Kulaniapia Falls is a 40-acre, off-grid farm and waterfall property on Hawaiʻi Island, home to the largest privately accessible waterfall in the state. Our land overlooks a 120-foot waterfall with swimming access (river safety conditions permitting), sits at about 1,000 feet elevation, and offers sweeping views of Hilo Bay, Maunakea, and the surrounding rainforest. This is a working farm and shared living environment. Guests stay in a small collection of rustic cabins, with access to communal spaces designed to support simple, off-grid living. While individual accommodations vary, all guests share a connection to the land, the waterfall, and the rhythms of farm life. At the heart of the property is our communal barn, which includes a shared kitchen, dining area, and lounge space with panoramic views. Nearby are shared bathrooms with flush toilets and outdoor hot-water showers. These facilities are used by guests and members of our on-site community. Kulaniapia is intentionally off the grid. Expect dirt roads, uneven paths, wildlife, farm animals, insects, frogs, and nighttime sounds of the rainforest. Electricity is limited in some areas, and this is not a hotel or resort experience. Guests who enjoy nature, simplicity, and a sense of place tend to thrive here. In addition to the waterfall swimming areas, guests may have the opportunity to join optional experiences such as farm tours, community potlucks, chef-hosted dinners, or guided adventures like waterfall rappelling, farm tours and cooking classes. Availability varies and some experiences require advance booking. Despite the feeling of remoteness, we are located just 15 minutes from Hilo town, making it easy to balance time on the land with access to stores, restaurants, and supplies. Kulaniapia Falls is best suited for travelers who are comfortable with shared spaces, respectful of a living farm environment, and excited to experience Hawaiʻi in a more grounded, authentic way.

Our Garden View Cabins are simply constructed cabins located in our orchard area, surrounded by fruit trees and garden plantings. These cabins offer a quieter, more spread-out setting than our ocean-view cabins, with more space between units and a stronger sense of being tucked into the landscape. Each cabin is approximately 200 square feet and includes a queen bed and a small covered porch, providing a comfortable, private sleeping space within a rustic, off-grid environment. The cabins are set farther apart from one another and are located about 100 feet from the communal barn. Amenities are accessed by a short outdoor walk. Shared bathrooms and outdoor hot-water showers, as well as a shared kitchen, dining area, and lounge, are located in the communal barn and are used by guests and members of our on-site community. Access to Kulaniapia Falls, swimming areas, and walking paths is on foot via marked trails throughout the property. While the cabins feel immersed in garden and farm life, the property is located about 15 minutes from town by car.

Our Ocean View Cabins are screened-in hardwood cabins set along the edge of our working farm, with open views across the land toward the ocean. The cabins are located near one another, creating a shared, community feel, with tea leaf plantings providing visual separation between spaces. Each cabin includes a queen bed and a wrap-around lanai, offering a mix of sheltered indoor space and open-air living. Amenities are accessed by short outdoor walks. Shared bathrooms and outdoor hot-water showers are located in our communal barn approximately 100–150 feet from the cabins. The barn also includes a shared kitchen, dining area, and lounge, all used by guests and members of our on-site community. Access to Kulaniapia Falls, swimming areas, and walking paths is on foot via marked trails throughout the property. While the setting feels rural and immersed in nature, the property is located about 15 minutes from town by car.
