We named our new home Grateful Ledge because of the abundance of stunning NH ledge on the property, and we are grateful we can share this magical place with our guests. This place was thoughtfully designed to make memories with family and friends, all while immersing yourself in nature and the area. Enjoy the beach/lake access, hiking trails, crystal clean water, sunsets, and more. You’ll have the entire home to yourself to enjoy Long Pond and appreciate all that you are grateful for. You’ll have the entire home to yourself to enjoy Long Pond and appreciate all that you are grateful for. This brand new custom year-round lake home is nestled high among the trees and across the street from Long Pond (our favorite lake in NH). You'll have access to the public beach/boat launch, and everything on our almost acre property. We are an hour to Manchester Airport, 25 minutes to Sunapee, and plenty more. Long Pond is magic and we hope our guests think so, too. Follow us on IG for more photos and videos! Grateful_Ledge THE SPACE: Grateful Ledge is two stories and filled with natural light. It feels like you are perched in the treetops as the house sits on top of the hill. MUDROOM: Perfect place to hang jackets and shoes, and more. Note - We are shoe free home to help with cleaning/dirt on brand new wood floors. KITCHEN/LIVING: Clean and contemporary open concept designed for conversation and natural light. The modern and complete kitchen with wine fridge, ample storage and supplies, granite countertops, and more allows for memories to be made, as well as delicious meals. Plenty of seating, natural plants, blue tooth music speaker, and coffee table books. BEDROOMS: All New Mattresses; Premium Linens; Portable Fans, Light Blocking Blinds #1: First floor Master Bedroom with queen bed, closet system, natural light, and with ensuite large custom tile showered bathroom. #2: TWO sets of bunk beds, Closet, Kids Toys, White Noise Machine #3: Queen Bed, Dresser, End Table, Chair WORKSPACE/LOFT: Writing desk overlooks a giant window towards the lake, perfect spot to work from the cabin (1Gig High Speed Internet). Loft includes a brand new Smart TV with Netflix and other Apps, Fold Out Couch, and other games/puzzles. OTHER BATHROOMS: * Full Bath with tub and tile upstairs. * Half Bath with laundry room on main floor HEATING/COOLING: The home has central air and heat, water treatment system (please feel free to drink the water), Nest Thermostats, portable fans, closet accessories, and plenty of amenities. * Guests will not have access to basement, and one closet upstairs. You will be provided with your own personal code prior to arrival for a keyless entry. You will have the home to yourself. If you need anything we are a phone call away! The Area: Grateful Ledge is less than 25 minutes to Mount Sunapee/Lake Sunapee, and 40 minutes to Keene, Concord, and Lebanon, NH. There is so much to do in the area, but you might never want to leave Long Pond. We are also an easy drive to Pat’s Peak Ski Mountain, Crotched Mountain, Ragged Mountain and other ski mountains. There are plentiful hiking trails near by, of all levels, and some a walking distance from our driveway. Pillsbury State Park is five minutes down the road, as well as the Monadnock- Sunapee Greenway trail. We are a 5 minute drive to a general store for last minute necessities, or a pizza, burger, or a breakfast sandwich and other items. The closest grocery store/pharmacy is 30 minutes away. Guests will have access (digital and print) to a guestbook with other highlights/attractions/suggestions. Grateful Ledge Highlights: *coffee grinder, traditional coffee maker, French press, electric tea kettle, milk frother *oil and spices provided for all cooking needs *new mattresses, down alternative blankets, and duvet covers washed after each guest *access to kayaks UPON REQUEST when booking *children's high chair, child safety equipment, and more toys available UPON REQUEST when booking *complimentary honey from local farm *high speed WiFi (1Gig) *bluetooth bathroom speakers *board games and yard games *hammocks Other things to note: *The house is deep cleaned before each guest. All linens, towels, and surfaces are disinfected. *We have a Ring security camera located in the front of the house used for check-in and for your safety and safety of the home when vacant. *Must be able to climb 8 steps to the front door. *Sorry, we love animals, but no pets at this time. *Even though we have almost an acre, sound travels by the lake and we ask that you are aware of our neighbors. We request quiet hours outside after 10:00 pm, and please recognize this isn’t a party house. *This is our personal home and we hope you will treat it (and the beach/lake/neighbors) with respect, care, and courtesy. We want you to enjoy Grateful Ledge with your friends and family, and come back in the future. *Max number of guests is 10-12. Extra Fee for more than 10 guests. *The property is plowed in the winter. *Highly recommend 4 wheel drive/all wheel drive in the winter/spring, as our house sits on top of long driveway, and road in is dirt road. Also, it’s always better to have four wheel drive/all wheel drive in the mountains!
