Every family has a black sheep: the one who does things their own way and somehow ends up being everyone’s favorite anyway. That’s where the name comes from, and it fits the land just as well as it fits the stay.
Black Sheep Landings is 10 acres of real, working Northern Michigan land, located roughly halfway between Boyne City and Boyne Mountain. Trees line two sides of the site, giving you a sense of separation without pretending you’re in the middle of nowhere.
This is a rural road, and you’ll hear the occasional truck pass, especially in the early morning. We’d rather tell you that upfront than have you discover it on your own.
This isn’t a polished resort with manicured pads and cookie-cutter sites. It’s a working property. There’s a barn nearby with some honest wear on its siding, and a couple of areas around the property are still a work in progress. None of that affects your stay.
What you get is a site that’s entirely yours, with a real fire pit at the center, a gazebo covering a screened-in picnic table so dinner doesn’t turn into a bug buffet, and plenty of open space to park whatever you bring—trucks, trailers, ATVs, bikes, boats, and more.
We live close by, about 100 yards up the driveway, which means help is never far if you need it. It also means this isn’t a deep-woods, off-grid kind of stay. It’s a working landscape with room to breathe, not total isolation.
The driveway itself is steep, so take it slow on your way in and out, especially when there’s snow on the ground.
Bring the dog. Bring the whole crew, honestly—there’s room for both. GOOD TO KNOW: This is a stationary 2019 Alpine fifth wheel already parked and ready. Full hookups, 50-amp power, five slide-outs. Nobody's towing anything. You just show up and the hard part's already done.
THE SPACE
Inside, the bedroom's got a hybrid gel mattress with genuine hotel-quality feel, dressed in 100% Long Staple Cotton bedding. It's the kind of bed that makes you reconsider your whole itinerary for the day. The living room adds two memory foam pull-out loveseats, roughly full-size, each comfortably sleeping one adult or two kids: enough flexibility for 4 adults, 3 adults plus 2 kids, or 2 adults plus 4 kids. There's a 48" smart TV with surround sound and subwoofer (every major streaming service loaded, paid for, commercial-free), a guitar and board games for the slow evenings, and a fully equipped kitchen, so dinner doesn't have to be gas station food.
OUTSIDE
Your own fire pit anchors the site, the kind of spot where the best conversations happen after dark. The gazebo covers a screened-in picnic table so dinner doesn't turn into a bug buffet, and there's plenty of room to park whatever you towed along: trucks, trailers, ATVs, bikes, boats, all of it. Trees line two sides of the site, enough to feel like your own patch of woods without pretending you're miles from anywhere. Bring the dog. He's welcome too.
WHY BOYNE
This is Northern Michigan's four-season playground, and you're minutes from the middle of it.
Spring: Morel mushroom hunting, capped off by Boyne City's own National Morel Mushroom Festival in May. First-thaw fishing on Lake Charlevoix and Deer Lake.
Summer: Ten championship golf courses across BOYNE Golf's three resorts, plus Belvedere Golf Club in Charlevoix. Three disc golf courses within a short drive (Boyne Mountain, Avalanche Preserve, Mt. McSauba). Mountain biking and hiking at Avalanche Preserve and the Little Traverse Wheelway. Real, DNR-managed ORV/ATV trails throughout Antrim, Charlevoix, and Emmet counties. Kayak or paddleboard Lake Charlevoix, the Jordan River, or the Boyne River. Hunt for Petoskey stones at Fisherman's Island State Park or Petoskey State Park. Skydive in Charlevoix, if that's your thing. Sip your way down the Petoskey Wine Region's 14 wineries, or stop into Boyne City's own Muskrat Distillery. July brings what several magazines have called "The Best 4th in the North," followed the next weekend by Boyne Thunder, plus the Charlevoix Venetian Festival and Boyne City's PirateFest.
Fall: Some of the best color-tour driving in the Midwest. Take the Tunnel of Trees or the M-22 Scenic Highway through the Leelanau Peninsula, Fishtown included. Apple picking and Charlevoix's Apple Fest, plus Boyne City's Harvest Festival.
Winter: Ski or ride at Boyne Mountain, Boyne Highlands, or Nub's Nob, all within easy reach. Snowmobile the regional trail network, cross-country ski or snowshoe at Young State Park, then come home and warm up at your own fire pit.
Any time of year: Charlevoix's lighthouse and famous "mushroom house" architecture, a tour through Castle Farms, or Boyne City's Saturday farmers market, over 30 years running and one of the best in Northern Michigan. Hungry? Happy's Tacos and Stiggs are Boyne City go-tos, Betty's is the classic old-school diner, and Kilwins or Alpine Haus will cover dessert.

On leash. PET POLICY: Bring your fur baby along for the adventure. We welcome one dog under 60 lbs for a $100 fee per stay, disclosed at the time of booking, so we can plan accordingly. Sorry, no cats, birds, dolphins, giraffes, or any other animals, and that includes any human who behaves like one 😉.
Your dog's welcome to enjoy the fire pit and the acreage right along with you; we just ask you to clean up after them. Waste left behind on the grounds results in a minimum $100 cleanup fee, in addition to the pet fee.
