Experience the beauty of this historic property featuring a mix of woodland, grassy hilltops, and clover filled bottomlands. Enjoy the nearly direct access to the CO Canal Historic Park and the kid friendly, serene stretch of the Potomac River we border. Choose from 11 similar sites available for your camping pleasure in our clover filled bottomland as well as our Hilltop sites for maximum privacy, exclusivity and star gazing potential. The natural Shade/Privacy nooks will keep the midday sun off of tents and the surrounding old growth forest makes for a great hike up to a very accessible and kid friendly cave to explore. All sites now have either 10x13, 13x20 or 16x20 shade sails available to keep the afternoon sun at bay. (check individual sites for shade sail size available and in the "extra" section) Throughout the summer, the river offers a user-friendly experience as water levels recede. Embark on float trips, kayaking, excellent fishing, swimming, cave exploring, or visit the historic towns and the Antietam Battlefields nearby for a touch of civilization during your stay. We have two kayaks on site free of charge. We have some life vests, but if you have your own, bring those along. The river's main beach located between sites 7 and 8, is shaded/filtered sun all day long while our smaller beach at site 1 is sunny most of the day and affords some of the nicest river lounging via a rock ledge that spans 4wd or All Wheel Drive are recommended. If it's been relatively dry, single wheel cars are 100% fine. We have ways to mitigate most weather events. Please pre-order firewood via a message to me or via the "extra" section for your site so I can have it waiting for you. $40 buys you a long night's ++ burn worth of well seasoned hardwood. Cash venmo paypal zelle all accepted upon arrival. If ordering firewood using the "extra" feature, 1 load is $20.00 which is a 1/2 nights supply. Order 2 if you want a full night/morning supply. I will credit unused wood. Please, no fireworks are permitted at any time.

Summer Family Camp Club Membership

42 acres of amazing Potomac River front land await you and your family to enjoy all summer long. Membership lasts from June 1st -Sept 10th : For only $30.00 per week, each membership entitles the user + 4 family members to nearly unlimited access to the property's camping grounds/camp spots/picnic tables and river access from Monday 8AM-Friday(at noon). Guests are welcome to stay later than noon on Friday's but may need to move from camp sites to the general members area. We have a 30 car + limit during the week and weekends, so members should have lots of freedom to come and go as they wish. We currently have 13 fantastic camp sites and a plan on adding more shortly. Weekend use will be limited to a membership area to allow weekend "Hipcampers" a spot. Unfilled spots on weekends will be available to membership holders on a waiting list basis. Lifeguard on duty on Monday - Sunday 11-4:00 PM Enjoy the shaded beach with your kids or sit high up on the riverbank while they play on the rope swing and enjoy the peace and stillness of our property. Cookout, camp, fish, swim, snorkel (yes the river is super fun to snorkel when the low water is here to stay) and enjoy the outdoors like we were meant too. Open containers are permitted on property. Price is for the entire summer of access, not for one night.

Greg was an excellent host. He was communicative, there when you needed him, and was super cool about us doing out thing at the campsite. He was knowledgeable of the area and what to do to have fun. Great time, highly recommend.

The Hilltop
The Hilltop site was wonderful with beautiful views of the sunrise in the morning and the stars at night. The trees provided privacy from other campers and great birdsong throughout the day. The site itself is pretty bare bones so come prepared -- Greg is super helpful and will bring firewood and other necessities if you ask, though, so it's really not a big deal. Speaking of Greg, he was super kind and offered great recommendations on what to do during the visit. Be sure to ask him about the cave along the C&O Canal path -- we explored it and saw a sleepy little bat that was a highlight for the whole group! :)

This is the second time that my family and I have stayed at this site. We liked it so much that we brought friends this time! The location is incredible and Greg is an outstanding Camp host. He’s quickly responsive to all of our questions and needs. He absolutely goes above and beyond to make the stay special and especially to find ways to make it really fun for our kids. May daughter loves seeing the resident cats and Greg’s very chill dogs.I also appreciate how flexible he was when some of our plans changed. I will be back to this site many times.

