Running Water Creek is a unique, fully off grid campground just 20 minutes to downtown Chattanooga. We have 80+ campsites spread out over 120 acres. Most of the roads are accessible in any small car, but some roads require 4x4 (they're marked with a sign). We have a bath house with toilets, showers, and sinks and even offer hot water! Our well and cabins are all solar-powered as we are not on the electric grid. Some info about the property: -we DO NOT have water or power hookups -we have gravel roads with a 5 MPH speed limit on the property (if you drive too fast the roads will seem rough) -we are right next to a highway and train tracks so there will be some noise (some days are better than others and we have no way of predicting how many trains will/will not go by) -none of our campsites have picnic tables (please plan accordingly) -most campsites have fire rings built, but if you choose a site without one you need to build your own

We have plenty of room to pitch your tents. It really depends on how far you would like to be from the bathhouse. We are 6 miles from Lake Lanier and the Chattahooce River, and a short drive to hiking/mountain biking trail heads. We have a wonderful bathhouse with restrooms, showers and laundry just a very short walk from our sites (maintained by the staff at the park). We're also pet-friendly and love our furry campers! Just add the pet fee for each pet in the extras section at check out or send us an email letting us know ahead of time and we will get that added. Our 501(c)(3) Non-Profit campsite has soft opening under way! This means we don't have many frills, but we are by far the closest RV site to central Atlanta, and the only one on MARTA public transit (right outside the gate). We are a rare gem in this city. One of the last areas that have been allowed to return to nature after being farmed until the 1960s. We are surrounded by 100s of acres of parkland, and yet are only 5 minutes drive from almost everything you will need. You will see the hand cut terraces put in by the farm workers and then the forest has spent the last 50 years taking it back. Still lots of old growth trees around though. The county just purchased/swapped 50 more acres to go with the hundreds more under it's watch. There is a 14 mile concrete trail that runs behind the property and all the way out along the south river. Quite the hike or bike if you fancy a good walk. There is a 18 hole golf course, sports fields, public pool and YMCA type community center all along the trail and walking distance from the campsite. We are a 501c3 non-profit church that is still in the early days of it's mission. Your donation to our site helps fund our mission and keeps the lights on. We are massively focussed on permaculture as the only sustainable way of life and rapidly moving towards being totally carbon neutral. You will be up close on our early days and see our Solar Roof Cabin (a total of 300 panels and 70kW output when completed). We make a lot of our infrastructure from windfallen and site development trees that are cut and shaped on our own electric sawmill. Much of the rest of the renovations are done using upcycled and donated materials. We are working towards: Total energy and water independence Total structural material independence Food independence via aquaponic farming Providing solar powered refrigerated space to local food distros Providing local kids (and adults) access to training on permaculture and living with minimal impact on the planet. There is a 14 mile concrete trail that runs behind the property and all the way out along the south river. Quite the hike or bike if you fancy a good walk. There is a 18 hole golf course, sports fields, public pool and YMCA type community center all along the trail and walking distance from the campsite. We are a 501c3 non-profit church that is still in the early days of it's mission. Your donation to our site helps fund our mission and keeps the lights on. We are massively focussed on permaculture as the only sustainable way of life and rapidly moving towards being totally carbon neutral. You will be up close on our early days and see our Solar Roof Cabin (a total of 300 panels and 70kW output when completed). We make a lot of our infrastructure from windfallen and site development trees that are cut and shaped on our own electric sawmill. Much of the rest of the renovations are done using upcycled and donated materials. We are working towards: Total energy and water independence Total structural material independence Food independence via aquaponic farming Providing solar powered refrigerated space to local food distros Providing local kids (and adults) access to training on permaculture and living with minimal impact on the planet. For site number 3 (the one my wife and I stayed at) it was an easy back in to get our 45 toy hauler into the site. Sites 1 and 2 may have presented a challenge for our size rig but they are very spacious. All of the sites that is. Entry and exit of the park was easy and straight forward. We loved the close proximity to family in the area especially for our Thanksgiving stay. There was one limb that was touching the back corner of our roof and with a simple call to William, the issue was resolved quickly with a quick cut from his pole saw. We definitely plan to return to Deer Valley RV in the future. Thank you William!

