Frank was an incredible host! He set us up for success from the moment we booked until the end when we were leaving! Helped with directions, gave us detailed instructions and had an awesome set up at his site! Frank was so kind and welcoming we cannot thank him enough!

I loved Tent Camping on Franks land! He was a wonderful host, and he took care of us to make sure we had everything we needed. If you are looking for somewhere that is full of nature and a getaway from the busy life, this is the perfect spot and the best host.

We had a delightful time tent camping at Franken place. He's got a vision for the property that really shows through all of the accommodations. Extremely communicative and was eager to ensure our stay was as easy and fun as possible. He even brought us down coffee in the morning for the group. Our pups had a wonderful time running around as well.

The host was pleasant and easy to communicate with. However, the bathroom and shower situation was quite disappointing, especially if guests seek locations with proper facilities. This made the stay uncomfortable for a large group.

A taste of nature/wildlife
My wife and I thoroughly enjoyed our stay at Frank's property for many reasons, starting with the serene, peaceful atmosphere and the variety of wildlife, including turkeys, hawks, deer, blue jays, and even some friendly kitties. The spot by the pond was spectacular, and my wife remarked that this was the best place we've camped to date in terms of peace, quiet, and privacy. Frank is a great host who communicated with us to ensure we were settled in and to answer any questions about the facilities. Overall, experiencing this wonderful campsite nestled in the woods near the town of Julian was a cherished event for us, and we plan to return next summer.

I came with 9 of my friends and we had the absolutely best time. The site was clean, green, and had all the amenities we needed for a good time (picnic table, fire pit, toilet, water). We were not near any other campers and felt like we had the space to ourselves.
Communication was very clear from the beginning and we were taken care of during the entire trip (we were able to get more water when we ran out and when Google maps took us to the wrong place on our drive up Frank came to get us)
We took the 2 boats out into the middle of the pond and had a lovely swim— truly felt like out of a story book.
A major plus is that the town of Julian is super sweet and has the best pie.
I would absolutely recommend and hope to come back.

My wife and I loved camping on Frank's property. This is our second stay.
The view with his pond was beautiful. Super quiet. Frank is very helpful and friendly. This HipCamp is quickly becoming our favorite destination for a quick get a way. We look forward to coming back again soon.

Frank’s communication was accurate and timely - made it a super fun and easy trip. Property was large and beautiful. Bathroom was clean. It was quiet, lots of wildlife and gorgeous for looking up for a dark night sky filled with stars

We loved tent and car camping on Franks land! He has a beautiful property and is so kind. He brought us fresh coffee and tea this morning. The dogs had a blast and we got to see wild turkeys and lots of kitties.

I brought my small trailer to Frank”s property and things went perfectly getting it into the spot he has saved for m. I felt like I was on my own in the middle of nature, most of the time. It was amazing! Frank is incredibly helpful, kind and so hospitable! The sounds of nature without campground noise was just what I was looking for. My dog even got to jump in the adorable pond! Loved staying here and will definitely be back!

We would recommend Frank's spot if you're looking for some open space to see a lot of stars with no light pollution from the city! The space is quiet! We wanted to watch the Perseid meteor shower and boy(!!) did we!! We ate from apple trees and blackberry bushes on the property. We saw turkey, bats, and farm cars that our son wanted to take home. We took our pup and she loved the open space to play catch. The road between Frank's and Julian is very nice to see all the landscape and beautiful homesteads. Frank made coffee for us and had all the creamer, sugar, etc. Thank you, Frank for such hospitality!

Frank was super welcoming and his land is very peaceful and quiet. We loved looking at the stars and our setup was right by the small lake. We took a morning walk and saw some deer and turkeys and it was gorgeous!

Frank's property has a lot to offer & he's a fantastic host. He was very communicative about what we needed to know in advance (there are technically 2 gate entrances & google maps tries to direct you to an entrance that's more difficult to get to, especially in an RV like ours). We arrived after dark & he waited/greeted us at the gate to ensure we had an easy arrival and setup, and made himself available if/when we needed anything. Only regret is our family wished we had another night to stay!

Great attention from the hosts! They surprised us with coffee in the morning and iced tea. They also let us use their grill for cooking and the place is really comfortable and calm!

Nice spot surrounded by forest, trailer bathroom, great proximity to Julian, and Frank brought us a full thermos of coffee each morning! What more would you need, right?! Will return!

Our family enjoyed the weekend away and felt relaxed among nature/wildlife (saw a deer and a turkey). Frank was a great host and brought fresh brewed coffee each morning.

Such a nice spot! Frank is extremely friendly and very hospitable. We had a great campsite next to the pond with amazing views including wild turkeys walking around. I highly recommend this place and it’s a perfect spot for small or large groups that want to enjoy some piece and quiet in the mountains. I will definitely go camping here again in the future.
