Imagine waking up to the sight of elk or mule deer casually grazing nearby while red-tailed hawks cruise the skies. It’s super chill and ideal for anyone who loves wildlife. But that’s just the start—you're also a quick drive from Durango’s cool local scene and all the hiking, biking, and exploring the San Juan Mountains have to offer. Spend your days hitting the trails, rafting the river, or checking out Durango’s breweries and cafes, then come back to relax by your campfire under the stars. It’s the perfect mix of wild and town vibes!

Pitch your tent in a gorgeous meadow right near the Animas River! We have a flat grassy meadow and you can pick your spot. You can walk our path along the river, access the beach (depending on the height of the river) or just hang and watch the wildlife. There are no hookups, water, or toilets at this time, so guests will need to be self contained, take waste with them and leave no trace.

You can walk our path along the river, access the beach (depending on the height of the river) or just hang and watch the wildlife. Trails in every direction. 10 mins to downtown, 3 mins to hot springs. Add-ons: eMTBs, fishing kayaks, guided trips. Watch the Durango & Silverton train roll by. A serene basecamp for adventure and wildlife lovers. Wake up to the soothing sounds of the Animas River flowing just steps from your tent. Watch bald eagles soar overhead, mule deer pass through, and herons glide across the riverbend. This wildlife corridor offers seasonal sightings of elk, beavers, red-tailed hawks, and more — right from your camp chair. You'll stay in a well-appointed canvas tent with a queen bed, plus a separate lounge tent for relaxing or dining. The private bath house features two bathrooms with hot showers and flushing toilets. Enjoy meals in the outdoor kitchen (grill, fridge, sink included), dine al fresco under the cottonwoods, or inside your lounge tent for a cozy meal with a view. Both tents, kitchen, and bathrooms have outlets for charging devices. Spend your days adventuring — paddle, tube, or fish from your private beach access (size of beach is dependent on the level of the river). Hit the nearby hiking and mountain biking trails that crisscross the surrounding hillsides. Electric mountain bikes, fishing kayaks, tubes, and guided fly fishing experiences are available as add-ons. And don’t miss the magic of the Durango & Silverton train passing right along the edge of the property during the day. Conveniently located just 10 minutes from downtown Durango, 3 minutes to Durango Hot Springs, and 20 minutes to Purgatory Resort — this is your basecamp for serenity, exploration, and connection to the wild.

A real gem!

Scenic RV Spot near the river

This is a beautiful property and the hosts are very kind. We had great views of the river and mountains. There are 2 dogs and a cat that live on the property, they mostly keep to themselves and are all very friendly and add to the natural ambiance of the property. There is an amazing walking path along the river. The hosts were in the process of setting up some very nice glamping tents on wood platforms. Keep an eye out for those when they become available because those would make for a wonderful peaceful stay.

Megan's meadow was lovely and the firepit, stone seats and well stocked firewood was such a blessing! We had a fantastic couple of nights.
