I stayed here 5 years ago and it was magical. I was so excited to return but something has gone wrong here. No potable water, cabin is dirty, sheets have been there for a LONG time. There was trash everywhere with dates from early September so no one has been here to look at the place since then. Broken glass everywhere. No toilet of any kind, no shower of any kind. 0 lights of any kind. It is a dirty parking spot being sold as a cabin. I would avoid and go to some of the free BLM land or anything else because you won’t be getting any accommodations here. She was supposed to bring sheets and never showed up. The cabin was too gross to be in anyways but it really makes me sad to see what’s happened to this awesome place. If you want to pay $80 for parking go for it but don’t expect the cabin to be a space you can sleep in.

My Gateway Cabin
It was a beautiful spot, the cabin was nice.
However, I was disappointed and left kind of at a disadvantage, because according to the description, there was supposed to be potable water on-site! There was not, There was also supposed to be electricity! There was not, did not see the bathroom pit either. The description indicated there would be a trundle bed, which there was, with one mattress on the upper part, no secondary mattress. The host was supposed to meet us on-site and never showed up.
Luckily, we came prepared for some things. Had an air mattress to make up the difference. However, we shortered ourselves on water as we expected to have potable water on-site.
Aside from the misrepresentation, it was a beautiful sight. And we did enjoy our stay.

I really enjoyed tent camping on Jody’s property! It was very pretty and I highly reccommend, just fyi there is no service unless you drive to gateway.

Really chill spot right on the river. Pretty easy to find in daylight, but make sure you get directions if you're going to roll up after dark. (It's near mile marker 105, if that helps!) Had some issues finding the place, but once we did, it was awesome! The water is right there on property, coming from a clean spring.

We were completely unable to find the site. We arrived at night due to how far we are traveling each day, but as far as we can tell there are no signs. There is no cell service to contact Jody to ask for help and no motels in the closest tiny town. We slept in our cars on the side of the road that night. Jody has not responded to my messages on Hip Camp requesting refund. As far as I can tell, this would have been unusual for her last year when the last reviews were left. I have no idea if this Hip Camp is even functional anymore.
We had a very scary time driving on the off road car path trying to find it and had to turn around. Recommend making sure Jody responds via message before deciding to book this site. Arrive during daylight hours and call Jody to give better directions prior to losing all cell service.

It was difficult to find and it did not match the pictures. The description talked about horses? There was an empty run down corral. We camped along the river near town instead.

The property was really beautiful, but the host is terrible.
Jody was pretty much non-responsive and I had to reach out for any sort of instructions on how to find the spot. She told us to meet her at her house and I gave her a specific time we would arrive, we arrived at that exact time and knocked on her door and yelled her name and she wasn't there. There is no service so we had no way of reaching her, but even if we did, she doesn't answer any messages in a timely manner. So we were stuck to find the site ourselves. The only reason we found a spot to camp was because I looked on Google Maps satellite before driving out and made an educated guess.
We booked the "glamping site" with a camper on the site, spent a higher rate for said camper, and spent over an hour exploring the property and we could not find the camper. So we just set up camp where we could. Luckily we came prepared to tent camp. When I got home I was told that the camper does not exist anymore, that site should not be up on the HipCamp site, and that she was sorry for the huge misundertsanding.
After all that I submitted a refund request as we spent $500 for the camper site and a tent site was $150 (which is what we got) and Jody denied my refund request. Seems pretty unreasonable to me after everything we went through and seeing as this is all a mistake on her part.
Overall the weekend was nice, no thanks to the host Jody, but I would not recommend booking this property as the host seems like a fraud.

What a great spot. The campsite was big and right on the river with gorgeous views. You can see plenty of stars. Plenty of room for multiple rvs/tents. Almost no neighbors. Host was very sweet.

Beautiful private camp space with super friendly and helpful host. Stayed one night on our way through to Utah and wish we could've spent another. Cabin was cozy with camp cooking amenities. There was even a telescope for stargazing. We got a great view of the full moon. Great place to stay for couples or small groups.

Amazing views, lots of space to explore! We loved hiking around the property and Jody showed us to a great spot by the river where the road was far away. Beautiful location, we would definitely come back. (FYI We had our own water and toilet set up, and didn’t expect these amenities on site)

I loved staying at this little spot - it was close to the river which my dogs absolutely loved! The views were gorgeous and sitting by the campfire watching the cliffs change color was therapy! We stayed inside the little hut on the property but I think next time I will pitch a tent to enjoy the breeze as the hut got warm at night! The property was very easy to find and get to. Would love to go back one day to get sometime off the grid.

