See the extras section for details.**    Resting in the foothills of the sapphire mountains, just outside the town of Stevensville Montana, this beautiful 20 acre property is conveniently located halfway between Hamilton and Missoula; it is also a good midway point between Yellowstone and Glacier national parks. The outdoor activities are endless. Biking, hiking, fishing, swimming, hunting, trail riding, snow skiing and more are all within reach. Deer, turkey, osprey, killdeer, nighthawks, and eagles frequent the property as well as the occasional elk herd; and the Lee Metcalf wildlife refuge is about 15 minutes away.    The property sits about 400’ above the valley floor; giving spectacular panoramic views of the bitterroot valley and mountains, as well as incredible sunsets.    The paved road ends about 1 mile before the property, the remaining mile is a gravel road. There is also a one lane bridge right before you get to the property. Firewood is available for use at no charge.  Sewer hookup has not been run to the site yet but if you have a portable tank, or want to pull the camper over to the house, it can be dumped as needed beside the garage; just ask and I can show you where the pipe is.  There is a nema 14-50 hookup providing 50 amp power at the site; if needed I do have a 50 to 30 amp adapter you can borrow during your stay.  Water hookup is also available at the site, but may be limited in freezing weather.  If temperatures are to cold we can turn on the water to fill your tank as needed and then blow the line back out.  If you need to borrow a potable water hose let me know as i keep those in the garage unless needed.  There is a non-potable water hose that is available at the site, with a spray nozzle, incase you need to rinse or wash off gear, vehicles, etc.   SpaceX Starlink high speed internet is available via WiFi. You can also charge your electric vehicle, if needed, with the power at the campsite or I have another nema 14-50 plug available at the garage of the main house. The site was previously a back in site. I have roughed in a loop so you can just pull around. I have not added the gravel yet but you are welcome to use the loop as is if you would like; or you can still back in if you would prefer.

James‘s property is amazing! Talk about big sky country! He did not name it panorama for nothing. Beautiful sunrises, sunsets, and lots of birds to watch. I felt safe and didn’t have to worry about my stuff when I wasn’t there. James came out to introduce himself when I arrived and was never intrusive or a bother. My only very minor complaint is that it was a bit dusty and windy, but that’s the price you pay for being on a hill and also in the country. A small price to pay indeed for the pleasure of camping at the Bitterroot Panorama.

We had a great stay at James' land. We're on a long road trip and stayed here for a night before moving on and it was exactly as described and James was very easy to communicate with. The views were incredible and the add-ons of his farmed meat and eggs were a huge bonus!

What a beautiful view!! We really enjoyed this spot. It seemed very private and had unbelievable views of the Bitterroot mountains. Don’t let the rough road and questionable bridge deter you. Just take it slow. We made it with our 35 ft fifth wheel and double towing an ATV trailer with no problems. And the pull-through site that James created was perfect for us. We would definitely stay here again.

James gives very good directions and the campsite is on gravel, a picnic table and fire pit with free firewood and plenty of electric and water. The views in every direction were awesome and it's probably the longest continuous view of the Bitterroot range which had snow capped mountains. Beautiful!! The owner/host James was a great guy! He got us all squared away with everything we needed. I highly recommend this spot! The views alone are worth it and the site is good

We thought the place was an amazing setup. Being able to pull through with are 30 ft. Camper was a breeze since James has it set up like a round about. He was a great host and very accommodating. His place has beautiful mountain views and even though his house is within sight it still felt secluded. If you're wondering if you should pick up some add one's I would highly recommend it because it was extremely delicious!!

We saw reviews that reference the drive in being tricky…not sure if that’s outdated, but we had no problem making it with our 25 foot trailer. The one lane bridge is a little narrow, but nothing crazy. The site has great views! It was smoky from the wildfires when we pulled in, and were pleasantly surprised later that evening when the mountains popped into view. One review mentioned a lack of privacy from the road, and that’s true. It’s not a frequently traveled road, though. James was friendly as could be, and my one regret is not buying more of the food from his farm! We’d definitely return

A perfect HipCamp

James has curated a perfect HipCamp. The area is full of great details and the amenities are very thoughtful. Water and electric are very conveniently set up in a loop, which makes getting set up a breeze. The Starlink wifi was extremely fast and made working from this spot ideal. The views are stunning, especially during sunset.

James has a very well laid out. Thought out hip campsite with full electric 30 and 50 amp water. A firing a picnic table and I have to say the most incredible views I have ever seen, especially at night during my stay. I have seen more stars than I ever have in my life. James was very conscientious and charismatic. Let me know if there was anything I needed to just let him know. Very accommodating host

James’s property was amazing. It was everything that we had hoped for for our first travel trailer outing. The eggs and sausage that we had purchased from James were to die for and were a really nice touch to the already great experience. The view is amazing, he had firewood all ready in the firepit so we had a wonderful fire, and James was really nice to come out and say hello.

I've been camping for 40 years+ and this is the most picturesque camp site I've ever had. Gotta see the sunset behind the mountains and the early morning freshness. James is a wonderful and friendly host, very accommodating. Firewood in the pit, ready to light. A little tricky to find. Go down Sunnyside Cemetery road, turn left, keep going, past the second set of trash cans, the road splits left and right go straight, go over the quaint narrow wooden bridge and you're there. Lucky for you to pick this spot, it's awesome.

James place was exactly what we were looking for. Quiet and stunning views. Added bonus his bacon was delicious! Missoula is about a 40 minute drive away. You won't find a more beautiful view! There is a road fairly close, but traffic was very light over our 5 day stay. Would definitely stay here again!

This was the most beautiful of views. The site was well maintained the host James cam out to meet us upon arrival. We got the fresh eggs and sausage and they were to die for! There is nothing better than farm fresh. We had not water and power hookups. We were able to have a lovely fire and stare out in awe at the snow capped Mountain View. A MUST stay and worth the drive if you are in the area!