Fantastic little campground with extremely helpful hosts. Here’s what I liked about it. There was lighting, but not too much. Sites were roomy with a small fire pit, picnic tables, and a charcoal grill. The individual bathrooms were clean, warm and convenient. A hot shower was great to get after a long day on the road. It was quiet with a few outdoor country sounds, like owls, a dog in the distance and a rooster at sunup. I’d recommend this place to anyone.

We were easily able to park our campervan and trailer here!

We loved staying on Robby’s land. He was friendly, and met us at the gate to give us some directions and details about the campsite. The campsite had 6 spots, and most of the were concentrated on one side of the field, so you may be close to others if you choose on of those. We had no one around us, and aside from the occasional train passing by, it was very peaceful. We had great views of the night sky and saw a few shooting stars while we were out. Plenty of space, good access to a bathroom. We had to walk out a bit to get some firewood, but that wasn’t a difficult endeavor. We all had a great time and would stay here in the future.

We had amazing time tent camping here. We got to meet Steve and April as they brought wood to our campsite when we first arrived and they were very kind and answered all our questions. They told us all about the budding vineyard visible from the campsites and how it will soon support a winery that will be opening next year. We were lucky enough to be able to try a few of their wines and they were all delicious. We'll definitely be coming to visit the winery once it opens up! The camp sites were all well mentioned and felt safe and secluded. There was plenty of firewood available to purchase and the porta potty was clean and centrally located. My wife and I explored the property a bit with our dog and it was very nice. The sunset view of the marsh at the far edge of the property was absolutely gorgeous and it was really cool to be able to walk around the vineyard and check out that area of the campsite. We will definitely be coming back to camp here regularly!

The weather was 70s in the day and 40s at night and the bugs were only out for a couple hours in the morning and in the afternoon. Firewood was dry and well stocked, for 10$ a night. Great place, great hosts, will save the location for future getaways.

The Cove consists of 12 acres with a tributary stream and spring fed ponds less than a half mile from the Toccoa River. It was originally the water source for the surrounding properties prior to the city installing a water system. The river is controlled flow and usually at low water from dawn to about 2 pm, ideal for fishing or swimming/wading/boulder bopping. The River release schedule is available online at the website TVA.gov. The River has swift current when the dam is opened for release, usually daily. This property is conveniently located in Mineral Bluff, Georgia 30559, just 4 miles off the 4-lane highway (Highway 515/76) and just a short drive to Blue Ridge, Georgia; Blairsville, Georgia; Murphy, North Carolina, McCaysville, Georgia and Copper Hill, Tennessee. It is a paved road drive all the way to the entrance. It is located just a few miles from the center of downtown Blue Ridge with art galleries, many restaurants, brew pubs, shopping, the Blue Ridge Brewing Company, Mercier Orchard, the Blue Ridge Scenic Railroad, and more! Call us bias, but there’s nothing better than small town life. When the "blue roof cottage by the tracks" (yes, it used to have a unique blue roof) hit the market in early 2021, we knew it had to be ours! We purchased it & flipped it into a vacation home for guests of Folkston .. and The Conductor's Corner was born. Because we are also avid RV'ers, we thought what better way to finish off our corner than to add a few first-class RV sites to accommodate the camping community. We hope you enjoy your stay on our corner! In a small town in the south, where the Okefenokee Swamp runs deep and railfans thrive, the Conductor’s Corner stands out. The Conductor’s Corner features 3 premium RV sites directly on the rail lines of the Folkston Funnel. This railfan's dream neighbors the Folkston Railfan Train Platform. The spacious concrete pads are perfect for a night of watching trains under the stars. 20x50 concrete pads with 30/50 amp power, water, sewer, Wifi & picnic tables. A quick 3 minute walk from the Conductor’s Corner will lead to the heart of Main Street where visitors will find a plethora of hidden treasures: coffee shops, boutiques, local eateries, the Train Museum and so much more. Guests could spend a day exploring the habitats and waterways of the Okefenokee Swamp or take a short drive to neighboring communities such as Cumberland Island, Savannah, Golden Isles or Amelia Island or Jacksonville in Florida. All the comforts of home and the utmost southern hospitality are included in your stay on our corner. The Conductor's Corner also includes a vacation cottage available for rent (sleeps 6).
