We absolutely loved this campsite! It was beautiful and clean and had a ton of amenities. I appreciated how many different sleeping/camping accommodations it offered, from basic campsites, to yurts and cabins. The location was also very convenient to Lassen National Park which was a big plus for us!

Living Springs Vacation Rentals

We visited 9-11 May 2025. Living Springs is located a little off the highway and is just far enough you don’t hear road noise. Lots of trees and shade. It’s a little older but seemed in good repair. It was quiet this early in the season and we enjoyed the quiet. We had a full hookup and no issue with any of the hookups. Recommend arriving in the daylight as some of the parking can be tight. (We have an 29ft trailer). Its location is 20-30 minutes from the West gate of Lassen NP. As it was May, the Park road was still closed a few miles in.

Tent Site #7 Waterfront

The cabin was cozy and warm and made for a comfortable stay on a cold spring night. Our hosts were friendly and accommodating and I bet this place would be loads of fun with a big group in the summertime. Beware that Google Maps sent us to the next road down, but if you follow the signs the campground is easy to find.

Beautiful, beautiful space! The hosts are so responsive and welcoming without disturbing privacy. My only regret was not seeing the waterfall. I had my pups with me and the path appeared to be some sort of volcanic rock and with a national competition coming up I was too worried about paw pads to dare it. The stars at night were incredible and so quiet! We would for sure go back!

This was a great spot!! Cabin was perfect for our family and very comfortable! We loved being able to have a fire outside as well. The walk to the waterfall was awesome! Overall there is lots of space and a lots of fun to be had here!

Such a lovely spot for a get away! Staffs are very friendly and helpful, camp place has everything you can ask for, grill, WiFi, forest, spacey field, cooking tools, gas station and relatively near tourist spots in Lassen and Burney Fall! Definitely recommend :)

Nice location, great WiFi. Sites not as close together as koa for sure. They keep the campground very clean. The woods are really pretty, lots of butterflies and birds.

Our experience at this Hipcamp was influenced by the challenging weather— pounding rain for hours and then snow! But beyond that, the signage was poor and absent, the bathroom was cramped and dirty, and we never saw another human being. We had paid for 3 nights but were glad to leave after one night!

We loved our stay!

We loved our cabin stay (A) it was adorable, clean and had everything we needed - plus super close to the restroom. Self check-in was very easy and we had a wonderful stay. Can’t wait to visit again; we want to try the bell tent next time. 🏕️

Fantastic little creekside spot, had the whole area of the campground to ourselves down at the end of the road, #7 right by the beautiful creek— also the host is incredible and my lady commented that they have the best bathrooms of any campsite ever. So close to Lassen— enjoy your stay here it’s a treat.

Our stay at living springs was great! The sound of water was lovely to wake up to. We got lucky, no one was in the glamping site next to us so the site felt private. The lake isn’t great, don’t expect a lot there, but the stream is lovely. The bathrooms were clean, bring quarters to pay for hot water. All around we would definitely stay here again.

We loved stopping here for a night on the way to Lassen Volcanic National Park. It's super-close to the park, we had electricity to top off our trailer battery, we did laundry, took hot showers, etc. Our space was wide and easy to get into and out of. We were there in Fall and hardly saw anyone outside their camper, but it looks great for warm weather, with several areas for picnics and group or family fun.

We had a really nice spot (#9) looking into the forest. It was a great time of year for a couple of reasons. One, it was fall and the temps had cooled enough to make it pleasant. Two, it was off season and mid-week. I’m thinking that when school is out, this is a very popular place for families. Would we go back? Yes.

The hosts were very helpful and accommodating. The campground was eclectic with tents, giant RVs, permanent RVs, and cabins. There were lots of chairs and tables and grills strewn about for guest use. The shared facilities- bathrooms, laundry room, showers-were reasonably clean. We were there on Labor Day weekend and it was filled with unsupervised and noisy kids. Plus a lot of noise from work going on at the campground.

It was lovely! We stayed at a tent site by the creek, and it was quiet, serene, and beautiful! The facilities were clean, and the staff were all friendly and helpful. Tent site #7 is the farthest from the office and bathroom facilities, and it’s a the bottom of a hill, so keep that in-mind if someone in your party isn’t completely able-bodied. My only feedback to improve the experience is to add a few more solar-powered string lights at tent campsite #7 and along the dirt road to walk up to the bathrooms at night with ease. Thank you for the lovely stay!

I would recommend this property, but with a caveat. The entire property is well laid out, but large, requiring a trek to the bathrooms (no fun in the middle of the night). The tent site is large with shaded areas for 2 tents. The fire ring and picnic tables were away from the tents to minimize smoke drift. However, this site has no gravel, so everything got a thick dusting of fine red dirt, so those nightly treks to the restroom were either super dirty or required an extra foot washing before stepping inside the tent. This tent site is right next to a small pond and creek. The sound of the water was lovely at night, along with a serenade from a couple of frogs, and the sound of birds the morning was a wonderful way to wake up in the morning. The pond has signs posted not to get into it, but the creek was fast flowing, clear, and cold even in summer. I specifically looked for a campground with drinking water, flush toilets, and showers, but the WiFi and coin laundry were added bonuses. The bathrooms were kept clean (but be prepared for more of the red dust). The hot water for the showers was supposed to be coin operated but one of the machines was broken, so they kindly turned the hot water on for no fee. My one caveat is about their strict cancellation policy: my kid’s friend got dates mixed up with his parents and I needed to move our stay by 1 day (same number of nights). I notified them within 5 minutes of the initial booking, but there really was *no exception*.
