roughly 100' x 100' at the largest flat spot on the hilltop and there are a couple of other possibilities within Hilltop Y.C. , that are small and flat (or moderately flat) to pitch a tent amongst the Pear trees on the hillside. The entire area of Hilltop is nestled within the Obstacle course, as all the sites here are. Due to its proximity to the Obstacle Course, there may be Trials Motorcycles riding by your area on shared pathways or riding in the nearby Obstacle Section. This would be minimal or non-existent on a Non-event day. On a Non-event day this wouldn't be more than 2-4 riders at one time here for practice or instruction. BS and B- Barn On the Hill

BS and B (Bright Spots and Blemishes) is this sweet shelter. A former tool and hay barn-now a camping experience similar to tenting, but rainproof and several steps up. Not fancy. Quaint and quirky. Barn is 12'x18' two-story shelter on hill above RV Landing. Nestled in Obstacle Course. Sliding glass door and windows (no screens). Loft door has beautiful views: Sky, Pond, Surrounding Valley, and the Course. Short dirt road directly to Barn. Parking in front. Primitive electric. Power cords for fans, charging devices, CPAP etc. Please! No cooking or eating inside barn in order to keep out Nature's opportunists! Campfire stick cooking (Firebowl and firewood provided) or bring your own (outdoor) grill. Picnic table under overhang, just outside. First floor has double size Futon (BYO Bedding) atop former billiard table with a small step case. Single cot available for possibly sleeping 3 downstairs. Upstairs loft has folded double size futon on narrow frame (set up for sitting). Mattress may be opened and placed on the floor (also BYO Bedding). Ample floor space for additional 2 sleeping bags (possibly sleeping 4 in Loft). Small tents or hammocks (one hammock provided) can be set up inside barn as well. Waking up to sunrise with Loft door open or stargazing...is enchanting. But...as with all things in our plus and minus world, this sweet Barn has a few detractors not suiting the sensibilities of all campers. These are: *Barn is very similar to tent camping and you should pack accordingly. Please bring your own bedding or sleeping bags to throw atop the futons. Keep food in car or coolers outside to discourage pests. Please eat outside. *Barn is meant to be an open-air experience. Bed Netting (provided) or Thermacell (available by donation) if needed for bugs. *Loft may not be suitable for small children due to open staircase and open potential of Loft door. *Loft ceiling is traditional gambrel roof- tall campers note- loft center ceiling is 6'1" with sides sloping down. *In summertime--loft can be hot until sun goes down. However, there's good cross ventilation with both ends open, and we have provided some fans. For the right campers, both floors in the Barn are heaven...while being close to nature.