Me and my partner loved tenting on this land. The trip was cut because I wasn’t properly prepared for the cold. The host was super helpful and amazing. We would definitely go back in the spring.

Greg was very friendly and made the whole experience awesome. He shared fun stories and helped us out when we needed a blowtorch for our stove, and even let us stay at a site that we didn't book which has an amazing view of the night sky. The place and bathrooms were clean, and the sites were stocked with firewood. One of the best aspects of the trip were his friendly huskies and cats which made it feel even more welcoming. The area is right by the C&O Canal Trail, and there’s a cool cave nearby that’s worth checking out. Overall, 11/10 camping spot with a great host and great vibes, highly recommend.

This was a great spot for our fall outing. The Hilltop is open with beautiful views. It was level so easy set up for our van. We enjoyed our walks along the C&O, was really beautiful this time of year. And the cave was fun to check out. Greg was great to work with. Great communication and checked in regularly to make sure we were all set. Really enjoyed our stay.

Nice quiet spot, close to C&O trail, Greg dropped off firewood for us. The driveway is kinda steep, low clearance cars be aware, but a lovely spot!

Greg was amazing! He was accommodating to us in everything we could ever ask for and more. Love the site and how open it all is. Perfect for a family or friend trip. Water was nearby for fishing (if you’re lucky haha) and an amazing trail that has alot to see. Cant recommend Greg and this camp site enough! Thanks again

My son and I loved camping out on Greg's land. Beautiful scenery right next to the Potomac, where we saw a bald eagle flying around looking for fish. Greg was very accommodating and made sure our stay was as comfortable as possible. Would definitely return for our next camping trip.

Such a beautiful place! It is even better that it is near the Ohio & canal river! You have so much privacy to yourself. Greg is such a great host! He brought us clean water, 2 s’more sticks, etc. I will come back in the summer!

Our family stayed at Hilltop Two this past weekend, and it was perfect once again. We also stayed here last year and really appreciated the new upgrade of the shade sails — such a nice touch. It’s an incredibly private campsite with beautiful views of the mountain and an unforgettable sunrise. Greg is an awesome host. We added firewood to our reservation and it was more than enough — all perfectly cut, dry, and ready to burn right away. Couldn’t have been easier. We absolutely love this campsite and will definitely be back again!

Greg is an amazing host and he was nice and generous, the camp site it nice and easy to access and we had an amazing sky gazing night. The river is actually pretty far and not so easily accessible from the campsites, which is not what we expected from the pictures. Also the different camps are pretty close together and there is not a lot of privacy. It’s a nice place, but with the lack of privacy and high price, we would not come back.

The directions were clear to get to the camp. The site was nice and provided easy access to the tow path and river. Added bonus was the cave a short 1.25 miles down the path which the kids enjoyed seeing. Host was very nice and accommodating, constantly checking to make sure everything was going well. My only room for improvement would be more privacy between camp sites but if you park your cars a certain way it allows for more privacy. Other than that we had a great stay!

This was our second time at Greg’s place and it was just as great as last year. The walk down to the cave is beautiful, the plots are spacious, and Greg is such an awesome host. He always goes out of his way to help out. We had car troubles upon leaving our stay and he was available to help try to jump our car. I appreciate him looking out for us. Wood is plentiful for the price and the new sun shades you can add on were a welcome addition. Didn’t need to pack a canopy this time!

Our first Hip Camp experience was great! The campground is alongside the C&O towpath which allows for beautiful but easy walks. The nearby cave was a super cool adventure spot, and easy access to the water was a pro for the fisherman in our group. The sites were well appointed with sun shades and picnic tables, and perfect alcoves for pitching tents. Greg came to check on us a couple of times a day and was always ready with some tips or recommendations. A great spot for October, but I’m already thinking about coming back in summer for swimming and fireflies.
