Private campground with 3 full hookup sites (book each separately, see below) on 10 acres of wooded property with winding Sugar Creek running through. Everything the Finger Lakes has to offer is close by! Wineries, breweries, hiking, fishing, boating, antiquing, shopping, historic sites, and charming small towns are just some of the little adventures you can experience. Keuka Lake State Park is only 4 miles away and we're in close proximity to the village of Penn Yan where you'll find any provisions you may need. Time slows down as you relax and experience what we like to call 'Camp Time'. We hope you enjoy it as much as we do! The sites are grouped together so that you can do just that - go with a group! Also a great site to go solo. If you rent a site, the entire property is yours for that time frame. We would not rent to multiple unassociated groups during the same reservation time. **Of note, you will need a 50 amp plug to hook into our electricity** We're just beginning on our HipCamp journey. We're happy to work with you while we learn the ropes!

Bailee is a phenomenal host. Her communication goes above and beyond. An absolute pleasure to work with. This was our fourth time at the site. We keep coming back for so many reasons - the privacy, the tranquility, the well manicured site, the large space, the proximity to everything, the awesome fire pit….. . It’s extremely difficult to find another Hipcamp that is comparable.

We thoroughly enjoyed our stay at Happy Hours. It was private, quiet, and peaceful yet close to coffee shops, hiking, restaurants, wineries, and breweries, etc. Our dogs enjoyed the property as well. We would definitely stay there again!!!

Beautiful private campsite with full hook ups. Camp host communicated very well and checked to confirm we got there and set up okay. We loved the area and enjoyed the vineyards, farms, and hiking in the area. We even did a hot air balloon ride in Ithaca. Very cool experience. We enjoyed the private and peaceful evenings at the campsite and by the fire.

Beautiful campsite, it's big and private with plenty of room for multiple campers. We brought our 44' toy hauler and had no issues fitting. Bailee was so accommodating and responsive to communications. Highly recommend and will be back again!!

We absolutely loved camping on Bailee's land!!! Bailee's communication regarding the site and the directions on how to get there were excellent! The site was amazing....it was quiet and peaceful (just as the name says). We loved our stay and want to definitely go back

Great stay in the Finger Lakes!

Lovely place to camp as a family or with a group of friends. Be prepared in the area it can get buggy but that is the area not the site. The place owners were very responsive and when the heat wave hit they even checked in on us to see that we were ok. For those that book here you should know that there is trash removal in Dundee M- F and they take credit cards. The company is Cardinal disposal. As for laundry I recommend the laundry in lake street. It is cooler and the machines are in better shape. Additionally you can use a credit card via an app versus quarters. All the best for a great camp.

The name is accurate! Very peaceful and secluded. The sound of the steam was relaxing and it was nice to be outside! Good communication with Bailee. Definitely would recommend!

This was our second trip to this beautiful, peaceful and private camp. The full hookup site is very level and easy to pull into. Bailee’s land is so nice, we especially like the creek that runs along the back of the land. Fire pit is great as well. Beautiful short drive to the lakes and quaint small towns! Good communication from Bailee as well.

Bailee's property was absolutely perfect for us! Quiet, peaceful, and very secluded with full hookups for our camper! Our pups loved the creek on the property to run and play. The sites were level and easy to pull into. Close by restaurants and hiking trails too!

Absolutely amazing location, completely peaceful and secluded. All the hook ups work perfectly. The host even provided deck chairs for the fire pit. There was $5 bundles on site. There is a lovely cidery just up the hill on Country house road. Ps the road down from the cidery is your short cut to town. Buttermilk Falls is a must. This spot is true paradise.

This campsite is GIGANTIC, with 3 LEVEL full hookup sites, and plenty of room for kids to spend out. We set up a bandminton net, and the kids still had an enormous amount of space for soccer and football. They chased fireflies under a breathtaking sky, while parents enjoyed a giant fire pit. In the morning, we pulled up the chairs (provided) alongside the creek and enjoyed the babbling sound of the water flowing through Sugar Creek. Keuka Lake State Park is a 7 minute drive away, with a beach and hiking trails. Multiple wineries surrounded the property, and the village of Penn Yan had some restaurants with patio seating and an awesome candy shop for kids. We took it ALL in and you should, too! Highly recommend, and we plan to come back next year!

Everything was wonderful. The camping area was a great size and very clean. We had beautiful weather so we were able to enjoy the fire pit. Setup was easy with information provided by the host prior to arrival. I highly recommend staying here and we plan to make additional reservations soon.

Great, private, conveniently located campsite. Clean, level @ secure. Good hook ups & fire ring. Great communication with host. Short drive to town. Had a very relaxing stay.

Another amazing visit. Love the peaceful, private location. Couldn’t ask for more - on the water, huge space, close to the lake and the wineries ! Thank you Bailee for all your support - we loved the recommendations !!! Definitely a lovely spot to book for a group or a romantic weekend just for two !

Bailee's land is very peaceful and quiet with plenty of room, and we really enjoy camping here. It is also very close to lots to do, including Keuka Lake State Park for hiking, kayaking, fishing etc. I definitely recommend this site !!!

Couldn’t have been a more relaxing weekend away. The site was beautiful. We saw more wildlife than we ever have in the Adirondacks. We biked to Keuka State Park from camp be ready for some serious hills😬. Cell service is limited so thank you for the wifi. We would definitely come back. I dare you to find a reason not to keep coming back😁

We wanted peaceful and private with Full hookup and that’s what we got and SO much more at this beautiful campground! The grounds were impeccable, sites were levels and hookups were convenient and easy to use. The creek at the back of the campground was so beautiful! We had our coffee beside the peaceful creek each morning. The fire pit was so nice to sit around with the comfortable Adirondack chairs that were supplied. Great location to the Finger Lakes! So Peaceful,So Beautiful,So private! We had a Very enjoyable stay!

Great easy spot with awesome hook ups and WiFi! Host did an amazing job communicating. The tree and creek views are lovely. We are familiar with the area and just wanted some RR in our new camper so in future we plan to stay longer and visit our favorite spots in near by towns and hiking. One tip: make sure you arrive in daylight if you are unsure about the roads. Glad we did.

My wife and I plus our two dogs loved Bailee's land. The location is great. The land is great. Privacy, ambience, running water, dump stations, electricity and WIFI. Firewood available for purchase. All around this is truly a great place to camp at.

As soon as we pulled down the drive, we were elated. This place is magical. The solitude is unmatched. We almost forgot how much we loved this location. The proximity to great food, spirits, and beautiful vistas makes it a perfect home base, but it is sometimes hard to leave this home away from home. Will be back for year 3! Oh, Bailee is an awesome host. Her communication is unmatched.
