Overall, the experience was awesome despite we cut our vacation got cut to 2 days due to a small advisory weather condition. It's peaceful and very quite to enjoy from the city life and very secluded.

Field of Broken Dreams
For perspective, my group of campers are all experienced thru hikers and are comfortable camping in primitive conditions.
The night before our trip I contacted Derek. He stated that he would send us a video indicating where the campsite is. I messaged Derek three times en route to the site without response. We ended up ina neighboring farmer's property. The kind farmer said that at least once a week campers end up on his property lost. We waited another hour for Derek's directions.
Upon entering the drive to the site, there were abandoned trailers, tents, tire and cars strewn about the dirt road, but we were still hopeful of a pleasant time. After parking, we immediately noticed litter and full trash cans throughout the site. After exiting our cars we were greeted with a noxious odor and noticed excrement and used toilet paper on the ground. We contacted Derek and said that wind must have blown in the trash. When I reiterated the conditions he sated that the site was cleaned the night before. Obviously, this was not the case since the trash cans were full and human waste was prevalent. We decided to have lunch and make the drive home without staying for our trip. On subsequent messages Derek never once expressed empathy ofr our experience. We gave him the opportunity to make amends however he would like and he responded with condensending messages such as "this is how things are in nature". Again we are experienced THRU HIKERS. I cannot recommend spending $100+ to stay here.

We really enjoyed this camp! We did a lot of paddle boarding and fishing on the water. Wish we took more photos, but almost dropped our phones lol, so we hesitated. The waterfront campsite is right on the water and is pretty secluded, would recommend with a group of friends or solo camping. We liked that there were plenty of shadey areas to help keep our tent cool considering the July heat. It’s dog friendly and Derek (the host) was super responsive the whole time from booking to arriving. He took care of us for sure! Excited to see this place up and coming, looking forward to returning. Thank you!

Host was communicative and made sure that we made it to the spot without any trouble. We did get the upgrades for the camp toilet, trash pickup, and wood bundle which was very helpful, and much appreciated. The site felt very private and the drive to get back there was pretty cool as well. There can be a bit of bugs due to it being right off the water, but that is to be expected so no worries there. I would definitely book here again.

Peaceful. Water Quality?
Private “beach” is accessible by a 5 minute drive down a rough road with some overgrowth. Some strategically placed signs pointing the way would be helpful. Derek did send a video that showed the way which was somewhat helpful. Views from the campsite were beautiful. A constant breeze eliminated any bug problem. Trees were spaced nicely for hanging a hammock. It is a quiet spot but property backs up to another property in view, with fence line about 5 yds away and those neighbors were out riding ATVs nearby for a while. There was plenty of level ground but tent campers complained about the rocks. “Beach” area on 6/24/24 was maybe 20 sq ft scattered with rock/debris and sinking sand. This Middletown Branch of the Potomac River, may be questionable for swimming—water was murky with dried foam along the banks. No neighbors were on or in the lake as far as we could see which made me wonder if the locals had been advised that it was unsafe. Also, we saw no fish. Since the kids in our group were counting on swimming and kayaking, we did go ahead and spend most of the day in the water. At the time of my review, I am unaware of any ill effects and will update if needed.
We opted for the $10 toilet add-on which was a privacy tent with garbage bag lined toilet. A lined garbage can was anchored to a tree, Additional $25 for trash removal. Since no campers were scheduled for the following day, Derek was flexible on our check out time.
