Bai-Yai is a 480 acre partly Conservation Covenanted property, 70 minutes south-west of Armidale & 70 minutes north-west of Tamworth. On the tablelands 700 metres above sea level, next door to Warrabah National Park. Our northern boundary is the Macdonald river, just before it drops westward through the gorges & changes its name to the Namoi. We're for the nature-lover who enjoys peace & quiet away from crowds, who values birdsong above the hum of cars & generators! Our facilities are simple but comfortable, all off-grid. There's a covered platform kitchen area overlooking some of the great river swimming spots for campers to enjoy, a pit toilet, simple shower, & fresh drinking water supplied daily. The owners house is out of sight but within coo-ee if needed. The river & general wildness of terrain make Bai-Yai camping not really suitable for young children who requite 24/7 supervision for their safety. So worth it!
Perfect place to get away from it all over Easter. It’s a very beautiful and peaceful spot. We appreciated being the only family booked in so we could really enjoy our time together. Our boys had a ball kayaking, rock hopping and cooking damper. The sound of the river washing over rocks gave us all the best nights sleep. Jill was very flexible and accomodating with our arrival time which we needed to delay due to rain on the first day. We would love to come back one day.

Beautiful riverside retreat
Absolutely beautiful slice of paradise. Completely off grid. Perfect space to disconnect from the world in nature. Fall asleep with the tranquil sounds of the river flowing next to you. Facilities are exactly what you need - wonderful undercover kitchen area (byo cooking gear), toilet and shower next to a firepit overlooking the river. Jill and Yoshi are amazing hosts, super friendly and happy to help where needed but also leave you undisturbed to enjoy the space. Can't recommend highly enough!

Thanks Jill & Yoshi, We had a a great time at Bai-Yai. Even though the river was flowing fast and high we did manage a couple of glimpse of a platypus! The campsite remains firm even with all the previous rain. Until we see you next time.

River camping at it's natural best
We feel so lucky to find and camp at Jill and Yoshi's property. Utterly gorgeous part of the country, right on the river where the Macdonald converges with the Namoi. We arrived right when the Peel, Macdonald and Namoi were in flood. However all campsites are high and dry where we could sit and watch the raging river. One end of the campsite (where we were) was closer to the rapids, the white noise of the river lulled me to sleep, it was devine. The river is calm and flat at the other end of the campsite, making for subdued river sounds and serenity :) We were a party of 3 campers so were able to spread out across the large, mostly flat camp site. Could of been 10 campers and we'd still all comfortably fit. Definitely 4WD only with off road campers. Vans would not fit between the trees to even access the site. Bring all your supplies and as this is a beautiful conservation property, leave nothing but your footprints. The camping experience is more 'glamping' thanks to the clean long drop and shower (wood heated water in a drum - worked great) and fabulous camp kitchen. Jill and Yoshi also provided filtered drinking water, some fire wood (we always bring our own/extra) and were welcoming helpful hosts :) We are all planning return trips together, with others, by ourselves. Jill and Yoshi's property is truly a stunning naturally beautiful place to spend time.

Great spot to sit and look out at the river rolling past. Loved having the covered camp kitchen area with the toilet and shower (will try the shower next time when we don’t camp in Winter) and the different options for cooking our meals was most appreciated by our keen camp cook. Jill was really nice showing us around. Already looking forward to coming back.

Quiet and peaceful camping
We really enjoyed our time at Bai-Yai River Outlook Camping. We were the only guests, so it was very quiet and peaceful. The outlook was beautiful and our sons enjoyed a lot of time playing at the edge of the river. The camp kitchen area, camp oven and shower all added to our camping experience.

This has to be the best campsite I stayed at so far. Yoshi and Jill are lovely hosts, super helpful and caring. A very well looked after spot, no reception and just the sound of birds and the river to keep you company. Wallabies will certainly be your next door guests.

This is such a beautiful site run by beautiful hosts Jill and Yoshi. From waking up each morning to going to bed at night, we felt totally relaxed. The river was beautiful to swim in and the land belonging to the hosts was full of life. It was simply wonderful spending time here and we were lucky enough to see the rare and endangered Bells turtle while there. We can not wait to get back to this very special spot.

Bush camping with added surprises
We loved the magic of a quiet bush camp, a babbling river for scenery, thrown in with some interesting extras we’ve not seen before in our bush camping travels. The luxury of a hot shower using the rocket stove to heat water, and oven roasts using the bush oven. It was lovely relaxing on the verandah of the camp kitchen. Thank you Jill and Yoshi for your hospitality and sharing of your fabulous hidden oasis.

It was superb. A truly beautiful location. The river was flowing hard given recent floods but the camp site was dry and high. It was well kept and well appointed with the camp kitchen complete with solar lights and a shower. The rocket stove gave great showers with very little firewood. Thanks you so much Jill & Yoshi. We will definitely be back. Darryl & Cynthia

Really enjoyed my 2 nights and talking to Jill about the property. Facilities are basic rustic but clean and tidy. I will be back for a longer stay to enjoy the serenity. We need another few thousand couples like Jill and Yoshi to restore our degraded lands.
