Level site at the corner of the flea market that had a nice little cafe with affordable food. Clean bathroom and water available.

This is a great place for someone on a budget. Clean bathroom there is potable water on site as well as a dumpster for trash if you don't have an electric site he will even let you charge a battery / power tools in a near by outlet. The flemarket days are not problem. As for the train I only hear a loud one pass once or twice a day the commuter train isn't bad!

Great Host!
Great location to explore Cocoa and Cocoa Beach. David met us when we arrived and was friendly and very helpful. Many reviews expressed concerns for the train traffic. These site are adjacent to active rails. We thought it was kinda cool. David allowed us to stay a bit past check out time so we could view a SpaceX launch. Don’t miss out on this place because of the trains!

Trains, trains, and more trains.
The spot is about 1/5th the cost of other spots I was finding at the last minute.. so it was definitely a bargain.
At least five trains came past in the middle of the night (I consider myself a heavy sleeper, so there may have been more), just 20-30 feet away from your site. Then just 50-100 feet the other direction is a fairly busy road.
If you're traveling on a tight budget, this maybe a good option, but I think I would prefer to just pay $90 a night, for something a bit more quiet. (Prices in this area are crazy high)

Looked like a great place. Unfortunately I had to cancel due to huricane Milton. Received a prompt refund from David. Hope to visit next time I'm in the area