Unfortunately our stay was not what was described. #1 there was no host to meet us on site as stated. No calls, messages, or texts have been answered. We even let them know what time we would arrive. #2 there was no potable water, even though the listing says there is. #3 there was no camp toilet even though the listing said there would be. #4 the solar shower did not work and was not set up in anyway, just sitting in the dirt connected to nothing. #5 also no bins available. #6 the “cooking equipment present” was a rusted and dirty cast iron that appeared to have been left outside for god knows how long. Oh, and a cheese grater. That’s it. We ended up only staying one night and then getting a hotel as we packed expecting the things that the listing said would be there to actually be there (silly us). Reached out for a refund just to be declined by the host, however she couldn’t answer a single message the entire time we were reaching out. Even sent her pics of the site so she would see the condition it was in, just to be ignored. Took a first time camper. Wanted the cabin/water/toilet/shower to make his first time a little smoother. Would’ve been just as well off walking 300 feet away and just setting up our tent there. Sadly I do not recommend this place and the host doesn’t seem to care about the state of the sight. Also you are right beside the highway so every car can look right at you as you desperately try to find a tree to do your business behind.

First of all Jody went above and beyond in hospitality on her property! The property was peaceful and welcoming 🙏 and It was comfortable to be able to sit outside the city limits with a creek nearby. And at night no lights to ruin being able to see the beautiful stars at night. Absolutely worth staying here and she knows the great spots to go see the views at!

The host Jody was great. Made sure I had what it needed. Beautiful views, right on the river, solid walls for cold fall nights. She made sure I had a heater. Did a ton of fishing and exploring. Felt like you had the entire canyon to yourself. Loved it... so did my pup. Thanks!

I had the best time with my two pups camping on Jodi property! The views were stunning! She was very considerate when I arrived making sure I had everything I needed; the land had plenty of space to explore and hike! Fantastic sunsets! I love the location next to the river! I will for sure be back; highly recommend to anyone else looking for a great camping experience.

Jody is a fantastic host!!! We saw the Cabin campsite, and it’s great, but since we have Skoolie and didn’t need the cabin, Jody suggested we stay at the more secluded site up the road. And that was a fantastic suggestion!!!
No matter what, the views are stunning off 141. Gateway General Store has a bit of everything. We had clear Starlink access, and true peace and quiet. Awe inspiring views of the stars, gentle rumble of the river. We loved every minute.
Be ware, it’s Colorado. So it’s dusty and we saw evidence of mountain lion and coyote. But if you want the experience, you stay vigilant.
We will be back!!

My Gateway Cabin
Beautiful camping area! Jody was an amazing host and has the friendliest dog. The cabin was beautiful and even came with a tent set up next to it. Perfect getaway area with ample room for dogs to play and beautiful views.

We enjoyed the seclusion of our camp spot as it was set back from the highway and near the river so when it was time to cool off we could take a swim and relax and enjoy the peace and quiet. Very enjoyable for us and our dog.

Truly beautiful setting with gentle the lull of the river in the background. Aside from the ‘cabin’ there are not obvious campsites, but as the area is in a floodplain options abound. I have found consistent communication with the host challenging and it is important to note that there is no cell reception at the site so do plan to coordinate with the host in advance as the directions are not as obvious as they appear.

Beautiful place, especially the stars. Jodie was nice and funny even though she had some personal stuff going on, she was still so accommodating. Just be aware that it is very sandy in certain areas, so be ready to have sand everywhere. Also good for fishing! I caught a catfish and I never fish.

Beautiful views! We had an encounter with a bear, exciting but also little scary. Jody offered us a refund if we would have felt uncomfortable but we moved up the hill on the property instead. Secluded and simply beautiful. Would definitely return.

Nice piece of land along the river. We made a reservation for 5 nights, reduced it to 3 nights a day before we left. We were only refunded for one night, not two.

100% would come back anytime I’m back out this way. Jody was incredibly flexible and went above and beyond to make sure we had everything we needed for a great trip. Her and Dozer were a welcome addition to part of our stay and the swimming hole was definitely a plus to escape the heat. Already wish we had planned for a longer stay!

The land and space itself is beautiful. The river is so relaxing and wonderful to listen to at night as you sleep. The camp spot we stayed at had a huge tree that provided nice shade even during warm parts of the day. The host was excellent and went out of her way to show us where everything was at and made sure we had everything we needed. I would definitely recommend this site to anyone seeking peace and quiet:)

At the risk of spoiling my newest favorite campsite, I have to recommend Jody’s campsite to anyone who values privacy, solitude and a spectacular view. It’s basically like having the whole Grand Canyon to yourself. Only challenge is to make sure you have multiple shade strategies such as an awning but also maybe a shade umbrella for when the sun migrates to the other side of the canyon. It can be very toasty in July, when I went. Jody herself is very nice and thoughtful and offered extra firewood. Super nice lady. This is one campsite I plan to return to.
